If you have a business of this type it'll be wise to invest in a small auto floor scrubber. It'll cut your time in half for large areas as in this video. You can remove the used stripper and rinse the floor at the same time. Also, I use a 2 gallon pump up sprayer filled with water to flush old wax out of corners and edges after scraping them.
I've gotten in to the whole custodianship industry in earnest as of late, and doing this aspect of the job I find necessary. so, I thank you for the informative and very instructive video! cheers from Canada!
Buy a floor scrubber is worth it trust me expensive but worth it, also make sure you don't let the stripper dry other wise you are doing the job twice, and it's better to start with the edges especially if you do it by sections you don't want your edges looking bad so starting with the edges it's better for straight cut lines. Also it helps to lay down floor neutralizer out side the area you are stripping so if the stripper does run all over the place you don't worry about stripping sections you are doing. Also to do along an edge use a scraper to get the wax out its faster and your edges look better doodlebug helps but scrapers works best.
Nice vid , thanks for the input , i have owned a grl cleaning business for over 2 decades , and we provide floor jobs to all our accounts at least once per year . One thing we do is that once the person doing the stripper has stripped an area of 8 x 8 , the clean up guy gets in front of him doing the clean up . So both of us are walking backwards while doing the cleaning . For scrubbed / wax only we get .022 per sq feet , and for heavy duty stripping/ waxing we get .048 per square feet . I did an open space hallways only scrubbed/ waxed 4 hrs , and made $1040 .00 , minus my 17 years old helper pay , and $100 on stripper , and wax .
lol this guy knows what hes talking about. Ive been doing this 7yrs now. Man those pads dont even compare to those brushes. Definitely use stipping brushes if you can help it. In smaller spaces id use a orbital machine. But for big spaces like this I use a floor scrubber with stipping pads on it.I wished I had known about stripping brushes when I first started. A lot of times you have to work with what you have until you can afford to get the more expensive efficient equipment. Also there are a lot of deals out there you just have to take out a lot of time and find them. I managed to snag my floor scrubber for 400. All it needed was batteries which was another 499.
I gotta get me one of those stripping brushes. Those black stripping pads get loaded up with the slurry on the floor and it makes it hard to cut thru old wax build up. You got nice equipment and looks like you do really good work.

Hey sorry I'm replying so late just came across this video I use to strip and wax floors at my old job for a cleaning company . When you get to the waxing portion you can either use a mop bucket with liner or carry a little pour bucket but work from the opposite or back side of the room from the door or if your working in a big space have a cut off line and work from opposite in to your cut off line but you always need to leave a way for yourself to get out and let it dry without stepping into or over wax normally in the rooms I'd work from back wall to door . Also I was taught you lay one to two coats around the side then after those focus on the majority of the floor but the sides. It blends it in well and also reduces bubbles and if you or someone has to re-strip it you won't have soo much wax build up around the edges .
Great video. The stripping brush is definitely the way to go. I inherited a elementary school from a guy who only scrubbed and re coated for years. A Complete nightmare. Pads gummed up then just sat on the top of the wax. The brush cut through.
Dealing with this issue right now. Although I’m the custodian. We usually just used a brown pad and diluted stripper and it worked well. Hired an outside company this summer and he screwed up the whole school floor. Now we have to figure out how to either level his sloppy work or completely strip the years of wax build up.. 🤦♂️ any advice from anyone would be appreciated

Some floor finishes (waxes) are self sealing and don't need a separate sealer. Some finishes do need a sealer. If your tiles are in good condition, it's not necessary to use a sealer unless your floor finish calls for one, in which case you do really need it. I prefer a single coat of sealer personally even on good tile, but you can get excellent results either way. I would recommend choosing a sealer that can be removed by the same stripper you use for your finish. Some sealers can be a real headache to remove. If you have damaged floors, like the ground in circles left by wheeled office chairs, then sealer is a huge boon, even with self sealing finishes. Without a sealer, those damaged sections will soak up an incredible amount of finish, needing many extra coats to look good. I usually put a medium coat of sealer on the damaged section followed by one or two thin coats across the entire floor before waxing.

