      In up market buy at 70% ARV in down market buy at 60-65% ARV.
      Real estate is a cycle of procent apreciation and procent depreciation or stagnation.
      In boom credit cycle apreciation go from 20-30-40-50-6-80-100% in 1 2- years in some market and after will crash to the historical level price to local income ratio.
      USA House Market big bubble in some city becouse of credit - money creation cycle of gov and central bank policy for defficite and excedent cycle.

    Thanks Elisa for sharing the great details as usual. I bet that yard added a good amount to the budget. I had a house sit for 3 months before finally getting an offer from July to October, and took a nearly 0 margin, so I feel your pain. Thanks for being honest on the channel too and not presenting it like it’s always easy

    Everyone is going to throw in their two cents, and try and tell you what you should have done different ! You did a Fabulous job on your flip house !!! It looks totally up to date and refreshingly modern !!! I don't think you could have done anything better than what you did ! The house looks spectacular !!! The fact that it didn't sell immediately like you are used to, has nothing to do with your decision to fix this house up, it's just the market ! No one wins all the time, it's part of life and to be expected !!! You are doing a phenomenal job, keep it up !!! Times are difficult on everyone right now, we just need to roll with the punches !!! It will sell to a very happy family !!! 😃

    Some plants take decades to look nice. I hate that they all get removed. Newly planted yards look sparse and ugly. If a buyer knows little about plants one might not appreciate what has been done. Nice yard though I loved the rose bush though shame it's gone now.

    One change I would suggest is adding a border of river rock to keep the mulch from spilling out onto the concrete. It's a tiny little thing but it draws the buyer's eye to the sidewalk instead of the beautiful front door you have chosen.

    I love everything. The only think I don't agree with is removing the coat closet. The coat closet is typically also used to store the vacuum cleaner, broom, and other larger household items... not just coats. The only place is I see that now, is all the way in the basement laundry room. I've literally not bought houses because of lack of storage like this.

      I agree with you imo not a good idea to remove coat closet . A lot of Reno’s seem to take away storage especially for the things you’re referring to.

      I think this is an interest rate driven problem. The work is impeccable, and very tasty. The problem is that the Fed is making cash tight and expensive at the moment.

    Why did the Fed raise rates? Because of inflation. Why do we have inflation? Because of Biden and Democrats excessive spending. I’ve been in the mortgage industry for over 30 years. I predicated this would all happen when Biden was elected president. I sold my home in June last year at the peak of the market. We can expect continue rate increases, falling home prices and a recession in 2023.

You guys have ZERO respect for American craftsmanship and architecture. Go buy a NEW house, and let us ENJOY original and historic architecture, PLEASE! 😡

    I would like to point out the mulch just spilling everywhere and the outside is what ppl see first. Over here in missouri there are plenty of houses now. In 2018 we could barely get one and settle for one that nobody wanted . Now there are too many and no one buying. You could get a 100k house back then and is now 200k is ridiculous.

    Every flipped house I looked at when buying couldn't pass the inspection without major red flags. All the paint in the world will not hide HVAC, plumbing, termite, and foundation issues. When I estimated what it would cost to "fix" the flip, it would have been 59% of the sale price, higher on some. I spent probably $2000 on inspections before I found one I could "afford" to take on.

    It's a really nice flip but the market is really difficult. I am renovating an apartament right now in Germany and will just rent it out. The rents went up since the Ukraine crisis and it is not worth it to put it on the market now.

    lol, you can gold plate that house and it won't matter. Interest rate so high that you need to make 250k-300K a year to be able to get a loan from the bank for a house in the bay area. Other than cash buyers, you're out of luck for the next 8 months.

    The concrete staircase in front of the house is horrendous, you might want to try changing it with a wooden deck, stairs, and handrails.

    From the outside th house looks very small, with no windows, and kind of ugly. But on the inside it's like another dimension and it's huge and beautiful. So sorry you having a hard time with it. Maybe it's just the economy or location. Lovely home.

    I love what you did, especially in the backyard. where you connected all of the levels and made it so welcoming and as social as a person wants it to be. The rest of it is done well as you always do, I love how you kept the light coming through in general. Painted bricks are fine with me, the house I bought not to flip, about a year and a half ago has painted bricks, and I never thought I would like them, but it makes such a difference. I will never undo it! Good work, as always!

