I have been listening to video which very informative but i have a question what happens if you have signed an offer letter then the loan application is declined by the bank?
What happens if example the property was advertised as a certain size and when you biught it that was not the size? Or like your geyser leaked or other structure/wall water leaks or drainage issues?
Each one of these circumstances would need an investigation into whether it is a case of misrepresentation, latent defect or patent defect. This will then allow for determination of the liable party. However, the agreement of sale may also address these items with "voetstoots" clauses etc. Best way to avoid any unexpected circumstances is to always carry out a thorough inspection of the property and understand the contract fully prior to signing.
For new developments with an existing Selling Price, are you allowed to negotiate a better price or put in an offer to purchase that’s lower than the original selling price?
@@mattmoore1511generally speaking developers will not discount or negotiate on selling prices. However, you could try negotiate favourable contracting terms such as payment terms, occupation date, occupational rental, extras, etc
