1. Actually get your real estate license. Go online and there are a TON of schools out there you can go to. Overall, it doesn’t matter too much what class you take online - they’re all pretty much the same, so I’d go with the most cost effective option because you may as well just save the money. If you want to take the classes in person, you can but it’ll generally take a little longer and it’ll cost you a little more money, so personally I’d rather just get it out of the way as quick as possible, for as little as possible, and just take it online.
2. As you’re getting your license, or after you get your license, begin networking. Just go to open houses in the area you want to work in and meet other agents. This part is just about meeting other agents and getting to know the markets you want to work in - you’ll need to do this at some point, anyway, so you may as well just start now.
3. When you’re at the house, introduce yourself to the agent and begin networking. As long as they’re not busy or right in the middle of something, most would be happy to talk with you. Just be honest, say you’re getting in real estate and want to learn the business. Ask how they enjoy it, what they think of it, how long they’ve been doing it for, what they think of that area - just be open to learning from them and hearing their opinions.
4. So by this point, I’m going to assume you’ve been doing the third step for a 2-3 months now, you’ve probably seen 50-70 homes, you’ve probably met at least three or four dozen Realtors by now. And this is the part where everyone asks me…”how do I get started, what’s the best way?” Once you get your license, the BEST way to begin in real estate is to work as an assistant or intern to another agent to learn the business.
Chances are you’re not going to do much business in your first 6-12 months anyway, so use this time as an opportunity to learn as much as possible. This does a few things: You’re able to learn firsthand from an agent who’s busy enough to need an assistant. And you’re able to get PAID to learn, which means you’d be figuring this stuff out on your own, anyway, so you may as well get paid to learn from someone who’s doing it day to day. So how do you find someone like this? Well, you’ve networked with dozens of real estate agents while you were getting your license - reach out to them! Offer to help. If there are particular people you really liked, call them up and offer to take them out for lunch or coffee. This is how I ended up meeting my first mentor, it was from a random open house I went to and we hit it off.
You could also walk into the real estate brokerages you’d like to work for, in the area you want to work in, and speak with the person at the front desk to find out if anyone is in need of an assistant. You can also check online for job postings, I promise there are usually a few going at any single time from agents looking for assistants.
5. I’d recommend doing #4 for 6-12 months. Literally this is the best chance to learn and get PAID to learn, or get entirely free training from someone day to day firsthand. But this isn’t the end goal - obviously the end goal is to get comfortable enough to eventually go off your own, and I’d imagine after a year you should be fairly comfortable with the process to feel comfortable enough to forge your own path and begin growing your own business. This is where you ideally want to be…and after a year, you should be in the position where you know exactly what to do and how you can begin growing your business without the training wheels of someone else.

I just found this video after a year of real estate as it’s crazy that he is so right. First thing I did was go to open houses in the wealthier parts of Melbourne and ended up finding a guy who was looking for an assistant and the bonus was that he sold houses in the 3 million+ range which was a niche I was always excited to working towards and I learned so much from working with him and after about 8 months he ended up letting me really be involved in helping him sell a home alongside him as a test of knowledge and skill and I guess I passed the test because he invited me to join his team of agents and I’ve already sold 3 house at 4 million+ in just 4 months which might not be the greatest amount but I’m happy considering I’ve only truely been in the game for 6 months
Hows it going so far man? Im very young and think college just isnt for me and want to get into real estate.
Wow that is amazing! I hope I will have the same luck because I am looking to get into the luxury market
That’s a lot bro u crushing it!
@@SuccessUpriseha. You got fucked
Crazy how you haven’t changed since you had 3k, I respect that 👍
Thanks so much man! Except now I've got a cooler studio and better camera equipment :)
Kudos for the Video! Excuse me for the intrusion, I would love your opinion. Have you considered - Siyamilla Financial Bigshot (do a google search)? It is a great one off product for getting financial success without the normal expense. Ive heard some extraordinary things about it and my coo-worker after many years got cool results with it.
Real is real!
My realtor said the real estate agent is "dead." Oh wait, no, he meant the old-school agent is dead. Do what Graham says and survive. PS he also put a lot of effort into the course he made, which I would buy if I were newer.
Haha thanks so much man! And SUBSCRIBE TO MEETKEVIN 😉
What up Kev!
my two favorite dudes who arent scamming dudes for once!
What's your guys' opinion on Zillow buying and selling without realtors, moving forward?
Always amazing and real Real Estate advice from both Kevin and Graham !
I told my parents I wanted to work in real estate and business and I've never seen such a look of disappointment back at me like the way they did to me. My only focus right now is to prove them wrong. I'll do it at my 20's or 30's. I'm 14 atm. I heard my parents saying they think I won't have a bright future...
Haha most people will give you that look with just about anything you say besides doctor, lawyer, or banker. I know Realtors making MILLIONS per year. I also know Realtors who make NOTHING. It all comes down to work ethic and dedication. But the type of person who will do well as a Realtor, will tend to have the drive and ambition to do well in other areas, too.
Any updates?
How’s it going ? Hopefully you moved out of that environment
Omg ur 19 now. I'm 14 and had the same experience
You're 20 now
I'm 13 and started working as an intern during the summer in homevest. I work with my dad and make about 5 dollars a day. This isn't much I will soon apply for other jobs when I turn 14. Can't wait to get my real estate license!

