Even with just the minimum monthly payments on a 30-year mortgage, I’ll end up paying more than twice the value of my home. I was fortunate to buy before the market went wild, so I secured a good interest rate. I can't imagine trying to rent or buy in the current conditions.

Found a free four year school for engineering, came out debt-free with a six figure paying job, only having to work six months a year! Maxed out 401k, but heavily invested the rest in to a brokerage with my biggest gains being market index funds. Live within means allowing investments to develop early. So many different paths!

@@Itryfi Not anyone can do it by age of 30. Everyone can follow the same principles, but main ingredient is still timing. If you look at Nasdaq from 2005 to 2014. IT stayed constant and dropped. So if you invested from 2005-2008, you would have rough years and most likely would sell your portfolio at a major loss. No one's going to wait till 2012 for them to start doing better again. Or buying real estate in 2007 and then having the market crash. Then you have to literally suffer next 4-5 years just holding. You might be tempted to sell during that time. You invested at the right time when market just grew and grew and grew. All real estate and market been growing since 2012. It's much harder to invest now since everything is inflated and seems to be in bubble. Now what is someone going to do at this time?
I'm pretty sure that a buyer who loves the house (product) wouldn't care even if the real estate salesperson was young or old, tall or short, slim of fat, male or female, wearing shorts or tie. They will buy the house because they love the house. The reason why the other agent was telling you it's not the time in real estate is because you are another number that will eat part of their pie... another competition for them.
Or they won’t want you to represent them in the purchase. It has everything to do with the house and how they get along with the agent. They could easily pick another agent to represent him but they gave him a shot and trusted him!
Mr. Stephens, just watched this and as a soon to be 50yr old, father of 7, I glad to see you living your best life. I am trying to get my kids to understand that there are multiple paths and you can choose any of them. However, you have to put the effort in and you have described that perfectly! I’m 26 and work in the construction industry. Damn. At 18 i was living in a broken down trailer with my pregnant girlfriend in Texas. Thought I had "made it" because I was making a living supporting my family on $1600 a month. I started reading more and became an entrepreneur at the age of thirty three. It's been a long road but I'm not done. My goal is to be financially free by age fifty.

Graham, whenever I was in college, I never found a major I actually really liked. It made me super depressed because I really felt like I had no purpose in life and nothing to work towards. I loved to learn and found your video (this original video) and it drew me in to real estate. I decided to buy an online course and I passed, I’m a licensed realtor! Ever since the first day I began my course, I finally felt I had a purpose. I’d stay up late just reading and watching videos! You led me to really finding purpose and direction. I’d love to have you as my personal coach because you helped me defeat some of my self conscious fears and become more outgoing. I see a lot of personality traits in you that I see in myself. Being 21 and a realtor, I do find people doubting me simply because of my age. 25, grew up middle class, parents kicked me out at 19 for being an atheist, never went to college. Got a job as a meat cutter at Albertsons for $9/hr, got a second job as a customer service rep at uhaul for $10/hr - worked 70hrs a week to save up for a coding bootcamp. Quit both jobs and paid $700/month to do the course for 3 months. Networked like crazy and got rejected from interviews, did some freelance work for $25/hr, then built an app for 3k flat for some local company. Finally got a job from those skills I learned and BOOM, $110k salary. Did that until the company went under and then studied for months and got hired by a FAANG, BOOM $215k. Am branching out more to get into management and business now, but am afraid of burnout, wish me luck.
Thanks! Since this got a few likes, a couple bits of advice I would have for motivation/life is to: 1. Think long term, not just about retiring but about the impact you want to make in the world in 10 years and what you need to do to get there. They can be simple goals too, like wanting you save up enough to be able to go full time on a less lucrative passion for a year. 2. Stay humble and acknowledge socioeconomic factors that can affect other people’s success, but don’t buy into toxic defeatist or unrealistic mentalities. This ranges from “nothing worthwhile is attainable under capitalism, we’re all struggling and depressed and so you should be too, don’t even bother trying” to “I’m an entrepreneur and you’re a wagecuck, don’t buy into the 9-5” 3. Avoid pyramid schemes and get rich quick schemes, real money takes real work, time, and strategy. 4. Avoid romantic partners that think that you should pay for their expenses like their parents did. Wasted 5 years of my life on that.

