Great 'agreement' Jerry! One thing we added to our inspection contingency is that the inspection period starts upon access being granted to the property by the seller. This has been great because we had the type of slow moving sellers that would take a week to get us access, which eats into the inspection period and can cause issues. Also vets the sellers who've been dishonest and about bad tenant, or wanna blame us for holding up the transaction.. well wait a minute Mr/Mrs seller it took you 10 days to get us into the property etc.

Amazing video! My only question would be on the Assignment of P&S Agreement. "Assignee Agrees to Pay a total of (full amount including your fee)"....As an example I have the contract with seller at 120k and assigning to cash buyer for 130k, I would put the 130k amount as it includes my 10k assignment fee? How does title company know to pay me the 10k if it does not specify I will be the one receiving the 10k difference or "fee"? Thanks Jerry, you are a flipping genius!!

Great video, Jerry, on your contracts. You bring up several important points that refer to whether they would view your contract as fair (in essence) if you were in front of the judge. Can you share some top points that lead to getting in front of a judge with a lawsuit and the top three areas where you are likely to lose the case, for example, no earnest money... I realize it's not legal advice just looking for your experience. Thank you, and you are a flipping genius!
For example - When a seller backs out of a contract and you sue for non performance.
That makes sense. Thank you. Can you share in your experience what percentage of deals and for what reasons sellers attempt to back out of a contract? Also, if you sue them for nonperformance, what is the cost and time frame of that process? I assume if your fee is $10K and the legal fees are $20K, you might let that deal go? As you can tell, I am new to the wholesale process and learning more thanks to your help. @@FlippingMastery

Under the assignment agreement, is the Asignee including the price only of the assignment fee (Lets say it $5,000) OR the total price of the contract plus/including the assignment fee? Is there anywhere on the assignment contract we are writing the total purchase price and assignment fee for clarity?

Do you think sellers will be less likely to sell to wholesalers with all the transparency in the agreements such as not having a real estate license & them knowing you're going to make a profit selling the contract? That's my main concern.

When it says , “assignee agrees to pay a total amount of _______ , do we have to put the wholesale fee of the price you asked for the cash buyer ?
How do you get the contract?
when should we start the escrow exactly after signing to purchase and sale aggrement? do you have a detailed video on these technical steps? when we exactly open escrow how many days we have to assign the contract etc.
I'm concerned that the seller knowing that I'm not licensed will make them not wanna work with me. I know they still get their money either way which is all they should care about, but how do I maintain credibility with them? other than reassurance, I guess. How different is this contract vs a real estate agent state approved one? Can you please give examples of additional terms I would add obvs based on the situation? Thanks in advance!
