      Hi there! Thank you. Hmm...not sure how I could make a long video about the streetcars. Are you talking about the streetcar that is in the downtown area? It still runs but I'm not sure how many people really utilize it.

    We really enjoy all your videos Molly, very helpful because we're considering a move to Midtown next year. For the past six months we've been following Active listings of updated condo units in the "not new" mid-rise and high-rise condo buildings. Many of the nicer updated units we like based on the online listing photos seem to linger on the market for a very long time. Not sure why. This suggests condo buyers in Midtown area may have leverage when presenting a purchase offer for less than the listed price. Any feedback?

      Hi there Donald! That's great that you are watching the market closely! You know, it really depends. I recently had been touring some condos for a client and while they can look great in pictures there can be a "catch" when you actually get into the unit. Perhaps it's the view/location of the particular unit, or an awkward layout, or I have found that some units aren't in quite as good of shape as they appear to be online. But, I checked out some of the current stats for Midtown condos and in pretty much every price range for November, condos were selling (on average) at 98% list price. So yes, this would suggest that there is some wiggle room off the list price. Is it $10K or $30K? Totally depends on the individual unit - if it is overpriced to begin with, then you could ask for more off the list price (but it totally depends on whether the seller will agree to that). I have seen instances where a condo sits for 25 days and still sells at full list price. And I still see some units getting multiple offers so it really all just depends. So I'm not saying every condo is going to be negotiable but I'd say there generally is room for a little bit of price negotiation. However, I think some buyers get carried away and act like the sky is falling...it just isn't. I am seeing a small uptick in the amount of condos on the market which does help even out the playing field, but it's still a relatively low overall supply. Hope this quick explanation gives you a bit of insight.

    The scooters are new to me since I lived there. And it appears that you can just leave them wherever you go. How much do they cost? And how useful have they become for mobility?

      Yeah, the scooters has become a thing in the past 3-4 years I believe. You can literally drop them wherever which I don't really like because it can start looking like litter with scooters just lying around in random spots. But there are company workers that go and collect them every so often and re-set them up in certain high-traffic spots. I do see people use them and can see the benefits to using them when you just want to zip between a neighborhood, but I don't think it's probably an everyday way of transportation. It costs $1 to start and $.44 per minute (not sure if that varies by time of day, kind of like an uber). I've never used one so I'm not a pro at it.

      @@AllAboutLivingInAtlanta , I don’t think so. Oh ya I did more than I should and wasted too much money. But to choose a place to live where you can be close enough to frequent those places? That’s seriously troublesome.
