I lived in Bangkok for 5 years. I love the idea of retiring in Thailand and live in a teak building in prachuap khiri khan. I had no idea it was possible and portable and affordable.

I have been in one of these beautiful teak houses before and they are v ery impressive.I would have to either paint white or sheetrock the walls internally. To brighten up the place
Nice video again James. The family and I have stopped in to see those prebuilt wooden houses as well. As much as I love wood I found them to be a bit to much and lacked a mixture of building materials to break things up a bit. Also I feel they would look a bit more refined with a matt finish on the teak. As always fun video. I'm looking forward to getting back to Bantak in a few weeks.
lovely cool weather here mate. I'm not sure painting the inside white would ruin the wood house living effect, but the uniform dark colour makes things feel a little dark & enclosed for me too. Safe trip. 👍🙏
Actually I live in built to order wood houses (except for kitchen bathroom and office which are connected and with traditional building materials). Our houses are white inside, with shera instead of wood (but nice matte wood outside) and being white inside make them a lot modern and light. We paid about 250k baht for 4,5x3m house (2 of them) and 450k for a nicer 3x6 with a large decking area. Overall very nice but isolation from heat and noose is not very good (hence my office is in a traditionally built building). It sure has character but I have to earn people that they need a lot more maintenance than normal buildings. I paint them at least every two years to protect the wood.
Thank you for showing these James! My wife is from a village in Uttaradit, not too far from you. We will move there in a year or two, so we have been looking at knockdown houses (online). I can think of several reasons why these would be useful......Thailand is getting more floods these days, so having a house on stilts seems like a pretty good idea. We might buy a small knockdown house to live in while we are building a larger house, then use the small one for guests later, or possibly for her son. I like the idea of living in a traditional Thai style house. The interior on some of these houses can be done in drywall, perhaps with some insulation in the walls. There seems to be a lot of possibilities, and of course some drawbacks. We would put the kitchen downstairs, made of concrete for fire safety. Some of the traditional Thai style houses that I have seen are real works of art, and I appreciate them (thinking of the Jim Thompson house in Bangkok, not that I could ever aspire to building anything so exquisite!). I also imagine that Thai art would look great in one of those houses as well. Thanks again!
That's s great idea while building. Building a house can sometimes drag on so nice to have a place you can utilise later on. Old Thai art would certainly look great in these places.👍🙏
Hi James someone in my village builds these house and they recently moved one down near me arrived in two sections and assembled on site roof was last and is tiles enjoyed your video
I could definitely see myself living in one of those houses, the idea of a glorified shed come summer house at the end of the garden, away from the noise of the wife, kids and extended family is very appealing. The kids telling their friends that we don't have 'fairies' at the end of our garden we have a 'farrang' would be legendary 😂😂.
I had a bit of inspiration the other day, and I came up with the idea of a tiny traditional Thai house on the top floor of a Bangkok older townhouse as a kind of chill space/air bnb thing. Something along the 4x6m range, just a couple of rooms and 2 verandas for front and back. This could be the answer!
Great seeing another video from you showing houses .. Love those videos and seeing around.. Miss the heat and lovely climate of Thailand so thank heavens it has opend up again and it is possible to travel back there without that looong quarentine they had.. Really interesting video, great information, l always wondered how much those houses cost. I just discovered and subscribed to your channel. l thought you video on the friendly Thai village was excellent, it would make great content to visit local villages and eat there chat with the locals at lunchtime, there is usually at least one simple restaurant serving great food in most villages and the prices are so cheap, the local Thai's villagers usually love to talk to foreigners and your Thai is so good. Sometimes the little village shops can be interesting to visit as well, l usually find the farmers the most interesting and friendly and have often been invited to see their farm, that would make great video. .... :-) Phrase of the day is great.
that was pretty cool. Maybe if you were building a little hotel or guesthouse you could have several of those little ones on a hillside or around some water. But I agree they were pretty dark. I think your house is perfect with the beautiful wood but lots of light
A few around a lake are etc. would be great and could well earn some money for those with land. Seems to be the general consensus about the dark feeling inside. 🙏👍

@@jamesabroad8589 yes the next thing, always a next thing lol is a car port at the front, but first fix on the tiki next month, and then let Lisa loose on it to dress it, I will build a man cave at some point, whats an escape pod ?
