Actually not that bad this time, as the developers have retained a decent amount of the original property’s character for once. But 9 million for just an apartment with generally quite small, closed-in (but nicely appointed) rooms? That’s crazy London pricing for you!

Thank you Matt, I loved this tour! This apartment is just exquisite throughout, the attention to detail is superb. Decor wise the only thing I would remove would be the swags on the windows because they make the windows look smaller by bringing them down optically speaking, although they are tastefully designed to give the apartment the sophistication of the traditional style. My concern is the beautiful marble bathtub; I'm pretty sure they had to reinforce the floor to support that heavy piece. I give this property 10 out of 10, it's just amazing!

Loved the wall treatment in the apartment. This is one of the first apt I've seen where the ceilings sis nit seem like they were right on top of you.
I think it looks great, good high end finishes, good colour schemes. Maybe a more contemporary kitchen than the one they(cabinets, cupboards) have apart from the marble worktops.
But again the price reflects the location more than anything. London being the capital, hub of everything really.
I liked this apartment, the fitout was restrained but high end. No gaudy sparkly overdone bits. The biggest negative would be no car accommodation,
Now that's how you interpret luxury in a tasteful manner. Beautiful. Only minus points is you need to always have the lights on all the time in hallway and foyer because natural light can't get in that much.

Hi Matt, the apartment is fantastic, such high quality fixtures, furniture etc, do not understand why in such high priced apartments and the vast expenses on the un-suits the actual toilet is not behind tinted glass giving more privacy… plus where did they purchase those sensational fire places …. Just fantastic…. Friday night Euro Lottery is £110M … if I’m lucky I will give you a call ?
9 million is a bargain considering flats in the next building go for 60 million 😂

It’s gorgeous inside, whoever the interior designer is absolutely got everything spot on perfect.
The only problem I could find is that it’s in London, as a expat I find it mind blowing that anyone would want to live in London as it’s such a massive dump.

Very nice house, but for this price I would have expected a more spacious bedroom, etc. But I love the design. Feels very homely, in comparison to those massive ridiculous mansions

That closet in the primary is extremely small. No one spending 9 Million is going to be happy with that small closet. Everything else about the apartment is lovely especially the location.
Is this really worth £9 million? It’s nicely finished but you could get a huge house on Wentworth Estate for the same,however I suppose it’s all about location.

London real estate prices are ridiculous. £9 million can get you an huge mansion just outside it.
That would be my move. Countryside and throw in a couple super cars. Youd still have some cash left over.

For someone who has already houses by the river, lake, seaside, in the woods or in the middle of nowhere, that won't be a problem 😉
I think the problem is the people they aim for. The central London houses are "playground" houses for the rich. They do not even live there more than a few weeks a year. The problem is that for londoners, it raises the prices so heavily, that most of us cannot afford it. Should limit the number of people that can buy these properties (mainly foreigners) and make it compulsory to stay over a certain period of time every year (9 months or so), so it would drop the crazy prices.

Aside from the exaggerated amount... the idea of having a sofa in front of the entrance door to the living room is not a good idea to look at. It is preferable that the color of the entrance be brown, the same as the color around the TV, and that the chandelier be smaller because it is annoying to the room... Also, the kitchen lighting is annoying because of its proximity to the gas. It would be better if it was closer to the roof... The first bedroom's design is not good for movement or viewing, the heater is wrongly placed, and the closets are large in proportion to the room! The office has many annoying things, including the combination of colors and design. It is preferable for the toilet to be facing the entrance, not the bathtub, in my opinion, but the colors are wonderful.♡

I loved it, but where was the bathroom for bedroom 4/study? Also the 2 smallest bedrooms were too small and I gather there are no amenities nor concierge services?

It is very apparent who the target market is. Rich and middle eastern. They are the only demographic who will respond to such an expensive yet tacky array of furnishing and finishes. So many reflective surfaces, those ridiculous chandeliers that are so bright and kitsch, those dated window treatments, ugly artwork, and the classic tv above the fireplace.
The price is insane 😢

It looks like an exquisitely finished and presented apartment, clearly exceptional work. Especially love the spectacular bath. It does seem a bit ambitiously priced, especially given that it's not actually the penthouse (there are less attractive mansard floors above) and it's road rather than the park views possible in the building. But given the calibre of design/execution involved in it's refurbishment , in these days of ever increasing costs a healthy premium is certainly due. Wishing the developers every success !

No there are nets, which means pigeon problem, as the apartment is close to Hyde park, it does not surprise me, those buggers make a lot of noise when mating and in the morning