I was in a serious debt, it was so damn hard meeting up with my needs, I tried everything possible to make sure things could be back to normal. Awesome story! Mine is similar. Had started a union construction company in 2001 with my x wife and the in-laws. Ended up divorced after 17 years of marriage. Was bought out for a fraction at $150k turned it into approximately $400k by 2009 and paid cash for 3 properties. I now own a few more and life is good. Still working a good paying job and live on a fraction of my income so I can keep investing. Only shame is the construction company I started and lost is doing over $100million a year building buildings in LA. My kids will inherit a chunk, so it’s all good in the end.

I dont think just being a realtor in Cali automatically makes you well off. I think the advantage of being very young with very few responsibilities, good direction, and time to invest in learning the industry helped a whole lot

Honestly a lot of this sounds like me and I hope I continue to be frugal. You're exactly right. I was so used to stretching my dollar that now I just hoard money. I used those unemployment checks and stimulus and just kept saving. I was so afraid of another recession that I didn't allow myself to spend any money. Although I spent 20,000 last month on moving and putting down a large deposit on my car. I've already recuperated from that.

Here is why algebra is a *great* thing to learn if you want to become an investor (any kind, including real-estate): It's a tool you need to understand hardcore statistics and how to calculate probability. You can use both these things to analyse and understand the market (whatever that might be) in order to find better deals. So yeah, in and of itself algebra is pretty useless. But when used in conjunction with more advanced mathematical concepts, it becomes really, really powerful. IMHO it is the only thing you really need to pay attention to in school. If you're into construction or engineering, knowing math is also a godsend. Everything else they teach you at school are actually just distractions to keep you there for longer, to babysit you so mom and dad don't have to feel guilty for staying longer at work.

Idk if it's just me, but this video is both inspiring and depressing. You believed in yourself and kept working hard, but you also struck a lot of luck. From having the knowledge of doing small things (photoshopping and getting paid at 14) to meeting the right person/ people at the right time (the agent who offer to mentor you and the couple from the first home you sold). I'm not doing terrible, i just finished paying off my car and renting a house i bought, but it gets me wondering if where i would be if people would give me a chance. I'm 24 working at a warehouse and being told from my supervisor, manger, human resource, and plant managers that I'm "too smart to be here" but also don't want me to quit nor help me move up
I encourage you to read the book outliers by malcom gladwell. It’s not too long and definitely worth the time. He examines successfully people’s similarities. Many began much like Stephan with nothing or close to nothing but got a “lucky” break and capitalized on it to the best of their ability

i became intrested in real estate recently, and the reason was because i think to my self that i only have one chance to live and i better make the best of it and live my dream! i also want to make my mom proud, that her raising me by herself really was worth... i barely turned 16
My high school experience was very similar -minus working. College wasn't even on my mind, and so at 18 I went straight to work in the food industry, and paid for it heavily with my health in the following years. Now at 23 I've had numerous jobs working in the retail/food industries, and I've found myself back at the first job I had at 18 (though this time around in a higher position). And now I'm seemingly "stuck" in my job. Don't get me wrong, I'm grateful to be in the position I'm in and to even be able to have a job cause I know many people would love to be in my position. But I want more from my life. So here's my why and how: From my point-of-view you're where I'd like to be in a couple of years. I want to become financially free, which to me means being able to provide for my family and not having to worry much about their financial future and being able to go on a vacation every now and then. I feel like I'm on the right track just trying to improve my knowledge through reading and absorbing valuable info, so perhaps a talk with you would accelerate that process and maybe expand my vision in blindspots I might have. Either way please know that there are lurkers who are very grateful for your valuable insights, and hopefully whoever wins the call will be fast tracked to their own visions of success!

