    Sir you took an emotional decision here. Buying a house was a very good decision 2 years ago because of the low prices and low interest rates. It's completely opposite now. I am myself waiting for the housing market to cool down in next few years

      Waiting for the housing market to cool down is a foolish decision. Year over year, prices will always go up. You can hope it remains steady for a couple of years with high interest rates but its never going down to pre pandemic levels.

      Himanshu Sharma don't wait buddy if you buying it for living, go for it if you have proper finance available with you , because mortgage rates will increase in coming future and secondly you are paying some rent that could be same as your EMI ,so at least you will have some thing in hand after paying for few years ,but if you pay rent it will give you nothing Brother, rest you better know about your situation,it's just a advise as a INDIAN friend,

    Living in Delhi, Mumbai, Bangalore and then leaving those cities and moving to Bhopal, Madhya Pradesh, Haryana for the sake of purchasing house doesn’t make sense in terms of education, lifestyle, health care(bigger hospitals with better facilities,) will 100% make a difference in future. Thats the reason people living in GTA are trying to work more harder so that they can afford houses in GTA only as they also know what it looks like moving to small town vibe.

    You made your decision in Complete and Pure Senses. If I was you then I would also do same kind of calculation like you did for not paying mortgage more than usual rent. I also like the idea of long term investment in strategic location. Everything makes sense. I have also heard people buying expensive homes then they caught themselves in difficulty of paying mortgage which makes no sense. They just buy to showoff which should not be the attitude for lifelong. So, well done and happy journey in new home.

    So coming from a financial advisor, here are some tips which I dont think he researched or took into consideration:
    Reason 2) If he wants this as an investment property should he move, the bank does not debt service the whole rent as rental income. Most banks only consider 50% of annual rent as rental. So he will have to rent at more than the mortgage payment + taxes + 50% to actually nake it count as " house being fully paid by the tenants"
    3) Borrowing Capacity will be affected, because his credit bureau will show his full house payment going out. Ofcourse by the time he actually moves into a new house, alot can change. But all else considered normal, he will use up his borrowing capacity.
    He is right about having this as investment property though for a long term approach, if wife makes good money, they should be easily able to afford a better house, he also would have options to pay it off during mortgage renewal period upto a certain extant (usually 10% prepayment option for fixed rate mort. each year without penalty, or full pay off at renewal time)

    Thank you Sahil. Really impressed by the planning you did to buy your first house. One of my friends is on a 50k annual income bracket before taxes. Do you think a lending capacity of 50k times 4.5 would get him a house or condo of around 500k? Your insight would be quite appreciated.

    But a house at 400k in Kitchener Waterloo area does not seem correct.
    You might be quite away from even KWC area, don’t see 400k house possible in KWC area.

    IDEA FOR VLOG after 45 age limit when applying for PR points are impossible they say ? *Sahil you haven't said yet if 40+ or 44 years can still come to Canada either as student or is a visitor visa better and do the rest of the things after that ??* Any comments ?? *ALSO can anyone at this age also do EDUCATION which UNIV are open to it and what about VISA chances ? compare it to **#USA** or go for Masters /MBA in **#USA** because of the age and then go to **#Canada** and get a job ? CEC category and that also possible ??* And do you still think USA - education wise, univ wise is a better deal and option comparing to CANADA !! ?? Please let me know !! ANY SUGGESTIONS

      Ravi, 40+ years can come on study visa. many mature students already there on study visa or completed study now and onroute to TR to PR via PGWP. only things your study plan must link to your previous study or work experience and it will show progression. you must hv sound bank balance to afford study. on visitor visa you can come but you cant achieve anything... buying lmia/work visa etc... are Ponzi schemes. don't look into it. if can afford study in Canada at 40+ and it add value to your previous study or current work experience. you will get study visa. i hope you got your both answers. USA is better or no. its out of syllabus. after study where PR is easy USA or Canada. of course in Cañada PR is easy... USA will take ages to get green card 3 to 2 to 1 etc.

I edited some parts of my question and post study also after a age specially this 45 crossing is told NO POINTS WILL COME OR GETTING AFTER THAT is impossible even after 1 year CEC work experience in canada ❓ please have a look.. However an executive MBA or MBA and which country and then which CITY is a big question !! If Canada then which Univ .. top 5 you think is the best bet and the location ? On top of that question stil is USA education is ofcourse ranked higher ..so how much difference does it make and then STARTUP and JOBS are available in USA more right ? Salary too and higher position jobs ? Not just labour ..or low paying jobs .. and if it is STEM then 3 years you get and try got H1B .. THEN the point comes get experience and or start working in CANADA and then shift ?? Is that a good idea and do many do that ?? Or you would say at this age still try Univ first in Canada ?? Of course all the documentation, visa waiting period, such high level of preparation for Canada is much much higher and a lot of things to be submitted and complicated (possible but takes months and top univ like UBC, ivery etc etc - not sure if it's possible ) !! Now next ⁉️ what would you now add to your answers ..

      @@deboraabh you are mixing many things. whts your priorities. you want education and PR or education only. where Canada or USA. is family will also move with you. for mature students Canada still is best option. that's why mature students choose Canada. if you get admission in TOP 5 Uni. study visa chance's are easy. CEC is not a problem after 1yr fulltime work experience. even PNP option also open. city you have to decide based on your affordability. people pick uni in Atlantic provinces or periere province due to TR to PR is easy. getting education in USA on H1B VISA, YOU CANT work in Canada. you still need work permit or job offer, its same thing you are in India or USA. its take 2,3 months to get approval from uni depends on which intake you applying. getting admission to visa overall wont take more than 8 to 12 months. i seen many of my friends in same age group complete the whole process in 4 months to some in 12 months. don't try college. you might get admission but visa chances are low. try admission in uni only and if you already have bachelor go for master. if you hv masters. thn go for MBA or specialized master program. all must be align to your study and work. if you want to move with family at 40+ to settle somewhere, Canada is best option.

      @@amitrajoria4548 single and will hopefully settle down again new in the new country (you think there are chances to start new in Canada too or same points to both countries ? Also - considering I have some little close and some closer family members , sister in USA and cousins In USA I should go to USA ?? ) .. SO there are some family and relatives in USA already Settled so is that a MAJOR factor I should see ?? that's why i was kinda weighing both options though I do need the PR etc as well or GREEN card sooner .. so what you think is best to do in this scenario with these factors and being SINGLE now ?? ..
      Next comes age and univ well - so you are saying age doesn't matter for visa !! Recently i am seeing a trend where univ are saying ok to higher age as well except a few and the agents are anyways non knowledgeable on any aspect .. so I'll have to figure out and contact univ directly.. if It is Canada still as a choice then how's Uof A in Alberta and food enough or shall I surely try UBC and top 5 in MBA and you may know any recommendations and how much doff it makes in future .. now next comes the fields and industries which I'll think of later but have you seen EMBA full time option too by the way instead of MBA and how does that figure out or span out you think ? BTW...

      I still remember almost 2yrs ago, in one of the videos of sahil bhaiya, he told he got about 68-69% iguess ( n that in govt college) i.e good score tho...
      But ithink now it could be same, means i can't say but 70% good enough to get admission in MMB + ilets should be 7 for universities