Very interesting, thank you James. It would be a nice feature to have one on your property but I couldn't actually see myself living in it, for the reasons you mentioned... the additions you have to make (electrics, water tanks etc) to live in it which would detract from the character. When I seen the open air type plan leading into the house I immediately thought of insects and spiders. Fortunately Thailand doesn't have many nasty critters, except for snakes ;-)
Cheers, True, I have seen a few with big blue water tanks and loose electric wiring which certainly takes away the charm. I'm sure water and power can be installed tastefully if desired. All the best. 👍🙏
Obviously you can conceal the water tanks and what do you mean electrics? Personally I would erect a small shed to store the water tanks etc using the same teak wood.
Excellent video. You had me at "man cave." I wonder what a completed and fully furnished home would look like, including plumbing and kitchen. Re the kitchen, I wonder how a cooker and frig would fit in. Nevertheless, excellent and now I'm full of ideas. Thanks.
I'm thinking about one of these for our 20 rai farm in ubon we were going to build but the land has no papers as with most land overthere. This would be ideal and I could pour concrete floor under and insulblock it in, add an AC, kitchen downstairs.
John Gledhill left a comment and is in the process of doing the same thing. Maybe you could get some useful info. Underneath space is usually cool and can certainly be utilised.👍🙏
Would only build a teak hutt in my garden by the swimming pool for shade, changing room, showers and storage kayaks, jet ski, boat. Along with a BBQ area / outdoor kitchen for summer use.
@@jamesabroad8589 What does that look like? Are they exposed? Or do they have cleverly concealed runs and caps. I think seeing a lot of blue pipes in and round the house would be a turnoff as would be mounted external electrical boxes, wiring and fixtures.
I couldn't believe how much these houses cost compared to concrete/brick type when my wife first told me. Even tho the wood is good , but way overpriced in my opinion.
that foreigner joe video came to my mind too, I think the german guy said his cost 10k? Those expensive teak ones look like rich people toys to me, outa my league, and as you say too dark. Thanks for the shoutout, Happy new Yr
seams very expensive. Thanks for the info tho! im looking to build a house out in issan (chiyaphum) Very stressful looking for someone to build it i trust will do a good job.
Teak does inflate the price, but the mix wood was quite reasonable for the size. Try to go on past customer recommendations when finding a builder & stay away from friends and relatives if u can. Good luck. 🙏👍
What would concern me is all that oil-based finish/varnish/shellac. These are VOCs (Volitile Organic Chemicals) and give off a lot of unhealthy chemicals as they breathe while drying. Do you know if they can be finished in a water-based finish?
I wouldn't know TBH. I think the chemicals would wear off over time. When first put in my house it smelled awful, but nothing after a few weeks. If it is possible to use a water based treatment then I'm sure customers could ask for this when ordering. 👍🙏
I chose personally to have shera inside instead of wood, mainly because it felt dark with wood and white paint felt a lot better. They used water paint, so no bad chemical smells inside as well.
Lovely houses to look at. Like the old teak style. But dont think i would buy one. Think i would go crazy with all that teak. Same colour all over the house 😂
Brilliant vlog.....so interesting.....do you have contact with the Naked Guru. He is so interesting and has a lovely family...You should send The Naked Guru this vlog as he is always looking for ways to build on his property. Thank you again for a great vlog....Jeff
Cheers Jeff, I do watch his videos and bamboo isn't as fragile as people think. I've seen some amazing bamboo houses here.I think he's go 2 or 3 bamboo set ups. Would like to meet up with him someday. 🙏👍
Great vlog. I love the idea of a traditional Thai house, but am not sure how comfortable it would be to live in. My main concern would be termites. I wonder if concrete pillars would be better. Of course they would not look so good. Is there any way to treat the wood to protect it against termites?
