  • LAND SCAMS! Selling properties with not titles or no clear titles is all too common in the Philippines. I am aware of a number of "developments" that where the "investors" have paid for years and there still is no development and the developer has disappeared.

    Some American was commenting on a video that he was interested in buying some land when he landed in the Philippines.
    Well within 20 seconds another commentator ( with a filipino sounding last name ) replied to this American that he had some land to sell at $60 dollar's a square meters...
    I immediately commented to the American that Foreigner's cannot own land in the Philippines... I told him to be aware of people like this guy claiming to have Land for sell.
    I told him 99% of SCAMMERS are on the lookout for foreigners that just fall off the turnip truck uneducated to the ways of the Philippines.

    Am not sure about buying a lot in a subdivision but my Filipina wifes cousin here in the US said always ask to see the tax declaration. The tax declaration shows whose name the property is in (check the id to see if it is in fact the owner trying to sell you property). If the taxes have not been paid, especially for a long time, the government can take ownership of the property. Once you have a copy of the tax declaration you can go (somewhere, dont know if its City Hall, BOLM or ...) and find out if it is legit.
    Hopefully we will be buying property there in about 5 years. Good video, Rod...Jim

    That's wise to hire an attorney and do research on the sellers. Don't be guilable and be taken for granted.

    Unreal Rod. The best con artists are in the Philippines. Here in NZ, no one tries to con us. Over there on Cebu, many try it on from the lowly small stall operator at the market to those purporting to offer technical assistance from so called trades people, to electronic repair people, almost everyone tries it on. I guess it results from how hard it is for locals to earn a decent income and foreigners (all being seen as millionaires) are an easy target. But for me, not any more..

    The very first thing I do when I decide I want to buy real-estate of any kind I gladly pay for a insured guaranteed TITLE SEARCH !! Simply ask the title company what bank they use the most then take a few minutes and visit the bank to bond the title company. Very very simple and also I would rather lose 200 bucks than thousands 😮.

      Good plan Eric. Title insurance is a great thing but not available here unfortunately.

    Your hunch was that the guy would scam a foreigner but not a member of his extended family. Hence, the disappearing act.

    Scammers prey on gullible and basically stupid people. Whilst this type of person exists, so will scammers. Do your research before parting with any money, whether it's land, an apartment or even a car. As the saying goes "A fool and his money are soon parted."

    I wonder what it would take to start up an American style title company over there? It could be a huge success or complete bust because they'd be voluntary unless you could get mortgage companies (banks) on board and require it for a loan.
