    I enjoyed watching this video .. not all estate agents are out to screw you , i pride myself in being honest , transparent and helpful to my clients .. I give them information based on fact and experience, being talkative , Friendly and interested in a client builds a good trusting relationship, I don’t trust agents who are doff and can’t talk to you with important and informative information, you want referrals from them and you want recurring trade from past clients , if you assisted your clients throughout the whole deal , you will build up a good client base . A good agent will always be available to answer questions and stay in communication throughout any purchase or sale .

    Very good. Recently went through the process and everything that you said about agents is true - they aren't your friends and they will try to squeeze you for as much as they can. They know all the tactics so doing research is paramount. I wish I had known about the fnb app thing though, that's so helpful; thanks I'll use it next time.
    The OTP also got us, we didn't know that is was binding but luckily e liked the place which we filled out the form. And yes, there are so many other costs involved in buying a property, transfer fees etc are a killer and yes it has to be cash.

      Congratulations on buying your property Piwa! I’m sure you would agree that it’s such a relief when it’s finally concluded but yes it a a very stressful process. I’m glad the video helped. Pity about the FNB app thing you missed out On. saving 50% on your transfer fees is quite a bit of cash and also the R6100 in ebucks is also a great benefit and can go towards buying things for your home. On

      @@ecomden Such a relief but left a slightly bitter taste in the mouth concerning how agent handled himself. There was a bit of an issue when it came to handing over the keys to the new place because of something to do with waiting for he bond to go through. We found ourselves outside the new residence with all our furniture stacked outside the gate in the drizzling rain and the agent was no where to be seen; only to have him arrive later to discover that the previous owner was inside the place the whole time.
      So for those looking to buy they must also get the handing over of keys explained before hand otherwise risk not having shelter for a day or two - unless our agent just didn't handle himself well.

    Hello Sir . Thanks for the video. Please can you advise. If for example the property evaluation from the FNB app or the nedbank app gives me a specific value and the property on property24 or what the owner is asking for is more than this amount. Does this mean they are trying to rip me off? I know it's common sense but just asking.

    Agents only look after the interest of the seller....we hardly push up the asking price, to get a better commission....some sellers are greedy and wants premium dollar for their houses...So i don't agree with you sir....

      True, but anyone who works on a commission based incentive will unwittingly or knowingly try to get as much as possible. I took his video from a buyers perspective, and as a buyer its good to always remember that the agent is mostly working for the seller (as they pay the commission), that isnt to say that they'll try to cheat the buyer or anything, but they might not necessarily have your best interest.

    If you're going to have a deposit to the house, can you negotiate a lower interest rate with the bank on your bond?

      Having a deposit definetly gives you more leeway to negotiate but even without a deposit you can still negotiate. I have a video on my channel showing how to do it