    Here is another lesson you can learn, im also a flipper, so the guy right next to me when in and try to filp the house, he when in making a lot of noise, saw running, even when they talk in their backyard i can hear them loud, i have put up with their noise for 2month and couldnt take it any longer, so i call the city, they came over shut them down, and it has been sitting there for over 1month, i dont hear anything from them or any work next door, lesson here is dont just come in and making noise pissed off the next door neighbor.

    I wonder if a different color on the house would make it stand out more, its so white now. I'm not a fan of the fireplace brick paint, the grey makes me think of my high school's painted concrete. Can you tell us what the potential buyers didn't like about the home? Would be great to know their opinions.

    It is a gorgeous and inviting smaller home. Only changes I would make is to not have had the sink on the peninsula. My personal preference is to have the island or peninsula space uninterrupted by sinks or cooktops. I agree with the comment regarding the gray paint on the brick fireplace. I think a lighter color would be a better option. Even the same as the wall and break it up with a floating mantle of some sort. If there were room in the budget for a half-bath on the lower level that would be really nice, but I realize for flipping purposes why that expense may not be worth it in the end.     Sorry to hear that....To me a big downside is the living area...the placement of the fireplace, entryway and stari and hallway openings makes it very hard to lay out a decent living area. The TV would have to go on the small slice of wall opposite the window. But you cant extend a couch on the kitchen side because it would break up the flow to the kitch/dining...further to that point your back would be towards the fireplace. I think you get alot more value had you closed off the stairwell and made the opening from the hallway...or barring a big change like that, you would need to work on staging the living area to make better use of the space and allow buyers to see how it could be used since it is an awkward space

      Both times a new front door (with frame) installed cost me $2000; once from Lowes and once from Home Depot.

    Except for the fireplace, I never agree with painting brick. You turn a house with no maintance into a house that has to be pressure washed and never can go back to brick. Also, I never agree with doing away with a garage. Now you are leaving your car out in the elements, you can't have a charger or the extra storage for a mower or whatever. What homeowner ever said, yes let's have less storage...it doesn't have to be coats, but anything you want in a closet.

    IM SO HAPPY TO SEE BLOOPERS AGAIN.
    I’d love to flip houses and get my ideas out there. Unfortunately that’s a wealthy persons hobby.
    Hopefully the market is back to early 2022 movement due July. You did a great job with this flip. I see you painting the fireplaces in that gray to mute them out and almost make them disappear from the room.
    Have you thought of doing a mortar wash -removing the hearth and adding in a wooden stained faux beam or even (what I see is popular) removing the hearth and having a ceiling length concrete veneer fireplace? Then you could tint the concrete whatever color goes best with the home.
    The grey ruins the look for me. It’s a sore in the wall. Consider these on your next flip!

    Everything looks amazing!
    A few details that I noticed…
    the exterior front window trim was painted grey but the window trim was white on the rear of the house. I also would have faced the fireplace in the same marble-look tile/Schluter edging as the bathrooms vs painting the brick and upgraded the exterior deck railing to be more appealing/let the beautiful views and backyard speak for themselves. - If I’m seated, I’m looking at railing because it’s what is at eye-level.

      Im in entirely complete agreement with regard to the FP. It's the one thing that just jumps off the page as a cheap-out. My attention was to the small bathrooms and lack of dual vanity anywhere but it's a compact footprint and little anyone can do but that Fire Place stood out like "HEY!! There's a WHOLE lot more could have been done here!!" and it was left SO lack-luster. Not good!! Would have taken so little to make a huge "WOW"!

    I really can't believe you didn't sell that beautiful house right away. Even with the market, the way it is that's an amazing job you did. Sorry you cut down that tree that apparently was obstructing the view. Wish they had just trimmed it down. As usual, your stagers are right on point! Less is more. They Always have clean, simple but elegant. I love that they don't try to "fill in" each & every space. It's so distracting when dtagers place so many unnecessary things all over just to fill a space. Space is good & your stagers have what it takes to make everything aesthetically pleasing. How you sell quickly! Good luck. 🥰

    We cannot sell our flip as well in Baltimore. Everybody just scared to buy. We started to advertise it as rental. Good luck with your sale. You did awesome job!

