    I love all of the detail you go into! Just watched a few hours of your videos on the Parrish (North River) area. I've been keeping an eye on it for a couple of years. Very exciting! We're in the process of buying a home in NRR ... moving next fall. Do you know if there are plans to convert any of the unused railways into trails for bike, walk, jog? There are some very successful "rail trails" near where we live now. And, what about bike lanes along all of these newly planned roads?

      Hey @Jedaiah, thanks so much for watching! I'm right there with you. I got introduced back in ~2015 and have had my eye on it for a significant amount of time. Will be interesting to watch. I have my concerns about the strip between Publix and the NRR/elementary school entrance at the moment - would like to see a higher-quality development go in than what I'm seeing - but nonetheless, if a similar investment style that went into Lakewood Ranch is re-performed, I'll be very pleased at the end of it.
      At the moment, Moccasin Wallow is set for an expansion to 4-lanes with a median and a 7' bike lane on either side. Additionally, one side of the road will have a 6' sidewalk, while the other will have a 12' sidewalk. Construction will move from east to west from 301 toward the interstate in 3 phases. I imagine the first phase will really start moving after they (finally) complete the 301/Fort Hamer intersection which is long overdue. Additionally, a roundabout at 301 and Moccasin has been proposed.
      As far as recycling the unused railways, there is a significant amount of dust on the Manatee County Greenway System (www.observernews.net/2017/04/12/manatee-county-greenway-system/), and it's currently on hold due to some red tape in Palmetto over by the Feld Entertainment building area. There's a lot of wetlands in that region, and it's going to cost upwards of $4M just to deal with the land to code to then draw the trail. Someone with philanthropic desires is going to have to come in and deal with it. Right now all the focus is on the Legacy Trail in Sarasota/Venice, and I bet the pendulum swings once the success level of that is in data form.

    Any experience with David Weekley RiverField? Reputation as a builder? Quality product? And what do you think of the Neal Villas at Wild Leaf vs Villas at CrossWind Point by West Bay. I’ve driven around twice I think North River Ranch will be the heart of it all. Looking for difference between these two areas for a villa investment. I don’t like the utility lines by WildLeaf. Although the villas are not that close to them, they have opened.

      I prefer the Neal product to WestBay (some may disagree with me), but my beef with Neal is that they always go by the power lines. It's how he gets the development costs down. I'm particular about the lines, so it would be a dealbreaker for me.
      I have not received massive complaints about the David Weekley product. They have one of my favorite layouts, that this area needs more of.

      @@soldbyrise we went with David Weekly. We also did not like the Neal power lines section by wild leaf, and many of the lots over there did not have space for even a small pool. We only wanted single story home. Thanks

    What do you think the potential re-sale value will be of the Neal community homes and townhomes 5 years from now?

      Year over year growth data from Mar 1992 to Dec 2021 shows an average growth rate of 5.3%. So you can just take that formula and plug it. Obviously you can't account for peaks and valleys, but that'll get you close on average.

    Any development in palmetto to move into I see school is not rated apartments coming to the area that’s and the hotel is that part of palmetto . Are you seeing any future to palmetto developments?

      With time and trust built through the process, they have the potential to develop well. Money does solve the schooling issues at times, so once property taxes have been collected for a while, I anticipate some improvements - just not in the near future outside of elementary schools.

    Amazing video! Like a seminar… so much detail and exactly what I was looking to learn! Can you comment on capacity for the Parrish Community high school to handle these thousands of homes??

      Hey Rachel. Thanks for the compliments. I foresee it being a similar story to a road needing to be 6-lanes, but instead the government only agrees to 4-lane it.
      My bigger concern is with the zoning rules and regs mixed with land prices. Private schools are having a hard time moving into the area to take the burden off the public schools competitively, especially for high school-aged kids. I genuinely have no clue where kids will go after 8th grade at the moment other than the future Bradenton Christian School campus that has been announced.

    Very helpful and I’m going to go back and listen carefully when I have more time. We are moving to Parrish next month and need to understand the area. Is it even possible to purchase maps in print anymore? I’ve been looking online and can’t find one. Would really like to have one not just online tools. Thanks for a great video!

      Laura, great question. My wife and I backpacked Europe and SE Asia back in 2014 for a year, and we were frustrated even then that we couldn't find a paper map!

    Two hours from Disney :( boo. LOL. It is a beautiful area though. Lived in Valrico back in 2008. I realize Florida of 2024 has nothing to do with the Florida I knew, but that is what Florida chose. Build build build.

      Great question Heine. I believe the Reserve at Twin Rivers is officially sold out. If not, they will be as of the next couple of weeks.

      There were a few lots remaining this past June when my wife and I visited. Twin Rivers itself has a new small section of lots that will be available soon as well as a few in their earlier phases that are up for resale. Nice looking communities if you want a little more space and fewer amenities.

    Great video--thanks for sharing. Personally, I never liked Neal homes. We're talking about poor construction material and a lack of customer service. From reading several reviews, there are a lot of folks that feel the same. Separately, it's not surprising Neal would try to bully there way into taking over Parrish. Straight out greed and a disregard for the folks that have lived there for decades.

      Yeah, Pat definitely has a vision in mind and not much getting in the way. I’ve learned how he has his hands in the pot even more since recording this. It’s mind-blowing. The new hospital has a lot to do with it as well.
