    Thank you for this video! I recently pulled my huge mirror down from my bathroom in a manufactured home by myself and it was heavier than I thought. I’m 5’4”and it was a bit taller than me. After I got it down and it sat in my hallway against the wall for months, being a big eyesore and not knowing what to do with it, I decided the other day that I was going to use that silver tape and try to tape it and bust it I struggled to get it outside under my carport and laid on a tarp, I couldn’t find my hammer so I was trying to use a claw hammer to bust it and I could not get it to bust lol. I’m gonna try to find my hammer tomorrow and give it another shot. I feel braver now thank you for this video!

      Hi Dirk - I'm not going to be the best person to address Terra Ceia for a video. You're right, however, it is a hidden gem in the area. If you're considering it and it works for your commute/desired location, it'd be a strong location to settle and sit.

    Any development in palmetto to move into I see school is not rated apartments coming to the area that’s and the hotel is that part of palmetto . Are you seeing any future to palmetto developments?

      With time and trust built through the process, they have the potential to develop well. Money does solve the schooling issues at times, so once property taxes have been collected for a while, I anticipate some improvements - just not in the near future outside of elementary schools.

    You didn't really talk about Tropic Isles park. I drove through it a few years ago and I kind of liked it. On the water, seems like a friendly atmosphere but I was only there a short time. A lot of the homes come with a lot share so monthly fees are relatively low. Any insight on Tropic Isles?

      Tropic Isles is generally a manufactured home community, and this is outside of my expertise. My best advise is to always drive around the neighborhood and talk to neighbors about their experiences before purchasing.

    Correct it is not Lakewood Ranch so if you want to live in Lakewood ranch plan on spending 200k-300k more for your home

    We are looking in the area, we did not like NRR. I personally don’t like their signage, it’s not very classy looking to me. The multi colors look like a daycare business sign to me. To me, it looks like a nice middle class neighborhood but it does not look like an upper middle class community.

      Omg, I feel the same way. I am trying to figure out where to live in the Tampa Bay Area and I can tell the signage is going to looked dated quickly. I am also not 100% sure if really be the next Lakewood ranch either based on the type of homes going up. But, I have never been, so I could be wrong.

      I'm with you both. Honestly, I'm dissatisfied with the entirety of the Moccasin Wallow developments' focuses. There's a "middle upper class" target market that has been completely left out of consideration, probably, maayyyyyybbbbeeeee except by West Bay. Biscayne homes will be building in Seaire, and I have high hopes they'll bring a great product. However, they have a small carve out of lots in the master plan.

    Any experience with David Weekley RiverField? Reputation as a builder? Quality product? And what do you think of the Neal Villas at Wild Leaf vs Villas at CrossWind Point by West Bay. I’ve driven around twice I think North River Ranch will be the heart of it all. Looking for difference between these two areas for a villa investment. I don’t like the utility lines by WildLeaf. Although the villas are not that close to them, they have opened.

      I prefer the Neal product to WestBay (some may disagree with me), but my beef with Neal is that they always go by the power lines. It's how he gets the development costs down. I'm particular about the lines, so it would be a dealbreaker for me. I have not received massive complaints about the David Weekley product. They have one of my favorite layouts, that this area needs more of.

      @@soldbyrise we went with David Weekly. We also did not like the Neal power lines section by wild leaf, and many of the lots over there did not have space for even a small pool. We only wanted single story home. Thanks

    Quite a informative show, thanks for sharing! I have been looking at Palmetto, Heron Bay, Silver Stone North & Pravela for 2 weeks due to easy commute to St. Pete. Heron is average, Silver's models are dull, & Pravela surrounding seems scatchy. Maybe I will look east to Parrish.

      Glad it was helpful! Definitely look at Parrish. Keep in mind the further east you go, the harder it will be to get to 75/275 in the morning so you can make your commute. The extra ~15 minutes has to be worth the cost for you.