    The staging was off! I saw no area for a media room. The living room furniture allowed no access to the view or fireplace. Downstairs the couch was put against the wall , that a entertainment area could have been .

    Interior is awesome as always. I think a big deck at the entrance would have been better. The front garden doesn’t really serve a purpose. So buyers may have been put off knowing they would have to change it themselves. Nice views tho!

    I am a fan of your flips and have learned so much by putting your creative ideas into action. I also flip homes, and have had success trying different styles, including Victorian, horse ranch, desert, contemporary, etc. Like you, most of my homes so far luckily sell within a month or less. This home in your video is very thoughtfully done, and the end result is wonderful. I love the openness and how you maximized the great views. Also how you changed the laundry area downstairs into usable space. The light colors chosen make the interior of the home seem more expansive as well. I see this current financial envirornment of high interest rates a great time to buy. I am open to hold for an indeterminate time as homes for sale in TX, NM, and AZ are currently flooding the market where I primarily do flips.. When sales warm up eventually, and interest rates come down, it will be a big relief. Flipping should become easier again.

    ahhh yeah the market! I could not for the life of me guess why this house was sitting for so long. The only singular complaint I had was the glass dining table. and obviously that wouldn't have anything to do with the home sale. I was SOOOO confused until you spoke about the interest rates

    We are currently in The Great Housing Bear Market, 2022-2032. This 10-year housing depression will see homes fall from 50% to 70% over the 10-year period. The house flippers are trapped by buying too high and spending money on renovations that will bankrupt many flippers. The homes are suffering from one central fact: There are no more home buyers. Home buyers cannot afford nor qualify for homes. This is growing to a high level and creates the illusion of a housing market.

    Really good choices in the finishes of this flip. I like the way you modernized it without a huge reno. I had to sell one of my flips to another investor because the market was softening too quickly. I still made money because I bought at a huge discount but gave up about 30k in profit.

    I don't see a $$ return on spending money. replacing real hardwood flooring that appeared to be in great shape with composite flooring. Cost $$ and time. Nice job on kitchen! Backyard is nice!

    This market condition is very difficult for house flipping. But I like this flipping as well. I was wondering if a larger retaining wall and some Italian cypress trees would make better curb appear

    If you stay in the flipping business long enough, you will eventually have a loser. Flipping while the economy is in flux can be trickier than many unforeseen upgrades. But the house looks great, and you have learned to be more conservative.

    The inside and backyard look great but the front of the house look plain like a mobile home. Front of the house make a huge difference. Maybe re design and add windows and more depth to the front house and add values. I like the property but I ain't got million to pay a plain looking house from the front

    Unfortunately, inflation has caused home renovation costs to increase and higher interest rates are causing home prices to drop. Hope things get better in 2023.

    The inside is wonderful, but the outside is uninspired. That white window with the dark frame around it, detract from the look of the house horribly, and if that were modernized somehow in the entranceway made more appealing. It would go a long way to leaving a good impression. I think the inside is wonderful though.

    Nice transformation. You are very young and have a lot more to learn in that business. Most importantly greed and/or ignorance is a recipe for loosing in Real Estate.

    Others in the comments seems to like the white exterior. Personally I thought the natural brick was more attractive. I like brick...non painted brick. For paint I would choose a complimentary color like green or a dark teal. White if not paired with natural elements or color can give a cold sterile feel that is not homey. White/off white usually reminds me of cheap apartments instead of classy warm and elegant homes. The exception might be a colonial style home where the white with black is traditional. Basically I would choose my pallet to fit the home and neighborhood.

    Part of your loss is you bought the house when the housing market was high and the materials were more expensive due to inflation, and now the market is declining, which slows down the sales of home in some areas.

    use articles "take the home off the market" not "off market" Use the plural form when appropriate."since the fed started to raise interest rates" not "interest rate"

    The inside is good but the front is structurally not interesting. It’s just a window and door. It needs a better structured front.