Im in Denver so a very competitive and hot market!
Props to you man, i’m 18 and inspired now 💪🏼

Perfect timing Graham.
I’m getting my real estate license when I turn 18 in January, so thank god I found this video very early. Now I will start implementing everything you mentioned in this video.
Have you sold a house yet?

I just wanted to say thanks. I’m on step four of this program while in school. You pushed me to actually act on getting my real estate license. Now I got cash in my pocket and i love doing. Love the channel!!!!! Start streaming fortnite ;)
Thanks so much man! Step 4 of the course is where it starts getting realllllllyy good. That's really where the value is, the first 3 sections are pretty basic but as it progresses it really gets in depth. Hahaha Fornite is everywhere now!
Hey dude! How is it going now? :)
@@mahid9594 living the dream dude. Crazy that this was three years ago. I have a full on real estate career. You can do it

:57 in and I’m already pausing to say I’m hyped this is my first videos that you yourself are saying is the core out of all of your investments🙏🏽
It's also good to research the properties around you and ask buyers what they are looking for. Look to improve your social skills and learn to communicate effectively.
I totally agree with that one, people skills and customer service skills are VITAL. The more you know about your inventory, the more educated you are, the more you can help your client, the more confident you become, and the better you're perceived.
It's crazy how much you haven't changed in almost 3 years! Much respect Graham, hope all the best on your new start in Nevada.
I used this strategy to land myself an intern/ mentorship at the office of the best real estate team in my city.
Nice!!
I am a 5 years realtor and still learning and studying a lot.
Thanks for great content!
How are things going for you?
@@emiliocazarez4473 In the beginning there were ups and downs, but I was lucky to sell with 15 days of internship in a realty that had a massive leads generation, and then it took me another 60 days for the second sale. Then it got better naturally from the first year. Now I have consistent sales, in the fourth year I opened my own real estate agency and we are expanding to open branches in other cities.
i found this video after years of working as a real estate agent, and it was exactly what i needed thank you 💚
Im a long time follower of this guy. I learned a lot about real estate. I still remember his 1st videos wearing his round shades. 😀

Some of the best content on the tube
I just started working with a real estate agency today.
First time stumbling upon your channel, gotta say I like the vibe you give off, not haughty or synthetic.
This came up in my "suggested feed" on YT. Good content.
You speak very fast, it’s difficult for me as my English is not my first language. I love your information. Thank you 😊
I am currently in a online course to become an agent, do you feel like I should start networking and get to know my geographic area right now? Also great video, I've seen almost all of your videos and you are such a great guy and an inspiration. Keep it up, you inspire us all to be better! Also my birthday is the 17th so happy early birthday to us both :)
YES DO IT NOW. Network and meet as many people as you can, that's what I did and it worked out amazing. Ah very cool, happy early birthday!
Hey graham love your content been a fan before you hit 1 million. Definitely going to achieve being a real estate agent through this method over here in NYC !

