    I've been in Atlanta (North Fulton County) since 1982. I'm done with Atlanta as soon as my oldest son gratuates from UGA next Spring. One of my biggest gripes is that we only have ONE airport. They brag about it on the news how we're "THE WORLDS BUSIEST AIRPORT!" like that's great for the user. Sure you can get a direct flight to most places but when you have to be there 2 hrs before your flight and wait on a 30 min TSA Precheck security line, just adds more time to your travel day. Hell, if the drive is less than 7 hrs, I'd prefer the drive than dealing with the crack staff at the ATL airport. Oh, and add corruption to your list. Can't wait to move to a lake soon. The Californians can keep the ATL...

    Native born Atlantan here. I absolutely HATE Atlanta. I find almost nothing here of redeemable value The traffic is horrendous, it's too crowded, and the humidity is unbearable. The only time I feel good when I'm in the City of Atlanta is when I remember that I won't be there long. The metro area isn't much better.

      Yes, we have humidity but I don't think it lingers as much as in other cities like New Orleans, Houston, or parts of Florida. I can bear it for a few months. Traffic has gotten worse - no denying that!

    I think the reason for roaches is that houses are not built with quality in mind. They focus on "eye pleasing" results only. Nice cabinetry, furniture, pleasing layout, vaulted ceiling, etc, whatever. However, behind the kitchen counters, the bathroom cabinets, and other places, the builders leave small gaps between the walls and the floor because, eh, who cares, the cabinets will cover them up anyway. Similarly, pipes going through the floors and the holes are not sealed because why bother, it's not visible. There's at least half a quarter inch space (or more) where the water pipe comes through the wall but instead of sealing them off, you just put a shiny ring around it and call it done. You can't see the space and it looks good. Done. If builders would pay attention to these non-visible areas, they could solve the majority of these bug issues. But they cut corners and don't wanna bother or waste time with the small things.

    if you look at Atlanta on the map, the major roads look like a wagon wheel which when compared to a grid system is a horrible design. What in the world were interstate designers thinking when they merged 75 and 85 through the city vs keeping them separate with 2 or three connectors. If they had, Atlanta would probably have a lot more grid like areas and better traffic flow. Update: I posted this comment before she mentioned the grid system.

      Ugh, I wish we had more of a grid system! Not sure what the thought process was on the design. I think the city just exploded before plans could come together.

    as a big architecture follower, i agree with your statement regarding all these boring midrises we are getting in atlanta. the same consistent 300 ft apartments with a parking deck are bleh. but i will say, the o4w New City developments(as well as much of the w midtown ike you mentioned) are some of the more exciting and attractive developments ive seen anywhere outside of nyc and chicago.

    I agree with you concerning "luxury apartments". That term is a misnomer, s fallacy. Using that phraseology is just a way for marketers to feed the ego of those who are susceptible to vanity. And there are plenty of people who perpetually dwell in that category, so I imagine business must be good.

    I went to that school on North that are now condos. It was Highland Elementary. I went there 3-7th grades 1968-1971. I love that part of Atlanta. At the time I lived at the Clinton House Apartments directly across the street from the Clermont Hotel. I don't know when the Clinton House Apartments were torn down, but there's a newer apartment building there now that you almost captured in the video. We'd often walk down to the old Sear's building... Ponce City Market. We also spent many nights at the Briarcliff Bowling alley .. three or four doors down from the Majestic (I think maybe there's a gym there now), washed lots of laundry at the laundry mat (I think where Insomnia Cookies is) and had many dinners either at the Majestic, or Dolbies (sp) .. torn down but would have been next door to the Majestic in the now Publix parking lot. Lots of interesting memories. Loved the walk about vlog

      No way! I always try to envision what that school was like. When I've been in that building to view a loft unit, the main hallway definitely still screams "school hallway."

      Yes, there are certainly pockets where multiple offers still exist. If it's move-in ready and desirable neighborhood/schools, I certainly still see bidding wars. I helped a buyer secure a home recently in a desirable school district and it's in an area that is still short on supply - multiple offers and we had to bid $50K over ask and throw in some really good other terms. Hang in there!

      Thanks for watching! And since I recorded this video - more of the trail has been done. For example, right at the beginning of the video - much of that gravel section is done. And they are currently working on the section through Piedmont Park. It's certainly a popular trail.

    When I moved here in '99 ATL, it was metro 4.5 million. Now, it is 6.5 million with the same infrastructure. And there it is. Even the back roads are usually backed up.

      @@hectormcmillan1501 hey! Not at all. I did have one interesting moment though. I was leaving to go to the gym at 4:50 in the AM and there was a troubled person that was probably on something - was just standing on my street and then knocked trash cans over. That was over 7+ years ago. I hurried to my car and went on my way to the gym. My neighbors have lived here for 30+ years and they said VaHi was different back then. Not as popular of a place to live. But these days, it’s a pretty chill place.

    Looks like historic Ludowici Tile on that older commercial strip on southside of McLendon at Clifton Rd! That used to be everywhere in Atlanta, and a lot has still survived.

      I had to go and look up what that meant. lol. But yes, that tile can still be found in some little shops around Atlanta. I love the look of it too.

    I was looking at homes last night on Zillow. Specifically the midtown neighborhood and Sandy Springs. I feel as if the market in those neighborhoods are a bit high. Couple that with higher interest rates and I think you have your answer. As for condos that’s a hard pass. Due to the HOA costs. You can get a good price on a condo. But the HOA costs are out of control.

      Yes, I was just talking with someone this morning about the condos and I think the high interest rate coupled with high HOA fees is keeping many buyers away.

      same thing with every market I have been looking at my partner and I are looking at properties in GA and NYC budget is up to 800k. In NYC could get a nice condo for that money but the HoA on average is 1k a month and is likely to grow over time. Houses are the bet but the inventory is wonky and over priced by 50-30 perent, now is probably one of the worst times to buy. A correction is due and buying right now would be buying at the top of the market with era high rates.

      Prices are too high. It's crazy that builders would rather sit on completed homes over 12 months rather than lower to more affordable/realistic prices!

    Kinda agree decent lists. But if you want to see experience brook heaven but with off calendar events from the Asian and Hispanic communities Duluth, Suwannee and Alpharetta would be a good options. Specially when it comes to new concepts restaurants.

      Thanks for watching. Yeah, those are nice suburbs. I specifically concentrate on areas ITP and wanted to create a list specifically for those that are focusing in this area...but def Alpharetta is a popular choice for a nice suburb and Suwannee is really pretty too!

    What do you think about the east side of sylvan hills near woodbourne Drive?? To the right of Parker’s on park. It’s not as nice as the northwest side but I’m wondering if it’ll follow the rest of the neighborhood in due time. You can still get a good fixer upper for like 210k

      @@mannyerick7235 I’m not totally sure. If it does improve I don’t think it’ll be a quick turnaround. Maybe if that commercial area along Metropolitan would get more exciting, that would help. I find if the area is not right on the Beltline, the area is much more slow to develop.
