  • In between significant addresses such as Mont Kiara, Desa Park City, and Dutamas, United Point seems to be one of the self sustaining building around that area where it's a mixed development.
    There's a mall, retail, and residences where all of them compliment each other. The main highlight would definitely be the high density of 2500 units. On the good side, you'll enjoy lower maintenance fees and that numbers can attract better tenants to open their business. But on the bad side, the privacy and accessibility due to the high number will be a concern.
    This is a project strategically leveraging on Duke highway and KL Metropolis. But the micro site condition is not as pleasant.

    Great review, made me check out the building for my next rent. But from visiting the place and speaking to the agents, i believe the rent is much much lower than the figure (range) that you mentioned in the video. Now you can get as low as 1.3k, without furnishing of course. Even fully furnished also can get 1.7k - 1.8k.

    Actually you should keep an eye on the project which is completing soon opposite UP. Its former name was Mulberry, not sure what is the new name.
    This project has been abandoned and revived couple of times since its commencement in late 90s.
    Why I think you should take note of this project: - density from the 90s, definitely not 2500units.
    - units could be much larger against today’s products
    - clay brick as masonry, not many modern construction use this material.

    I always accidentally dashed into DUKE from here. The entry from Jln Segambut in United Pointed is u turn and dashing left turn within 300m. It takes skills. PE ratio is quite high over 3 blocks , would be better if under 2000 units. The Maxim Majestic Cheras would be a strong competitor to it as that project has no pylon n within walking distance to MRT without outsiders to malls but just residents.

    I pass by United Point so often going out to KL from Kepong! Glad you finally reviewed this huge landmark project haha. Never knew the mall looked that good, hope the condition can be kept well. Agree on the density & the accessibility. The road under DUKE is known for very heavy traffic as people are reluctant to go to KL with DUKE directly due to toll :( That facility deck is also quite sad, feels a lot like afterthought realising they had so much space to work with. Definitely going to be a challenge to rent out with East Parq as another alternative which is nearer to shoplots & the competing Legend Heights next to it. Thanks for the great work, Sean :)

    Thanks for the review Sean! I've seen this property when they were still. And I agree with your view that the downside is 2500 units, too many imh. Also, the turn off for me was because of the toll haha. But its good to see that their retail shops are doing great.

    Good video as always.
    Bedrooms are small! The 1 would be an office at best. I wonder if more people would prefer 2 larger bedrooms instead. But good job by the developer to bring affordable units to KL.

    I went there yesterday at night. Occupancy is still low based on the lights I saw from the place. But I like the environment downstairs, it is like a kids wonderland. Spoke to the Aeon staff downstairs. Apparently, it has been opened since Mar2020. Guess the COVID situation is not helping with filling up the occupancy.

    Many years ago, before UP was completed, my parents place can still get KLCC view. Now big wall blocking the view 🤣
    But props to UOA, as always, delivering highly efficient, standardized and well executed products.

    The layout is exactly the same as Green Residence in Taman Desa. UOA seems to have a knack to acquire “no man’s land” parcels and develop high density projects. One observation though is that the location of these developments are extremely strategic

    Very nice, the view the layout. Just that the windows in bedroom 2 and 3 could be better, its too high and small. And yes, rent out will be difficult.. unless cheaper than other. Kudos, good review

      But the HDB will have like bench and round table lah. I think this is really quite empty.
      It can be the venue for AGM and stuff lah, if the resident council plan it well.

      the facility is kept to a minimum to reduce service charge to apartment component.
      Playground at retail area to pull family with kids to the area, thus generating the much needed critical mass for retail.

      Have you gone through the 4 basics yet? Get your intention and loan eligibility sorted out first, then check 20 different projects around to determine whether this Perla is cheap or expensive.

    Btw just want to add on
    I like how uoa put effort to make the mall more vibrant such as bringing 'pasar malam' aka food stall to the mall
    Definitely attract more people to that area
    Some of my friend bought here also because they claim this mall will be the only mall with cinema within segambut / Mont Kiara area
    But then uem also expanding their publika area with new launches such as solaris parq which they plan to build another mall itself
    Nevertheless this mall at United point may do ok since it's such an ultra high dense condo

      @@iherng what a joke. goodluck in getting tenants with this price. Top up a bit and you get a condo of similar size in ParkCity, with only 300+units in the whole block, much more livable.
      with this type of furnishing in UP, max I will pay is RM1600.

    2500 unit x roughly 3 person per unit = 7500 humans
    10% would be 75 person will be swimming at 1 time. Gym will be like? 2% = 150 dudes weight lifting.. 😨😨😨

      Erm, but the lift are divided into high floors and low floors. I guess that will somewhat help. But on the bright side is you'll enjoy lower entry price to the units.