One of the best person in TH-cam. Thanks Graham. :)
Thanks so much for the kind words, Victor!
can you make a video explaining Referrals fees / finders fee ??
or just on the whole concept of like "How To Work In Real Estate Without A License ! ! !" ???
i'f you have something that covers the subject already i'd love a link lol, promise to "smash that like button" .
love your content thanks a lot !
P.s. working on getting my CA license thinking what to do meanwhile ...
we have the same birthday! awesome !
How can you tell if the offer for being an assistant or doing an internship is a scammy one or legit one? Not sure how I would identify that situation as a new agent. Thanks!
Quick question - How much of a threat do you think Zillow is now to real estate agents?
None. It might impact 5% of the market, but that's not a market I ever want to go after, anyway. It'll get rid of all the stragglers who don't want to work with Realtors and don't mind taking a low price to sell asap.
Zillow is not even a threat. there are plenty of other and more effective ways for marketing. I would say the best strategy is using Facebook ads. I have a free PDF where I go over why Facebook advertising is perfect for real estate agents. Check it out here:horizonlayout.com/cheetsheet
I’m 26! Is it too late to start this journey?! I work as a bartender and server, and several people have told me that I’d be great selling houses or cars! I just checked this video and I’m very intrigued but at the same time I worry if it’s too late to do this.
It’s never too late to become a real estate agent. Have you started? If not go start
Do you need to have your real estate license to work as an assistant?
I ran out of how to real estate by Graham. 😔I'm on my second round but need 2019 updates. 😊
I’m thinking of getting into commercial real estate brokering. What’s your take on commercial vs. residential? I’m going to be starting out in the Bay Area.
Thanks for this valuable information.
What do you think about going door to door to build a network? I'm thinking about pitching my idea of becoming a real estate agent to people and seeing if they'd be interested in my service as an agent once I get a license and getting contacts through that.
this not a great idea
yoooo i got my fb ads to work, now im making sales consistent, im like 4 sales away to hitting my first 1k graham! I can't wait what the future holds for me.
That’s awesome! What type of sales? $1000?
im around 800 rn, and sold over 50 products!

Are you talking about shopify
Thank You, GOD BLESS
How to deal with competition? There's tons of seasoned agents and I'm new. It's been two months and I've done everything to get leads but there's too much competition in the area.
Embrace the competition and play to your strengths. You’ll need to get better at explaining what you can do for people and what your advantages are
anyone else get excited when graham uploads? haha.. thanks fo everything!:)
Thanks so much dude!!
I just finished pre-licensing and I took and passed the national test (Failed the state but I'll get it next time). When you finished your pre-licensing class did you feel lost on ACTUALLY how to sell real estate? I was never told the paper work or procedure on how to actually do real estate. I know an exclusive right to sell and what the lowest wooden point on a stick built house is but, no clue on how to actually go about selling....

I have another video I made a few months ago about how I pick a tenant!

So you start an LLC, before you gain your brokers license?
As always, thanks for sharing these things; I will totally buy your course when I'll afford it!

Great video man! You’re teaching some great stuff! Also just to throw out a video idea, I would be curious what your thoughts and strategies are on building/utilizing a database in real estate.
I’m terrible with it. I have an email list if a few thousand for real estate but otherwise I don’t use any software or real database. I should be doing it though.
That's interesting. Clearly it hasn't negatively impacted you! We talked a lot about database utilization in my office meeting this morning and I thought it was interesting how different successful agents use and don't use a database. Also, thanks for always responding man! That's why you're at 122k subs and on your way to 1M! ;)
This video was amazing. Thank you so much. Asleep I saw your comment on Danny Duncan’s channel lol

