I would say this is better than what I expected from the previous visit to their sales gallery. The effort of the developer in trying to integrate so many element within one project is simply amazing. To combine a residential tower, a shopping mall, a skydeck, a hotel, and a corporate office all together is super technical especially the privacy and security aspect.
That always showcase the intent of the developer to pack as many talking points into one project as possible, resulting in a great sales performance. Not only that, they also made improvement to the existing site's infrastructure. The main road was widened to include a buslane, pedestrian walkway with guardrails. Then the connection to the neighbouring commercial area was enhanced via a roundabout behind the building. The cleaning and treatment for the river fringe is still in progress.
However, we can observe the high number of upcoming launches around the location. This verifies the demand within the location, but it might contribute further on the congestion of the road unfortunately. So it depends on what you want. In terms of convenience, this project definitely has it's advantage:)

if it's fully furnished like this, then will there be a risk of defects being ignored ah? since you mentioned before that having some defects is kinda expected given the nature of construction
Only those “aesthetic” type for defects lah. For water leakage, window tightness, water pressure and other utility type of defect will still be very obvious.
Defect filed all got addressed in about 4 months time while they VP-ed about 1200 units. Kudos to the developer Kerjaya Property.

The workmanship is terrible . Not worth the price per sqft . I personally feels we fully furnished units has more cons than pros .

I too bought a yet-to-be-completed condo project with retail space in KL that seemed delayed by Covid. It would be interesting if someone who bought the Bloomsvale project can share whether the "Date of Completion" is in their SPA and what happened during the "quite a havoc situation" before VP.
I just realized my SPA for yet-to-be-completed condo project has
1. no clear "date of completion" mentioned
2. no clear segregation of retail and residential units
3. seem that if/when completed JMB and later MC will have to manage both retail and residential spaces
My family are new to the KL property scene and looks like we are now not in good shape after putting in a hefty amount of deposit years back.
Great review! Any plans to review Amaya Residences at Damansara Avenue by TA? Similar concept with mall, office tower, hotel and etc. Would love your thoughts on that project! Merry Christmas to you and your family!
The resi next to the site seems quite nice as well, and convenient since it is just walking distance to the mall

Actually there are 1 lift can access from residence carpark to mall, but they didnt open up access yet

Wanna ask have you came across developer that’s developing a property in a lease hold land (remaining 50-60yrs) and they said that they’ll renew it for new development. Is it true ? Are there any thing a buyer can check to gain more confidence in signing the SnP? Or if Bank approves the loan meaning shouldn’t be an issue. Tq !
Definitely can see the appeal and convenience of having a mall next to or below the residential areas, but man am I always pessimistic about such malls don't do well and how it affects the overall image of the entire area. 😕

good luck to the traffic whoever bought here, and that's today; 1mega condo finishing soon.1 condo handover key soon, 2 approved and 1 in construction. 1hour journey to midvalley during peak hour is no longer possible, 1.5h-2h maybe.
