For future buyer pls consider buying from this developer as their management is quite bad. Im having high water bill issue and their defect check team is unresponsive. Even previous defect check submitted more than 4 months ago also issue not solved
I checked out this project few weeks back as well but mainly for the Phase 2 project, and I believe I could have visited the same unit as yours if that's the show unit that the developer provides. Overall my impressions after visiting 99 Residences are positive, the area is huge and facilities are abundance, but too bad the unit design is not up to what my wife and I's liking as we found another project with better unit design. Anyways another fantastic and informative video. :)
@@mountainguy4710 I ended up picking Amira Residensi (opposite from 99 Residence over the MRR2 highway, right next to M Nova), specifically the Type B of their 4 rooms Dual Key unit design due to how well both units blend with each other as a big unit itself, the layout offers a lot of flexibility for furnishing, plus the unit is bigger and cost a lil lesser too. But it's just my own preference, may be different than yours. The slight downside of Amira is the location lar coz if I wanna dine out I need to drive but just a short distance only, another con perhaps its facilities may be less impressive than 99 Legends (Phase 2) but for me it good enough already.
Heard from an agent that can still smell a bit depending on which unit you stayed, but the dumping site in question will be restructured with more advanced processing facilities soon so the smell should be solved eventually.
@@HarryTheDadNice to know! UEM staff says the waste site will be relocated in like their next 10-15 year masterplan, as they plan to have medical facilities next to the site. But recently noticed it has expanded instead.

But ya I guess there's always pros and cons to everything, can only hope the more advanced facilities can indeed solve the smell issue.

@rndom_2110 me also live nearby this residential (kg aminah, only 5 to 8 minutes from 99residence) since i was born but then our family move out. I still can't think where the pond is in that area, what i can recall, is only tanah kosong and semak samun.. there's a pond but not on that project.. i live there since 1985.. for the traffic jem, what i understand is, those residents road is from flyover not from the roundabout, so it's easier to enter from batu caves via flyover then enter on those residents road, if your coming from jalan Kuching, there's a few more jalan dalam u can use to avoid that jakan kucing jem.. that's what i thought,. But still, im buying this project (phase 2)😂😂😂😂
could never understand KL developer/architect idea of keep the "void" which do very little in terms of natural lighting and turn moldy in no time, making the whole walking home experience so dodgy.
As a resident of 99 Residence, I am satisfied with the quick action of management office. The defect has been done and for the complaints issued has been listened and action has been taken too. I have moved in for a month and so far everything is just good. 😊
They built the Reach at titiwangsa with crazy good reviews too. Then their insanely fast full effort response when there was drain pipe issues after VP for 99 Residence is very impressive. Not to mention lake park tower being a success as well together with the beautiful tapir filled 99 wonderland park. There are some talks about their management by those old agents and pasar aunties la, about family business office politics this and that, but as consumer, the products they deliver so far are very impressive and value for money. As a nearby resident, it's easily comparable at night when you see the occupancy rate of JL99 vs EcoSky. The build quality stands out exceptionally when compared as well, given that nearby projects are usually priced much higher than theirs.

For 1380 sqft, the living/dining space is considered small/narrow. The entrance door looks small too.
