However, considering that even after a long time I will get my money back, that in that period I cannot get the land as cheap as I can get it now, that the asset will still be standing after I break even, that I don't have to lose sleep because of a risky investment, I would still chose rentals. Your subject matter is good but your forgetting that there two kind of people not both May know how to do business therefore choosing rental properties makes him or her comfortable eg government civil servants they have worked there life working in offices and such kind of person may not know any kind of business than to investment in rental properties
Building a rental house is like getting a government civil servant job. You will not become that rich,but atleast you will have security. Atleast you know you will have some cash somewhere and an inheritance to leave to your kids to help them. Rentals is for long time survival as we await to die.

But i can actually use debt to finance the rentals project. Then as long as my rental income - expenses(including loan payments) is positive, its really doesn't matter. That's the power of a positive cashflow

He still needs more than 6M to finish the project and has been doing loan repayments for the last 5years. Earth is tough.