Cheers. The wood is treated but would need treatment every few years or so. If you could concrete posts or even trunk shaped concrete posts I'm sure and paint them. Not a bad idea and probably cheaper. 👍🙏
Hi Malin. Apparently teak is highly resistant to termites, in that if they or other wood eating parasites eat it they die. Additionally and apparently the teak has also been treated according to James
I guess Thais caught the prefab bug too. I actually like your house a lot, especially the large windows with wrought iron work, and also the large yard. May I ask what the square footage is?
When I first moved here, you could get one for twenty thousand baht, long ago...Contrary to opinion the Teak house is a misnomer. Teak is a soft wood not suitable structurally for a house but certainly can be used in places where strength is not necessary. Most people used the cheapest hardwood, red wood was common because it was plentiful, teak was and still is illegal to use.
Apparently they set everything up electrics and water and delivery. But, I think you need to sort out some kind of foundation or concrete slab yourself. 👍
I think we went to that same site when we were last in KP, we quite liked their knock-down houses and the wife's aunty put a small one up on their block of land in KP town. For my taste I find all that teak and small windows a little too dark and I think my guitar playing would annoy the neighbours with the thin walls...then again, annoying the neighbours with loud music never seems a problem for Thais.🤭
Yes, I feel the same way, beautiful but not for me really. Thais have a different noise pollution meter TBH. You could play like Slash with no issues lol.🙏👍
They are stunning looking but the maintenance would be continuous. If you get a builder to construct a proper house with concrete columns and beams, you look at 15,000 baht per m2 complete including tiling and bathrooms and kitchens. If you buy the materials and project manage the construction yourself, you can build for 10,000 baht per m2. Remember that includes foundations.
we bought the 1.5mil one in January for 1.0mil...it was all done up with a fresh coat of stain and varnish...its been six months 6 months and still looks new...you can check out our channel or message me for current pics.. unclecraigbaannawk

Hi James, my wife and I are in the process of building 2 Ayutthaya style teak houses in Krabi. The main house is 9m × 13m, and 2m off the ground, at a total cost of 3million baht, including transport, concrete foundations, electrics and plumbing. It includes 2 bedrooms(7m × 4•5m) each with own bathroom, a 9m × 3m kitchen/living room, and a south facing balcony(9m × 3•5m). The second house is smaller(8m × 9m) and only 1m from the ground with 2 rooms and a separate bathroom, at a total cost of 1million baht. I wish I could show you the photos. I will put another comment about finance and ownership that might be useful to any farang wishing to go down this route.
Sounds great John. Would be great to see pics or video, but any info. will be appreciated (I'll pin the comment). Did you buy from a similar place and put the concrete foundations yourself?
Hi James, the same company are building both at the same time, the foundations were included, the company are very professional and the contract was that you only paid for each stage separately, so we didn't pay up front and take the risk of never seeing them again!😂
@@johngledhill2970 Thanks John, great info. for those interested in going down the same road. Is it possible to get any details of the company you used. Tel. no. etc. ? Appreciate your time mate.👍🙏
Really nice looking houses, but I really dislike the way it's broken up into such small unusable rooms and hallways(?) Are there examples with more of an open concept?
Hello again, an appendix to my previous comment in relation to setting up home in Thailand, but always get proper legal assistance. My wife's sister found 4 rai of land for 2 million baht, so I made a loan to her of 1 million baht for half the land, which she then legally leased to me, the land being the guarantee for the loan. I build the house then go to the relevant government office and get the 'yellow book', or Ta bien Baan, in my name which gives me easier access to visa renwal, driving license applications, ID card and even hospital treatment.
Interesting set up John and a good way to cover your bases. Would love to see the end result. I have a FB page with the same name James Abroad. If u get any pics send them over in a message. Thanks again for the information.🙏👍

@@jamesabroad8589 ha ha yes im sure I would spent a lot of time tinkering in there, a haven, but with a old working fridge for sure
Thanks James for filming these homes. They're absolutely beautiful but not for me. Nonetheless, they're well designed.
