  • If you are looking for a condo, house, or subdivision what is the best way to search for your ideal property? You might want to start by keying in on a reputable developer and research their properties. LandMasters is a reputable developer here in the Philippines and has condos, subdivisions, and resorts throughout the Visaya region. With properties on Panglao, Bohol; Cebu City; Balamban, Cebu; Iloilo City; Bacolod City; Davao City, CDO Cagayan de Oro, Mindanao and other locations, it is a good place to research.

    Rent a place first, by living at a place you will learn lots ...even in a complex the apartments are different.
    You may like looking at the pool but an apartment at the rear may be quiet, do they rent out the club house for parties ? Does the maintenance room use machines angle grinder etc. Are the corridors open to wild cats, does your neighbours feed them ? Toilet everywhere, cat fights at night..is your apartment next to the lift or generator ?? Noise....smell ! is the drainage system ok ? Check the wind direction..👍 easy to buy hard to sell...top floor apartment with the sun or lots of sunny windows will double your aircon bill..lots to think about...good luck you will need it ...service charges can go from 3000 to 4000 in a year ..water bills may be 375 when you move in but next year 875...I know..if you rent you can move ...buying is another matter..

    Great information for new expats. My gf of 5 years and I got to spend 8 months of renting house in subdivision in Lapu-lapu. We discussed all plans for our home. Looked at avilability of houses and lots. She wants to stay in city for markets and medical. After looking at many homes/lots with many debates, we bought lot in New subdivision in Lapu-lapu and currently building our house. I don't care to own anything. This is my last home that my gf will have after I'm gone from life.

    Hi Rod, 1:09 to my understanding a Township is something like Mactan Newtown or Eastwood City in Quezon City. A mini city within a city build by one developer.

    Have you noticed an over supply of residential living spaces and a decrease in prices resulting from that over the last 12 months?

      Thanks Tom. There has been a discussion over the years about whether they are overbuilding. There was a high demand up until 2020 when the govt shut the country down and millions moved back to their home country or to the province here. With 10's of thousands new units coming in the next couple of years, overbuilding is possible. The developers set the prices and they seem to be remaining high but you may find better or longer term payment plans...but high interest charges.

    Townships are like megaworld developments. work, study, play, live in one development. I did look at a few of their developments. They did not have what I was looking for in the city(Iloilo) I was looking in at that time.

    Nice all these new skyscrapers with 10.000’s of new units and CARS coming soon. Then do you see any new roads being build? Nothing right.🎉

      It seems the bypass "freeway" along the foothills from north to south is out of money also.

    best deal : just buy a land, hire an arctitect and contractor - supervise the design and equipments so know you're getting your moneys worth - check the construction daily - this was how our house was built. for condos minimum must be 100sqm anything smaller than that is a prison, then check the developers if they ahve good track record and quality doesnt mean it has to be very reputbale like cebu landmasters or rockwell - 9 million for a studio. LMAO

      Good advice. Prices have gone crazy in Cebu City.
