I had to have an inspection in TN prior to sale. A man showed up for the inspection. He planted a termite by releasing one in the bathroom while he was alone. This enabled him to get payment for treating the house prior to sell. Never saw one before nor never had any damage on the house. I was naive.
I am going through that rigth now. Just bought a house in South Carolina inspection came back with no termites 2 months in found termines goint up into the attic. Company who did the inspection does not want to pay for anything. I will need a lawyer to help with this.

Not likely ,one swarmer would not be enough to warrant a treatment without some more evidence

What was the outcome of the lawsuit?
Inspectors aren't allowed to rip out any of the structure to inspect.check the Back of the form to see what is and isn't allowed to inspect

I bet the company is found not at fault ,sounds like the report exclusions would exempt the company from fault
I doubt this could have happened ,just get a second opinion