Cheers Keith. I enjoyed having a look myself so glad you liked it mate. 🙏👍
Great vlog mate
Really enjoyed those timber home options
The teak home was incredible
Would suit the larger windows like your place as you mentioned 👍
Cheers George. A lighter wood/style inside with big slide windows could do the trick. Maybe a more modern version.👍🙏
Hey James doing the hard yards at present but great vid once again
Cheers Glenn. A bit more on productive in the cool season.😁👍🙏
Excellent video. You had me at "man cave." I wonder what a completed and fully furnished home would look like, including plumbing and kitchen. Re the kitchen, I wonder how a cooker and frig would fit in. Nevertheless, excellent and now I'm full of ideas. Thanks.
Cheers Rex. Everyone needs a man cave mate.😁🙏👍
May ask a question? Do they sell it in PH( PHILIPPINES) too?
Not this company, but I'm sure there are similar houses in the Philippines.👍🍺
I'm thinking about one of these for our 20 rai farm in ubon we were going to build but the land has no papers as with most land overthere. This would be ideal and I could pour concrete floor under and insulblock it in, add an AC, kitchen downstairs.
John Gledhill left a comment and is in the process of doing the same thing. Maybe you could get some useful info. Underneath space is usually cool and can certainly be utilised.👍🙏
The small hut will be nice to convert into a cigar bar annex. I would have them build a connecting short bridge to the main house.
My father in laws mother has an original teah house like the big one more than 80 years old up in chang rai and it's magnificent , aged really well
Teak is the king of woods apparently. Still looks good in my place after 20 years.🙏👍
I love these type of house, but it would have to be teak with enough room for a farang style kitchen. The ordinary type timber can be a bit dicey.
True, a tasteful outdoor kitchen under the house is always an option.👍🙏
After time would you have problems with termites.i have seen termites destroyed my m8s place .
Depends how well and often it's treated I suppose.👍🙏
Big question is how much to plumb in and fit bathrooms, toilets and electrics…..any idea?
Set up, electrics and plumbing all included apparently.
@@jamesabroad8589 cheers but you have to add the cost of all the actual things like bogs, showers, basins etc?
@@jamesabroad8589 and water tanks!?
Seriously tempted and the Mrs really likes them, but: are they a fire risk?
I suppose more than a concrete house, just need to have decent electrical fittings and take precautions. All the best.👍🍺
Can you imagine owning one of those houses and putting up your 1st picture ready to pound that nail into the beautiful wood? Thinking about it hurts.
If teak yes, certainly.😁👍🙏
Would only build a teak hutt in my garden by the swimming pool for shade, changing room, showers and storage kayaks, jet ski, boat. Along with a BBQ area / outdoor kitchen for summer use.
Yep, I'd go with that.🙏👍
I don't see fittings for plumbing and electrical. What does that add to the cost? Would the wiring and plumbing be exposed?
That's all added when the house is installed at its destination. All included with delivery.👍🙏
Teak is regulated and particularly expensive. The smaller 1.5m was pretty good I think. 🙏👍
that foreigner joe video came to my mind too, I think the german guy said his cost 10k? Those expensive teak ones look like rich people toys to me, outa my league, and as you say too dark. Thanks for the shoutout, Happy new Yr
No worries mate. Hopefully sent a few subs your way. All the best for 2022.
I would love the one bedroom one James my daughters can buy some land one-day
Cosy little guest house mate.👍🙏
These are beautiful. Why are they all raised off the ground.?
Traditional Thai style. Raised for flooding and the underneath area is an additional living area in the drier seasons.👍🍺
seams very expensive.
I want one! Could make a nice guest house.
Yes, a 2 bedroom guest house/man cave would be great.👍🙏
nice video - helpful!
Cheers mate! Very interesting!!! peace.