I live in VA and my grandfather has been a realtor and broker for many, MANY years. My grandpa has also been in debt for years from ruining the cattle farm he was given. My dad tried realty and got out of it for a steadier job and now is barely above debt somehow. It really just goes to show no matter what you do you gotta go hard if you wanna succeed. If you just choose a direction but never commit you'll never get anywhere. Its the commitment and the knowledge of the outcome that really gets you to these heights. I, myself have worked off and on for a few years. I live cheap, and tend to save up just to take time off and enjoy life a little bit. I doubt I'll ever become a millionaire but I'd like to believe I could if I ever decided it was truly worth the grind that it takes. But really at my, and probably most everyone else's position, being over the age of 20 it'll take years of commitment and frugality to only enjoy less time than it took to get there.
Everything about this story just sounds like he lucked out hard. First he started making 20-35$ and hour at 14. That is more than most people end up making in their lives. Then someone hires him for 50% despite being 17 and no prior experience, then he sold his first house ever in Beverly Hills at 18 which is probably the most expensive area in the entire world. I'm not saying he didn't work hard, I'm just saying the luck the universe gave to this dude worked harder. But I guess if he didn't try any of this to begin with he wouldn't have met the people to see any of the luck to begin with.
I think you’re confusing luck with alignment. It’s the same with college. Two people with similar backgrounds can enter and get same degree and lead very different lives economically, and it basically alignment

He met his partner after attending hundreds of Open houses and being discouragged everytime... He make his first record deal after 10 months... You know how many times he got rejected before this deal?...

Overall you had the optimistic mindset all along your journey. You looked at this opportunity in a different angle than other agents starting. You understood that being consistent was going to get you results. Also you had to put in work and also “free” work as risk work to get an opportunity to have a client. I like your mindset of seeing the bigger picture in the long run. I can relate with you about seeing the school system as a waste of time for taking unnecessary classes that had nothing to do with making you money or related to your end goal. Buying a home is challenging, especially if you're not paying in cash or avoiding a government loan. Even with just the minimum monthly payments on a 30-year mortgage, I’ll end up paying more than twice the value of my home. I was fortunate to buy before the market went wild, so I secured a good interest rate. I can't imagine trying to rent or buy in the current conditions.

Found a free four year school for engineering, came out debt-free with a six figure paying job, only having to work six months a year! Maxed out 401k, but heavily invested the rest in to a brokerage with my biggest gains being market index funds. Live within means allowing investments to develop early. So many different paths!

@@Itryfi Not anyone can do it by age of 30. Everyone can follow the same principles, but main ingredient is still timing. If you look at Nasdaq from 2005 to 2014. IT stayed constant and dropped. So if you invested from 2005-2008, you would have rough years and most likely would sell your portfolio at a major loss. No one's going to wait till 2012 for them to start doing better again. Or buying real estate in 2007 and then having the market crash. Then you have to literally suffer next 4-5 years just holding. You might be tempted to sell during that time. You invested at the right time when market just grew and grew and grew. All real estate and market been growing since 2012. It's much harder to invest now since everything is inflated and seems to be in bubble. Now what is someone going to do at this time?

I'm pretty sure that a buyer who loves the house (product) wouldn't care even if the real estate salesperson was young or old, tall or short, slim of fat, male or female, wearing shorts or tie. They will buy the house because they love the house.

Graham, whenever I was in college, I never found a major I actually really liked. It made me super depressed because I really felt like I had no purpose in life and nothing to work towards. I loved to learn and found your video (this original video) and it drew me in to real estate. I decided to buy an online course and I passed, I’m a licensed realtor! Ever since the first day I began my course, I finally felt I had a purpose. I’d stay up late just reading and watching videos! You led me to really finding purpose and direction. I’d love to have you as my personal coach because you helped me defeat some of my self conscious fears and become more outgoing. I see a lot of personality traits in you that I see in myself. Being 21 and a realtor, I do find people doubting me simply because of my age. The drive and passion that I have deep down in my heart is so on fire and I believe with you helping me, I could really achieve everything I limited myself from reaching! 25, grew up middle class, parents kicked me out at 19 for being an atheist, never went to college. Got a job as a meat cutter at Albertsons for $9/hr, got a second job as a customer service rep at uhaul for $10/hr - worked 70hrs a week to save up for a coding bootcamp. Quit both jobs and paid $700/month to do the course for 3 months. Networked like crazy and got rejected from interviews, did some freelance work for $25/hr, then built an app for 3k flat for some local company. Finally got a job from those skills I learned and BOOM, $110k salary. Did that until the company went under and then studied for months and got hired by a FAANG, BOOM $215k. Am branching out more to get into management and business now, but am afraid of burnout, wish me luck.

