I had an adjuster yesterday that said he was to scared to walk a 1 story, 6/12 pitch roof. Blew my mind!! He had cougar paws on!!!! I said, well hand me your phone and chalk stick and I'll do your job". Roof approved. $16,500 roof.

The condition of the decking itself proves complete replacement is needed. If several locations are soft, removing the shingles covering them will probably expose most of the roof anyway. BTW, I live around Green, Ohio. Ten years ago, I had a house inspection, in preparation for possible relocation to SC. My inspector said I had hail damage and leaks (which were visible in the MBR) so I called my insurance. Their guy came out and said no hail damage. I contacted a specialist who came out and he said "hail damage". It just so happened that multiple neighbors were placing claims for hail damage and they got approved, but I was denied. I paid $7k for replacement of roof, some decking, new gutters and extensions over porch roof to prevent erosion, fixed chimney cap and screens and other misc carpentry. At the time I thought the price was high, but it's got a lot of peaks and valleys and judging from some comments I've seen on your channel about folks paying $25k for a roof replacement, I am happy. We ended up staying in the house. And our roofer ended up with roofing 3 other houses in our neighborhood.

I've had 20+ roofs where I met the adjuster and before inspection I said "hey this is not a slam dunk roof by any means, I totally understand if you can't approve it, I won't fight you on this one". So what is the advantage to bitumen shingle roofs? As opposed to something like purlin/.48 steel or tiles? Is it cost? Because here in aus you could tear off a tile roof that size, redo all the purlins and put colourbond steel up for $45-50k AUD which is like 30k American?
I mean, steel/terracotta will give you a solid 40-50 years with maintenance even in coastal areas and concrete tiles will last 100 years with very little maintenance required at all, a repoint every decade or so and you are golden.
In the case of this but tiles I could have both swapped out and done correctly in 2 hours. Just curious is all. Love the content thinking of shooting a couple of my own for Aussie roof styles.

Me and my brothers own a house together, and the roof is now 70 years old (concrete roof tiles), and overdue for a fixup. Estimate to change to a steel profile roof was $25k, but we’re budgeting with $30k, and still have another $5k on hand for any surprises they find underneath. They’re starting next week or the week after…

I want to see before and after.
I got rid of my hugh sky light for every reason you can imagine. While they look great, that is all. In summer too hot, winter too cold. So cold I could not take a bath. I had mine replaced and it helped hugh on electric bill. I just had my roof replaced due to hail damage and had to fight the insurance company. They wanted to patch a 14 year old roof and I said no. I appealed and won. I have a beautiful roof now. I went through the spec list myself to see what I could was done. I found appx $4k worth of stuff that was allocated and not done. I caught the roofer not replaced 1/2" drip edge that was allocated to a 1" drip edge and made them do it. It left exposed edge to water between roof and gutters. I had to do a nail sweep because they lied and said they did it. I showed them they didn't. I might be a woman but I know what is right. I don't trust people that lie and cut costs to put in their own pockets. I made them reimbursed me for the 6 bundles of shingles that were not used. My repair or patch job my roofer was charging was $7k vs replacement $25k. While the roof looks good, now I don't trust them and they will NOT get a referral from me.

This one is awful. If there really is wind on that it may be worth a try. If it's ACV, the adjuster might not batt an eye and just cut a check for $3k-$4k and close the file. The homeowner could contribute that to a new roof. If RCV, there would likely be heavier pushback depending on the carrier and the individual adjuster. It's not repairable but they might just slope it either way.

Had issues getting my roof insured (new homeowner) even after 2 inspectors gave it the stamp of approval. The issue was it was "unknown" when the roof was actually built. I knew this roof was pretty well cooked. It was the original and the house was built in 1976.
Had a licensed roofer actually take a trained eye look at it to see how much time he thought it had.
    I'll try to summarize.
    1. He noted that the shingles I have, arent largely manufactured anymore (3 tab)
    2. In the years hes been doing roofing for his dads company (about 11 years) hes never came across venting for the attic down the sides of a hip roof. Leading to fears that water damage might be a real issue in the attic.
He recommended a total roof replacement but since I havent noticed any leaks or water damage, he said to wait. Unofficially it has about 2 or 3 more years before it has to go and hes hoping prices will be lower by that point.
Managed to get my house insured by using the previously home owners company but already saving up the war chest to replace the roof. I'm curious though. What's your thoughts on cedar shake compared to asphalt shingles?
As a side note. Not planning on pinging the insurance when the time comes to replace in a couple years. I wish the previous homeowners did so because based on what the roofer said, theres ALOT of patchwork up there

This is definitely a complete tear off with prob a fair amount of structure and plywood roof decking repair. Def a do it yourself roof job. Anybody that says ur wrong is just idiotic. I’m a contractor and you would be shocked the things I’ve seen that have been done by supposed real contracting companies. Not to mention the bullshit estimates where a disreputable contractor says it’s repairable and quotes a low price just to get the job and then when he starts the project he says…”Mr & Mrs Johnson you won’t believe what we found?!! I’m sorry to inform you but once we started to work in doing so we uncovered so many probs that we just couldn’t see in our initial estimate bc they were covered over but sadly now we just have to tear it all off and replace it”!!! This happens a lot and the Johnsons are now stuck and bc they are not contractors they just nite the bullet and agree to the complete job. Some would say but isn’t that what needs doing anyway? Yes you would be correct but by purposely misleading the customer by offering a less expensive repair this contractor starts the job and has the Johnsons over a barrel bc they feel obliged to just let him do the repair and pay his price. Whereas if the contractor gave them a legit estimate stating it was indeed a complete tear off, the Johnsons would at least have the option to compare bids and estimates.