No worries, glad you liked it mate.👍🍺
Lovely houses to look at. Like the old teak style. But dont think i would buy one. Think i would go crazy with all that teak. Same colour all over the house 😂
Yes, feel the same way unless you could use a lighter toned would. Still beautiful places.🙏👍
I'm surprised the floor boards on those houses don't have gaps between them for improved airflow.
I've seen in older houses. I suppose snakes wouldn't be a problem at that height lol.👍🙏
Is there a machine to test if the teak wood is genuine?
Not sure mate.👍🍺
@@nsmith3143 Thank you for the info. I am definitely tempted?
Did not mean to add a question mark.
The termites ate my teak and bambo extension, not the burmese teak, was told you have to treat every six months.
Great video James, thinking of getting me 1 for a guest house 🏠 😀
Yep great idea for an outside office or guesthouse.👍🍺
These are really nice. I wonder if they would do a one level not up high. Who do i contact.
Phone number is in the description. You need a Thai speaker to help as they don't speak English.👍🙏
Thanks James yes i see it now. My bad Ill have my Thai lady call. Nice video
I guess Thais caught the prefab bug too. I actually like your house a lot, especially the large windows with wrought iron work, and also the large yard. May I ask what the square footage is?
The house is about 290sq.m.👍🙏
Interesting houses-but agree the light would not be great in some of the rooms.
Yes, agree mate. Hope you have a great 2022.👍🙏
💯👍✅ Amazing Homes... Traditional.
I suppose if you live in an area where flooding is a regular occurrence it would be ideal
Yes, most traditional Thai houses are raised for that reason. Also makes a cool living space underneath. 👍🙏
Would buy one if they had electrical outlets for fan and wifi
Apparently they set everything up electrics and water and delivery. But, I think you need to sort out some kind of foundation or concrete slab yourself. 👍
@@jamesabroad8589 Thanks for that info
I think we went to that same site when we were last in KP, we quite liked their knock-down houses and the wife's aunty put a small one up on their block of land in KP town. For my taste I find all that teak and small windows a little too dark and I think my guitar playing would annoy the neighbours with the thin walls...then again, annoying the neighbours with loud music never seems a problem for Thais.🤭
Yes, I feel the same way, beautiful but not for me really. Thais have a different noise pollution meter TBH. You could play like Slash with no issues lol.🙏👍
Thais won't give you an issue instead they will join with the bands. Ha ha
There are certainly pros and cons. Wood does need maintenance for sure. 👍🙏
I wonder how often you will have to repaint the wood
we bought the 1.5mil one in January for 1.0mil...it was all done up with a fresh coat of stain and varnish...its been six months 6 months and still looks new...you can check out our channel or message me for current pics.. unclecraigbaannawk

I'd be tempted export the teak to the West.
Beautiful

Really nice looking houses, but I really dislike the way it's broken up into such small unusable rooms and hallways(?) Are there examples with more of an open concept?
yes...you can have any shape really...think of them in modules...just pick which ones you want and they will put it together...
pop in a roof skylight and keep your smaller windows for privacy
The windows are actually quite big, I think it's the uniform brown colour that gives a dark feeling. Well placed skylight could well do the trick.🙏👍
Nice
You should lift some stained glass from an English church and install in one of these. That would be a rad looking cultural fusion
Yes the 2nd bedroom in the big house had a chapel like feel to it. 🙏👍
I think they look great as long as u have aroof &bed
Can you also help me in such work?
Sorry man, but the roof is not working for such a house. It has to be aerated, so the nice ceilings has to be open, high and a thatched roof. Sorry to be a weisenheimer and thanks for all your great videos
$135,000 that’s insane! You can get a palace with a pool and land for that, I doubt it’s teak, they call everything teak

I live in Thailand and I cannot buy teak. How did you come across this illegal activity as to find houses built with teak? Only asking to help stop this illegal activity!
Made with registered 'legal' teak.
I wouldn't buy it because where it is? The noise ?
This is just where they are made.👍🍺
