    Net 30 was the biggest pain in the ass. I was out $2,500 from 10 different jobs over three weeks just waiting to get paid! I wasn't aware of this till it happened and they didn't mention it.

    Property manager work is ok if you don't mind dropping your quality for the "Landlord special" I would worry that doing landlord bodge jobs could harm my reputation for quality work.

    If the property management wants to short cut jobs, I tell them I pass and to get someone else to do it cause I don't want to he responsible later no matter if I have email and/or text proof that thats the way they requested it done to be cheap just to pass home renter assistance programs. I love painting empty Condos. 3 story, 3 bedroom n 3 bath.....in and out in 3 days if there's no wood trim to paint. Just blast my reggae music and I'm good to go with an 18 inch roller and 10 gallons of paint. Then 4th day tackle all maintenance in the unit....light bulbs, faucets, clear drains, change out toilet seats, blinds replacement, pressure was front area and driveway, clear gutters then trash dump everything the old twnants left behind plus boxes from all products bought into trailer then off to city dump. Such a good feeling to see it all clean up nicely. Problem is I'm a little nit picky on my own work and I should be charging much much more and they know it. They don't even ask for prices.....just a text or email with thevaddress and off I go. You know your prices are low when they don't ask for bids or pricing and you've been with them 16 years.

    I worked for a property management company and everything was good for a little while until one month they owed me about $3,000 ($1,000 was for supplies-I used my money to buy supplies) and they refused to pay!

      that's terrible!. Do you have written invoices?. I would sue them and threaten to report them to the realtor board.

    Yes PM in my city are very cheap and s lot of them do the work them self or pay a low in house hourly.

    Everyone who works a regular job has to wait 2 weeks or a month or whatever to get paid. Why should it be any different for a handyman. Living pay check to paycheck is not a me problem either it's a you problem.

      A handyman working for a property management company gets paid once a month and he will have to pay for all supplies, which he’ll get reimbursed for.

      One time they owed me 11k for a month. After that month I refused to buy any product. I hit home Depot and they pay at will call and I pick up. Not wasting my day job 8 hour money for property management companies that want the lowest price possible but excellent work.

      @@geraldgreauxjr.7106 Ya man that sucks. I'm not a big property manager, just a small time landlord. I always do that pay at will call tho it makes everyone's life easier.

    you forget to put versus investors. anytime handyman knows its an investor the price is increased times 3. everyone in the business coming in contact with an investor they try to get in between their wallet.

      Investors are not investors without experience they earned! They know what is fair versus robbery...............

      I'll be honest, any interaction I've had with flippers has been terrible. Worse than dealing with cheap property managers/home owners.` I got a vid about it coming out soon.

      @@utubehandyman they are called 'investors'. flipping is just one activity we do in realestate investing. im sure 'investors' have stories a mile long about handymen, agents. i know i have. ive had embezzlement, theft from agent, handy men and contractors. some went to jail and some lost their license. so now i vet anyone i come in contact with. changing their llc does not help them either. i still know they are up to no good. you should not be offended though because once you do good work and are honest all is well. peace.
