47 years ago I rented a house from an older couple. The house was a mess. Over the course of 7 years I totally refurbished the entire house. I redid the hardwood floors, patched and painted the walls and turned the yards into a haven. I was transferred out of state and Mr. And Mrs. Stone ( the owners) actually cried. During those 7 years they never increased my rent one time. We kept in touch as my job took me around the world and I was proud to be their friend. Mrs. Stone passed shortly after their only son died from a seizure. When Mr. Stone passed i was stunned to find out they had left me the home I rented from them so long ago. I live here still.
I'm 23 living with two 21 y/os also. We are renting a unit and we keep the house very clean and maintain it. We have been very lucky to be given the opportunity to rent the house and only want to be good representations of responsible young adults.
I would not only give them their deposit back I would give them a letter of recomendation for landlords in the future. Sure you have to paint a little trim and reseed the grass but the trim should be painted atleast every 3rd renter anyway and there's no way 1 dog killed all that grass, it more than likely needed to be reseeded anyway. These kids did a damn good job taking care of the place and cleaning it when they moved out. and just an FYI.... the hanging lights in the living room like they used to have it in the 60's and 70's are getting REALLY popular again so your next renter will probally like that it's already there, i'd leave it.

What a beautiful home, I bought my 1941 cape almost 2 years ago and I love every inch of it, quirks and all. Refrigerators are made so cheap inside. What a great group of you people you rented to, and nice to see a landlord who isn't out to pinch everyone they can fir minor things. Hope your next renters are just as good.
There are so few who will allow pets. Many landlords would take out even for those scratches. You are old school landlords with a great outlook. Wished their were more of you.
My son and his two friends rented a house at university. Move in day it was awful. Hadn’t been cleaned. I rented a carpet cleaner and did the whole house. Scrubbed the kitchen and bathroom. Cleaned walls. Spent two days there. When they moved out I did the same. Luckily my son took photos of when they moved in and when they moved out. The landlord kept their deposits! 😮 My son appealed and won. He provided all the evidence he had. You sir are a wonderful landlord! They definitely deserve their deposits back. Thank you for being fair and kind over the bits of damage they left.😊

For 3 young adults that lived there for 2 yrs and were mindful of you and your wife's property, they 100% deserve their deposit back. My grandma is a landlord and she rented one of her properties to a family of 4, Adults in their late 40's a 15yr old and 9yr old, with 3 cats. It was a beautiful home before they moved in, the original finished hardwood floors were so damaged to the point of sanding them down wasn't an option. None of the cabinets in the kitchen had doors on them anymore along with all of the closets. My grandma ended up finding a burn pile in the backyard with the hinges/handles at the bottom of it. She still never got an answer as to why.. They had a yr lease and this is how my grandma found out what was done to her property at the walk through. After that experience she stopped renting her properties and sold them all.
This is a phenomenal price for what it is. I can't even find a studio available for that price in little ol delaware. You are probably great to rent from too!

Having taken care of my father’s rental property for years , I would have been ecstatic to see one in this shape after they moved! I usually had to remove garbage, clean and repaint after them, and most were quite a bit older than their twenties.
Love it! I was expecting a horror show. Instead i smiled all the way through. When i was young 3 of us rented together. We also left it spotless. Between us 3 cats with zero damage. We have pride as do these renters. TY for showing not all renters are scum.
Once my parents moved house as their landlord wanted the house back. When my mother called over to give them their last bit of rent the landlord tried to get out of giving the deposit back. Beacusebthe box bedroom was smaller than they remembered. Yup cause my parents totally did take some of the bedroom with them to the next house
As a resident manager and a property manager for over 20 yrs, only 15% of renters leave the place almost move-in ready for the next tenant!!! There is ALWAYS touch-up painting and some fixing needed. You two sound like good landlords who deserve good tenants. God bless you.

It's a nice craftsman bungalow. I'd like to see more period correct finishes on the walls and trim as a personal preference but it's in great condition and just the right size for a small family.
@@epicnamepwns1242 unfortunately most of the trim is painted over when we get these and the bathrooms are usually updated. It doesn't make sense to restore those things for a rental market
I work for a 120 unit apartment building. Whenever a refrigerator dies I salvage parts like the door bars and butter compartment hatch, etc. before disposal. Immediate and "free" replacement parts available when one breaks.
Unless there is a hidden surprise not seen in the video, the place looks good. I would consider the fridge and minor scratching as wear items myself. With all the shade in the back, I’m not surprised that grass isn’t growing. I’ve lived some places that no matter the efforts, grass just wouldn’t survive in some areas. I would refund the full deposit myself.

House tenants definitely should receive their deposit back (especially after 2 years of regular wear & tear). But I’d suggest, since you mention the back yard lawn being nonexistent, simply paving over that back yard. Even if just gravel. For DIY patio block an area for a sitting/dining area. Then gravel the rest. Level the yard off before covering. May want to install and bury chicken wire or chain link along fence bottom to prevent future digging. Also a handy trick and cosmetically appealing is to install a couple of raised bed gardens (flowers or vegetables, but leave empty for tenants to choose). Maintenance free is the solution to yards that lack perfect sunlight and eliminates need for watering.
You guys are lucky, lucky, lucky. After renting a place twice, and having it torn up both times, we admitted defeat and sold. If we hadn't had to put so much money into it the first time to repair damages, and then walked back into the same nightmare the second time, it would have been different, but I told my husband, this is it, I can't do this again. Luckily, we were able to sell for over twice what we paid after owning 20 years. Wishing you luck on your continued renting.
Alternate scenario: 3 mothers of 3 under-twenty-fives showed up and helped them move and clean. This house is an awesome house. It would rent for $4000 in Vancouver

$1200 a month is what I pay for an older small apartment! Not sure what state this is in but this house would rent for at least double that amount here. I think it is great you helped those young people out. I’m glad they did not let your trust down. I love older homes and I hope you are able to find excellent renters again!
