    Wow , i thought id never say it but after watching this im very impressed with the developer and the management unit. They did SUCH a great job in optimising the experience given what they have. Cant fault the design of the units, the views, the maintainence, even the refuse area is excellent. One thing they cant control is the surrounding areas, traffics, electrical pillon. Good job, well done. Thank you again @iherng for always reviewing objectively and no bias! 👌🏻👌🏻👌🏻🇲🇾

    Very nice layout leh, there's no wasted space like mini corridor walkway which mean indirectly all rooms so huge :). Very very nice place for own stay so silent...setback is not direct access to highway, give and take situation. Thanks for the review again 👍👍👍

    Hi Sean, i would like to thank you for your time and investment in this video that shows an impressive work from your side to highlight a series of building house and give a glimpse of the malaysian market. As a french citizen, i am very interested in buying a house in Malaysia since three years already, but i have some issues regarding the management in some building, could you make a video for foreigner to underline the two sides of the buying process. Moreover, is it possible to use airbnb in some areas or is it forbidden ? thanks again sean , great work.

      Hi Abde, thank you so much for supporting the channel.
      Just a brief answer about the building managements, all of them are formed by the residents. Then indirectly forms a certain level of customization to the management style. Some may allow the use of Airbnb as majority of the owners in that apartment are investors, some building management may forbid airbnb because it's their home. However, every building allows long terms rental arrangements.
      Well, they are just concerned about the privacy, noise, and the security aspect of having strangers in and out the building. Personally, I don't really like it if my neighbour is an Airbnb unit where they are just different people every week.

    If there is a lack of car park space for those social housing condos, why don't they use the space below the electric pylons?

    Sean, could you include the surround necessity such as school & kindergarten too? As this Riverville only have 1 school (SK Petaling 1) nearby and its pack like a sardine aha

      But great suggestion. I would suggest to really drill down in google map if you really find this property promising. That would be more efficient.

    I like the location next to a river... But barbed wire fencing is a bit scary no? Also the common spaces look a bit too much like a shopping/community centre to me...
    but the unit itself is amazing, one of the nicer ones you’ve shown in a while! super cool, the view is just 😍😍😍

    what do you think about Meta City in Puchong South (near to the Sfera)
    Has access to LDP SKVE & MEX. They will make direct access from/to LDP.
    Will have link bridge to MRT2 Putra Permai
    Will have 6-acre sized mall with cinema, and possibly Cold Storage + Isetan, and also office tower.
    Aloft Hotel by Marriott is confirmed to be there
    Do you think the MRT2 and this mixed development will bring growth into this Seri Kembangan/Equine area?
    The 450sqft SOHO unit has SPA price of around 350k, nett price is 286k. Semi-furnished. Do you think this is a great investment? But the surrounding areas already have abundance of studios such as Zeva, 3 Elements, Galleria, Equine Residence (completing soon) & Equine Residence phase 2 (future launch).

    I used to have the same concerns as you before I moved in here. But it's definitely better than my old house in Cheras. Cheras is forever jam.
    In the past, there were no pylons installed when entering into the condo. It's installed around end of last year due to numerous drivers not sticking to their lanes and "makan" ppl's lane + double/triple parking issues., so the pylons have fixed those issues. I personally feel its good to have it since I've seen before some of my friend's condo only have 1 lane for entrance/exit due to uncivilised ppl who double/triple park. Imagine yourself driving halfway to go back to your condo and another car coming ahead of you. Who will give way when both can't reverse?
    Anyway, I really like it here, the surroundings is not a major concern for me. The unit I bought is facing the same direction and layout as the unit in your videos. But I styled it differently to maximise every inch I have in my 1300 sq ft unit.
    Nevertheless, awesome review!

      I think you misunderstood the word 'pylon'. Pylon are the steel structures that holds the electrical cable across the country. What you'll be referring to would be bollards at the road side.
      In that case, I totally agree about having them to have a better carpark and entrance experience. 100%!!
      Also, congratulations on a super value buy for such a great home to live in!! *envious betul hahaha=)

      @@ling67 Actually there is not many "rempits" despite the flats around it, mostly are residents in the surrounding area are on their bikes going to nearby shops / running errands and they usually ride their bikes slowly. No racing or stunts etc. Noise at night is very quiet and very peaceful (weekdays still busy with cars around up to 10pm but not noisy). Some people are scared of this area due to the surrounding flats but based on my personal experience, when you have problems (eg. car problem), people around there will be the first to help you.
      My balcony view is high floor, facing the Klang river and kesas / npe highway, still no noises (only annoying pigeons and crows sounds sometimes in the early weekend mornings). Residents here are mostly small families / young couples and for own stay. They are respectful to one another, no loud noises and very helpful most of the time! Residents here are very vocal about issues, hence the JMB takes action very very fast to solve problems.
      Traffic in front of the condo can get pretty packed during peak hours 8am - 10am and 6pm - 8pm as the condo is very near to the main road. Sometimes coming out of the condo, have to wait for passing cars to go by before I can drive out to the main road. But it's bearable to me after living here for 4 years.
      The only issue I realised after 4 years of living here is, during the crazy rain in Dec 2021 and March 2022... the road heading to the condo entrance tend to banjir a little. Cars can still pass but the water level will cover almost to tyres level. Cars that were parked outside, some of it were submerged in the water up to tyre levels. So now if got heavy rain, the only thing I'm worried is water level rising in front of the condo entrance. That's just my fear but resisdents here always update one another is got roads banjir what alternative roads to take. There is an emergency road entrance that will be opened up if the water level rises at the entrance of the condo
      Hope this helps! I can't speak for all residents here, but at least that's the sentiment I got based on the residents group chat and feedbacks.

    I think one VERY IMPORTANT major aspect u failed to mention is the humongous amount of crows here. (notice i didnt say numbers bc theyre uncountable!!). I dun want to say anytin negative bc d condo looks nice but lets be transparent n honest that no where do u find this amount of crows! U say d nites r quiet, so i presume u were here nightime , then im sure u heard loud crows in all d trees very late evenings to maybe 8-9pm. Not mentioning d shit headache on cars and sometimes our hair if we walk to pasar mlm. Eventually as d building gets older, the crows will be nesting in corners n nooks n invade d water tank areas. Ive lived near Riverville land over 20yrs n ive seen numerous ppl get asthma or cough etc due to the areas unhygenic. Even a doctor told me many yrs aho this is a very dirty place (the air) to live. For ur health dun live here if can afford. As u can see, i cudnt afford 😄. I suppose we will see d consequences when we get older or have young kids with skin rashes n frequent coughs/asthma.
    I just had an idea, perhaps u cud tell us in ur future episode how bad d crow condition is in ur reviews. Thanks🙏

      Totally depends on majlis pembandaran to do their job, we used to have the same situation here at Dengkil and MP here did good on cutting down tree branches regularly and destroy their nest eventually crow were gone in a few years. And a major problem is food waste management, crow are the same with stray dogs and cats, without food they will move somewhere else