    Thanks mate. I was so sick of that Ken Burns Effect. I have made videos on the fly sometimes, and every second counts .... say before a flight... only to check the video after completion and see the Ken Burns effect was on, and I have to do the whole thing again. My thoughts are... if I want it, I'll ask for it. Dont force it onto me. I finally had enough, googled "how to disable Ken Burns Effect" and your video came up. Thanks again. It's no longer called "preferences" it's "settings" so for anyone watching that likes to follow exactly the correct procedure for fear of stuffing anything up: iMovie >> Setting >> adjust away... Thanks again.

    I’m actually planning a trip from the Tulsa adjacent area to Maine and maybe hitting up Canada for fun. Gonna need to save a lot if I wanna detour to Canada but it’s about $700 so maybe saving $1000 will give me a good cushion, more if I do decide to detour to Canada.

      Great question. There is one community in the Cortez area of the beaches called Hunters Point that touts being a net zero community. It comes with a fair price tag as you'd imagine. As far as upcoming communities...no. Nerd response: If you look at most functions, the ROI isn't quite there (particularly for commercially-sold materials), but you'll see the x and y axes for a lot of "green" materials in regard to their cost/efficiency cross around 2027 (given the push to mine the materials to create lithium battery purposes doesn't get halted by human rights activists and/or war with China). There have been a significant amount of developer-minded folks who have moved to the area and want to do business. Right now, the issue is finding land that will allow for breakeven with cheaper, traditional materials. Until efficiency and balance of land cost returns (along with stronger established networks), the forward-thinking / dreamer general contractor just can't hit the numbers they need to without taking a loss. As a result, highly green-focused/sustainable communities are limited to the wealthy (similar to electric vehicles) unless building codes were highly deregulated allowing for building styles such as what companies like earthship are designing. I'd love to see prototype communities created. I think they'd perform well.

    I love all of the detail you go into! Just watched a few hours of your videos on the Parrish (North River) area. I've been keeping an eye on it for a couple of years. Very exciting! We're in the process of buying a home in NRR ... moving next fall. Do you know if there are plans to convert any of the unused railways into trails for bike, walk, jog? There are some very successful "rail trails" near where we live now. And, what about bike lanes along all of these newly planned roads?

      Hey @Jedaiah, thanks so much for watching! I'm right there with you. I got introduced back in ~2015 and have had my eye on it for a significant amount of time. Will be interesting to watch. I have my concerns about the strip between Publix and the NRR/elementary school entrance at the moment - would like to see a higher-quality development go in than what I'm seeing - but nonetheless, if a similar investment style that went into Lakewood Ranch is re-performed, I'll be very pleased at the end of it. At the moment, Moccasin Wallow is set for an expansion to 4-lanes with a median and a 7' bike lane on either side. Additionally, one side of the road will have a 6' sidewalk, while the other will have a 12' sidewalk. Construction will move from east to west from 301 toward the interstate in 3 phases. I imagine the first phase will really start moving after they (finally) complete the 301/Fort Hamer intersection which is long overdue. Additionally, a roundabout at 301 and Moccasin has been proposed. As far as recycling the unused railways, there is a significant amount of dust on the Manatee County Greenway System (www.observernews.net/2017/04/12/manatee-county-greenway-system/), and it's currently on hold due to some red tape in Palmetto over by the Feld Entertainment building area. There's a lot of wetlands in that region, and it's going to cost upwards of $4M just to deal with the land to code to then draw the trail. Someone with philanthropic desires is going to have to come in and deal with it. Right now all the focus is on the Legacy Trail in Sarasota/Venice, and I bet the pendulum swings once the success level of that is in data form.

      Glad it was helpful! I trained at a local hotel here in Sarasota, FL and it was important to figure out which shifts were the good ones. The hard thing was the ebbs and flows. I worked at restaurants later on, and it was a lot easier. Some people eat at 5 and some eat at 7, so it's not like this huge checkout at 11 scenario where people are complaining their car hasn't been pulled up yet.

    We are moving into a community where we are right across the street from the pool. Maybe 20 feet away. I think we kind of lucked out.

      If you're good with that, it can be a major plus! My wife and I opted for the same thing. We pay $x per month to have a beautiful pool, so we use it.
