After 31 years in the business it's always good to get refreshed with one of your video's. The only thing I saw missing from your list of items was, creating an opportunity to meet face to face, coffee, lunch, at their kitchen table. I believe people still love the touchy, feely part of meeting face to face and really appreciate when it's done.

Great Video Tom...I'm looking to start this summer as a new agent. I have been putting together my database and find there are a lot of gaps of information. I looked at Intellius are there other mediums to help fill in your database either with address, phone, email, social Media without the background checks. Love your enthusiasm and wealth of knowledge
The concept of using all of these tools is sometimes hard to do. I like how you take the concept and make it easier and even recommend tools Highly love your content !
I know this video is old but I wanted to know if I want 10% return on my database how much do you suggest I should spend on Facebook targeted advertising to my database. Is there an algorithm you use or see that works?
Feedback...Great information. You speak very quickly so I end up watching segments a few times to get it down. You also stand right in front of the board where you've written all the specifics. I end up trying to find the one of two frames where you're shifting weight to see the things clearly. Great stuff. Just small suggestions.

I have resisted for years, but I'm seriously thinking of becoming remember of your coaching you know your Cochise if I should say of you know being coached by the time sehri team. The reason is the more I listen to what you guys are saying on these broadcast the more I'm thinking that the old label the old viewer everybody used to say now that I'm very is old fashioned in this that and the other on the cutting edge you're with it and you know I guess you know it's time for it's time for us to really take another look at what you guys have to offer and more people need to come aboard you know I know if there are people out there that are just doing phenomenally well using your system and gee whiz I think I'm missing out but I have to be sure I really want to see in this real estate business because boy it's been a few years.
Biggest take away 1)Texting response rate 95% within 5 mins 2) Load up your TH-cam channel with lots of short videos 3) Get all your COI on your FB/IG acct 4) Make a monthly marketing plan 5) FB “look a like” groups
drop the background noise and chatter, spend 40-90$ on a green screen background. then pay a kid to post your notes to the right of your hand motions, super annoying to not be able to read your notes as a visual learner. talking w your hands is cool. FYI
Great info. Older people seem to have trouble "Accepting" the POWER Instagram, Facebook, Twitter etc.. I work with older more mature Realtors and Brokers in my area and all say the same thing. It makes them feel Childish or if they use that tech they will lose some type of Respect from SERIOUS People. Im lucky enough to be from both eras, when we did not have cell phones, to using mine daily for Docs, PDFs, Emails, IG, Twitter. I believe the "Message" that MUST be put into the older crowd is that "ITS JUST ANOTHER FORM OF COMMUNICATION" Thats it. Just cause your kid uploads a Video of him farting to get Luaghs DOES NOT mean you have to use it that way lol.