Thanks! Since this got a few likes, a couple bits of advice I would have for motivation/life is to:
1. Think long term, not just about retiring but about the impact you want to make in the world in 10 years and what you need to do to get there. They can be simple goals too, like wanting you save up enough to be able to go full time on a less lucrative passion for a year.
2. Stay humble and acknowledge socioeconomic factors that can affect other people’s success, but don’t buy into toxic defeatist or unrealistic mentalities. This ranges from “nothing worthwhile is attainable under capitalism, we’re all struggling and depressed and so you should be too, don’t even bother trying” to “I’m an entrepreneur and you’re a wagecuck, don’t buy into the 9-5”
3. Avoid pyramid schemes and get rich quick schemes, real money takes real work, time, and strategy.
4. Avoid romantic partners that think that you should pay for their expenses like their parents did. Wasted 5 years of my life on that.

I was in a serious debt, it was so damn hard meeting up with my needs, I tried everything possible to make sure things could be back to normal. Tried getting loans, but they all turned me down, I had to make sure I get enough funds on time, to make sure I could save my pretty wife who was admitted in the hospital. Mine is similar. Had started a union construction company in 2001 with my x wife and the in-laws. Ended up divorced after 17 years of marriage. Was bought out for a fraction at $150k turned it into approximately $400k by 2009 and paid cash for 3 properties.
I now own a few more and life is good. Still working a good paying job and live on a fraction of my income so I can keep investing.
Only shame is the construction company I started and lost is doing over $100million a year building buildings in LA.
My kids will inherit a chunk, so it’s all good in the end.

Sure being a realtor could be quite lucrative, however, the real reason behind all the money and success is because he pursued something he loved. Honestly a lot of this sounds like me and I hope I continue to be frugal. You're exactly right. I was so used to stretching my dollar that now I just hoard money. I used those unemployment checks and stimulus and just kept saving. I was so afraid of another recession that I didn't allow myself to spend any money. Although I spent 20,000 last month on moving and putting down a large deposit on my car. I've already recuperated from that.

Here is why algebra is a *great* thing to learn if you want to become an investor (any kind, including real-estate): It's a tool you need to understand hardcore statistics and how to calculate probability. You can use both these things to analyse and understand the market (whatever that might be) in order to find better deals.
So yeah, in and of itself algebra is pretty useless. But when used in conjunction with more advanced mathematical concepts, it becomes really, really powerful. IMHO it is the only thing you really need to pay attention to in school. If you're into construction or engineering, knowing math is also a godsend.
Everything else they teach you at school are actually just distractions to keep you there for longer, to babysit you so mom and dad don't have to feel guilty for staying longer at work.

Idk if it's just me, but this video is both inspiring and depressing. You believed in yourself and kept working hard, but you also struck a lot of luck. From having the knowledge of doing small things (photoshopping and getting paid at 14) to meeting the right person/ people at the right time (the agent who offer to mentor you and the couple from the first home you sold). I'm not doing terrible, i just finished paying off my car and renting a house i bought, but it gets me wondering if where i would be if people would give me a chance. I'm 24 working at a warehouse and being told from my supervisor, manger, human resource, and plant managers that I'm "too smart to be here" but also don't want me to quit nor help me move up

I encourage you to read the book outliers by malcom gladwell. It’s not too long and definitely worth the time. He examines successfully people’s similarities. Many began much like Stephan with nothing or close to nothing but got a “lucky” break and capitalized on it to the best of their ability
Wish I found real estate earlier and found my niche in it via online marketing. Even in this crazy time during the crypto currency gold rush, I still think Real Estate is the best way to accumulate wealth
Very true. Even with a lot of the people I've spoken with about crypto, many of their end-goals have been to use that to buy real estate and something a little more predictable.