I use the same 50 gal can, I put a spicket at the bottom so I can open & close as needed, just open it a chemical flow, turn off when needed, also serves for finished mops, scrapers ex,
some will disagree, but at times I will use a hard black floor pad and scrub small problem areas dry...it can dig into the floor, so be careful...I do this on VCT floors at my work and it works like a charm....cut pad into a few pieces, then use a piece under your foot and do a little dance over the dirty wax spots...again, be careful but this does work
i do the same exact thing with the barrel i fill it up with the stripper and water its a whole lot easier than using a mop and bucket i also use a small pale to sling the water and stripper from the barrel
I like black pads, but have been using brushes more lately. My local guy got me a Carlisle 80 grit, .050 nylon brush for $250 in the 21" size. Five pads costs me $43. I use the pads when the floor has been burnished and the wax doesn't want to let go. I put and extra 50 lbs on the buffer. That will kill the brush fast. If the floor comes clean using Bare Bones, mop some on, extra in the tank, it is good. The brush will last as long as 10 boxes of pads. Only when it is giving me trouble do I go to pads.
It depends on the floor. If you have vinyl floors (LVT, LVP, sheet vinyl, etc.) then yes, you will rapidly destroy the floor even with a stripping pad, let alone the brush. If you have VCT flooring, like what they're working on here, then it depends on the condition of the floor. If it's very old, or if the tiles weren't glued down properly, then the stripping solution can loosen tiles from the floor and the brush can pull them up. Keep an eye out for loose tiles, tiles that are curling up at the edges, or places where water comes up from between the tiles when you step on them after they should be dry. Try to vacuum any stripper that has gotten under the tiles out and keep a spray bottle of vinegar around to neutralize those areas quickly. If your floor is in good shape and was properly installed you can strip it many many times without issue. Stripping pads and brushes contain powerful abrasives and every time you strip the tiles bare you'll also be removing a tiny bit of material from the surface of the tile. This is generally fine, and helps get stains and scratches out from the tile surface, but it is "damage" in a way. You can do this dozens of times before it has a noticeable effect though.
We just got our 17 in stripping brush last week and just used it last night I like it but pads are a little better when there alot of wax especially when there alot of wax... and cut off lines are vary easy just get towels or a blanket and do your cut off...
We used a huge aztec machine with propane to strip floors but in manhattan propane isnt alliwed so you need a small machine like his with a brush (no pads)... and a wet dry vacuum with a squeegee
by using swing machine, he barley has to use brush on edges. A tip I saw in comments.. strip edges and corners first, to aviod walking on slippery floor.
Please inform me how can you scrub that quick and then. Vacuums it up? The stripper needs to set for least 5 minutes then you need to scrub for a while then vacuums it up and probably repeat! There must be like one of two coats of wax on that floor
I got to strip the floors on my job.I never did it,but my cousin keeps the floors waxed.What I wanna know is,why does it looks dingy around the edges?I think my cousin didn't use a bag to keep the finisher from being contaminated with dirt and debris.The boss keeps harping on the dingy dirt looking substance at the edges.
Personally I would've used one or two 30 gallon auto scrubber machines , for a space that wide , because you won't half to worry about the cord like what he's using and also the auto scrubber is chargeable up to 3 to 4 hrs , which the job will be done in half the time. Oh yeah, it also squeegee's up the stripper and sucks it right up in the tank of the machine.
I can't understand, for the life of me, why people in our business use actual stripping pads. When I first started, I used them only to find that I was wasting a lot of money. The brush is actually way more cost effective, more efficient, and does a much better job of removing wax from floor, even stubborn wax.
we do 20× bigger than this are only 2 ppl but we use the scrubber machine & manual tactics, basic stuffs like mop, water scrapers, black pads & a squeegee
Brent dove neither. I use a stripping brush for all vct, concrete, or tile floors. Also, if you were using a pad to scrub and recoat it should be green. White is for burnishing, red is for light cleaning.

i work at walmart they need to see this video we all the time telling im about thing over and over they dont let us do all the flooring in one nite they have us do it in parts and cut lines we keep telling them there is no way to stop cut line making a line we say once you wax to the cut line of old wax it will show they play know it all when they are wrong lol
I wax at walmart also how would you do an entire store in one night genious ??? Please tell me that?? You can do cut line with a scraper and mop and if you really suck ask if you can leave one tile unwaxed till next night and have a blank tile the direction your going. Some you can't leave un-waxed becuse would take to long to get to that area so when you come back to that area better practice your scraper technique
Wet vacs come with front squeegee they are twice as fast and easy to use than doing it this way. Poor guy will wear out his back doing it this way. I can see the passion otherwise a good video

Is it better to start cleaning on the sides than starting on the middle so you dont need to step on those areas you have already cleaned.

I followed the Zep 3 Step method and they recommended the sealer for their wax but note taken ! Thank you for the advice 🙏

depends on state/country... here in nyc a toys r us like this one costs about 7k-10k to strip and wax depending on how much wax they want and labor

because if you just add wax to a dirty floor, it just covers up and magnifies dirt. strip wholefloor and start again

The auto scrubber requires regular maintenance, so do the batteries.

This guy is like Trump, interesting information but his presentation makes me unable to watch in its entirety... this job needs a floor machine so you could add quarterly maintenance into the bid. Maybe he doesn't have the budget for the right gear.... Good on him for grinding it out though
