Great 'agreement' Jerry! One thing we added to our inspection contingency is that the inspection period starts upon access being granted to the property by the seller. This has been great because we had the type of slow moving sellers that would take a week to get us access, which eats into the inspection period and can cause issues. Also vets the sellers who've been dishonest and about bad tenant, or wanna blame us for holding up the transaction.. well wait a minute Mr/Mrs seller it took you 10 days to get us into the property etc.

Can you share some top points that lead to getting in front of a judge with a lawsuit and the top three areas where you are likely to lose the case, for example, no earnest money... I realize it's not legal advice just looking for your experience. Thank you, and you are a flipping genius!

Also, if you sue them for nonperformance, what is the cost and time frame of that process? I assume if your fee is $10K and the legal fees are $20K, you might let that deal go? Amazing video! My only question would be on the Assignment of P&S Agreement. "Assignee Agrees to Pay a total of (full amount including your fee)"....As an example I have the contract with seller at 120k and assigning to cash buyer for 130k, I would put the 130k amount as it includes my 10k assignment fee? How does title company know to pay me the 10k if it does not specify I will be the one receiving the 10k difference or "fee"? Thanks Jerry, you are a flipping genius!!
Under the assignment agreement, is the Asignee including the price only of the assignment fee (Lets say it $5,000) OR the total price of the contract plus/including the assignment fee? Is there anywhere on the assignment contract we are writing the total purchase price and assignment fee for clarity?

Nice content are you normally using DocuSign, sending the contract via email to get it signed by seller and buyer? Also do you keep a physical copy on hand as well
when should we start the escrow exactly after signing to purchase and sale aggrement? do you have a detailed video on these technical steps? when we exactly open escrow how many days we have to assign the contract etc.