My high school experience was very similar -minus working. College wasn't even on my mind, and so at 18 I went straight to work in the food industry, and paid for it heavily with my health in the following years. Now at 23 I've had numerous jobs working in the retail/food industries, and I've found myself back at the first job I had at 18 (though this time around in a higher position). And now I'm seemingly "stuck" in my job.
Don't get me wrong, I'm grateful to be in the position I'm in and to even be able to have a job cause I know many people would love to be in my position. But I want more from my life.
So here's my why and how:
From my point-of-view you're where I'd like to be in a couple of years. I want to become financially free, which to me means being able to provide for my family and not having to worry much about their financial future and being able to go on a vacation every now and then. I feel like I'm on the right track just trying to improve my knowledge through reading and absorbing valuable info, so perhaps a talk with you would accelerate that process and maybe expand my vision in blindspots I might have.
Either way please know that there are lurkers who are very grateful for your valuable insights, and hopefully whoever wins the call will be fast tracked to their own visions of success!

I live in VA and my grandfather has been a realtor and broker for many, MANY years. My grandpa has also been in debt for years from ruining the cattle farm he was given. My dad tried realty and got out of it for a steadier job and now is barely above debt somehow. It really just goes to show no matter what you do you gotta go hard if you wanna succeed. If you just choose a direction but never commit you'll never get anywhere. Its the commitment and the knowledge of the outcome that really gets you to these heights.
I, myself have worked off and on for a few years. I live cheap, and tend to save up just to take time off and enjoy life a little bit. I doubt I'll ever become a millionaire but I'd like to believe I could if I ever decided it was truly worth the grind that it takes. But really at my, and probably most everyone else's position, being over the age of 20 it'll take years of commitment and frugality to only enjoy less time than it took to get there.
Everything about this story just sounds like he lucked out hard. First he started making 20-35$ and hour at 14. That is more than most people end up making in their lives. Then someone hires him for 50% despite being 17 and no prior experience, then he sold his first house ever in Beverly Hills at 18 which is probably the most expensive area in the entire world. I'm not saying he didn't work hard, I'm just saying the luck the universe gave to this dude worked harder. But I guess if he didn't try any of this to begin with he wouldn't have met the people to see any of the luck to begin with.

I think you’re confusing luck with alignment. It’s the same with college. Two people with similar backgrounds can enter and get same degree and lead very different lives economically, and it basically alignment

You really miss all the work behind his "luck". Like learning Photoshop at the same age most are playing videogames all their free time... He met his partner after attending hundreds of Open houses and being discouragged everytime... He make his first record deal after 10 months... You know how many times he got rejected before this deal?...

Graham Stephan yeah I figured and I’m only 19 years old and I’ve been interested in real estate for a while now but I never really knew how to get started and when you were telling your story about when you were in high school you absolutely related to me i didn’t do to well in high school i just did what I needed to do to pass all my classes it’s not that I was dumb it’s just school wasn’t that important to me and I wanted to make money but anyways i graduated in 2017 in may and don’t want to go to college at all because it would be a complete waste of money and time and I don’t absolutely need to go to college but if I don’t do anything by August my mom is gonna make me but basically I would like to know what online course you took to get your real estate license and did u work for a private real estate business or real estate firm like Caldwell banker sorry for all the word by the way and thanks I appreciate it

Overall you had the optimistic mindset all along your journey. You looked at this opportunity in a different angle than other agents starting. You understood that being consistent was going to get you results. Also you had to put in work and also “free” work as risk work to get an opportunity to have a client. I like your mindset of seeing the bigger picture in the long run. I can relate with you about seeing the school system as a waste of time for taking unnecessary classes that had nothing to do with making you money or related to your end goal. Great job on understanding selective listening as a new agent and filtering out all the negative opinions of others.
I'm 20 and am taking my RE license test in Feb. I'll look back at this comment 1 year from now and update on how my first year went :)