Im 18 years old and i have a goal. However in my country there is limited real estate. Any tips on how to approach real estate in a limited enviroment? while in school.
Do all brokerages have the assistant option ?
Lol graham . Your advice sounds sweet , but let’s be honest . Real estate is a “Dog eat Dog business “ . No agent likes to help other agents , and that’s facts !
You are a great speaker
thanks for tip Graham
You got it man!
Great info Graham!
Thanks Michael!
Hey Graham, I'll have my residential license in 6 months. I love your videos and would LOVE to have the coaching call offered with my purchase of your course, but the code is no longer working :(
Is there anyway I can still get the chance to have the one on one call when I buy your course?
Hi, this video was made 2 years ago so i don't think Graham or his team are looking at the comments in this video. I suggest you ask your question on his most recent videos.
Omg I knew there was a reason I related to you so much.. your a damn Taurus my birthday is on the 21st HAPPY BIRTHDAY
Hahaha
Love the videos about being an agent!
Thanks! Will for sure be making more!
Happy birthday bro!!
Thanks for the tips bro!
Thanks for watching!
Hey Graham I am from Missouri and I was wondering what is a credible online real estate school for getting a Missouri license! Thanks
I’ve heard good things about Kaplan!
What do you think about joining a successful team? Especially, when starting out.
I’m all for it if they will take you on. Many teams want more experienced salespersons though.
Thanks Graham.. im in FL so u have to be a sales associate for 2yrs and then a broker. I cant wait 😁
Awesome!!! 🙌🏼
In my country its very difficult to get employed without a college degree, thats how its done here, people see college as a bear minimum to get a job. so i guess i will have to do that first, which completely sucks, i talked to some agents that need assistants but there isnt anything i can do for now i think...
At least here in the US, I think it's slowly changing. Employers are slowly realizing that skillsets are more vital than a degree...not everyone, but it's starting. Thankfully Realtor's here don't need a degree, otherwise I'd be screwed ;)
Hey Graham, do you think the experience of working as a real estate rental assistant is less valuable than sales assistant?
Hey Graham what’s your opinion on Facebook ad campaigns for real estate agents? Do you use them or do you prefer other forms of marketing? Thanks man
Never used them but I’ve heard really good things by those who have!
Do you recommend becoming an agent assistant before I try solo?

Anyone know which school to go to if you’re in Florida, Texas or Carolina
I have a question do you have to be a resident in California to get your license If you were to do it online?
I believe as long as you take that state's coursework, you can get your license in any state you like.
Thank you so much for this

Tell'em Graham great video!
Thanks!!
Tremendous!
What do u guys think about "Fortune Builders"
Thoughts on how to become a real estate agent and do this process if you already have a full-time job thank you gram
You could totally get your license while working full time. That’s the easy part. So you can become an agent but actually making money while working full time elsewhere will be pretty difficult.
Scientific research proves money buys happiness.
Hey Graham! What do you think about being an agent in cheap markets? (Average 150-200k houses)? Is it worth it?
Totally worth it. But you’ll need consistent volume to do well.

B THE LEE COMING OUT VICTORIOUS, GREAT WAY TO CLOSE OUT THE WEEK!
Which is a good online school to get your real estate license in utah?
Kaplan is good!
I went to kaplan and it sends me to a different website because they dont have the education but the other website is just a blank website
do you always have to be signed to a broker if so how do you go out on your own?
Yep! To work on your own, you will will need to become a broker. Although even now you can generally find 90-95% commission splits with large brokerages, so it doesn't really incentivize people to become brokers unless they want to grow their own company or team.
Hey Graham. Would you suggest any canadian ( ontario ) real estate youtubes or anything? Most stuff online is for the states and they have different rules etc. Thanks!

Stephan, with all the money you have please buy 2 lights with softboxes. Please, do it for my eyes ahah. It's just usually 50 employees (your way to call the dollars) on amazon :P
And if you didn't yet, get a canon 70d which has dual pixel technology and facial recognition to keep focusing on your eyes. Trust me it would really improve your videos
And remember to not use auto white balance. Come on man, you know it, you did a lot of photos. You can't have your shirt too blue because there is a warm light on the white car
Crap. Man you're 100% right on that one...now that I see this again. I have the Canon 70D, too...should keep focused though?
