    Love the terrace house review. Appreciate more of this type. Always wonder it makes more sense to buy a old house and reno it vs newer apartment unit.

    safety would be my number 1 concern too. I have lived in both gated and non gated and would choose gated 99% of the time.

    Thanks for reviewing such an interesting property. The ground floor layout of this property remains me of a clinic. The front and back walls might be built with the intention of ensuring privacy for the occupants.

    The pigeon hole wall looks nice for me personally, but my wife will hates it as it's a maintenance nightmare.. + birds likes to makes nest there too

      Why they don’t use perforated metal/aluminium architecture instead of cement pigeon holes ~ easy maintenance, lightweight and also affords privacy n daylight??? ( you can “angle some glass planes to obscure direct look through those glass = eg the easiest r glass blocks wall with Naco window/louvres)
      Also, Trees??? in kitchen or creepers in kitchen~ extra spices for the cooking? add some bird shit n insects then.

    Well I agree that still need to spend a lot of money for the remaining renovation but the location here is awesome because I stay here as well.

    Can the bank value this including renovation cost? I think you mentioned in a video before that valuer cannot take all the renovation cost into account.

    Agree with everything you said iherng….. my further comment is that the property does not have enough natural lighting…. Electricity bill will be a concern. The designer really didn’t think everything through.

    tu la.. one thing that i really2 can't comprehend is about the carpark space. they've spent so much to extend the house, to maximize the interior space yet, when it comes to carpark, usually make half covered la, or not covered at all. malaysia is either super hot or heavy rain, so i think they didn't bother with peluh or basah hujan.... kot. worst, some only left for one carpark space only. other cars need to park on the street.

      That's because when you covered up all, you will be losing daylights shining in the hse. The house will be more stuffy and hot as well as the air to enter the hse is limited.

    I'm sorry, going to be cynical and play devil's advocate.
    Asking price for 1.23m.. Good luck even getting 900k for this unfinished house with so much oversight in design.. I hope you can share the name of designer so we can avoid them. Also HIGHLY DOUBT ANY BANK WILL VALUE THIS AT 1.23M. Therefore good luck getting a loan to match.
    500k renovation cost is silly.. I hope the owner is lying to you to justify their asking price. If someone spent half a million on this... There better not have been a standing house prior to his renovation LOL. This house probably needs another 50-100k to complete the "vision". Sean you have been too kind on this property.. should have really spoken from your investor mindset.
    Anyways - just my personal opinion, might be wrong.

      Haha. Not all properties are for investment. Sometimes it's a space to splurge on your family.
      Also, this house has also gotten the value from banks because the renovation mainly increased the built up, which is recognised by valuers.
      Your budget of RM 50k-100k is barely enough for furnishings actually.
      But in comparison, what other landed property can you get for RM 1.23 mil with such convenience? Imagine this is the place you grew up in...

      ​@@iherng Fair enough, I totally get that - not everything we do makes rational/monetary sense! I was being extremely generous with the furnishing haha.. Happy Garden would still have plenty of other double storey link houses at a similar price point. The person who is willing to splurge circa RM1.5m on this house at this location at this state... would have to be very emotionally invested in that particular Jalan 9. I salute the owner in finding that family.
      In contrast, it may just be the start of many more house conversions to come in the area? but is the market willing to accept this price at the current status of the neighbourhood? Never say never i guess? Thanks Sean!

    Last time landed houses can have car parked at the road side where the drain inlet/lamp post/trees located,but nowadays many owner make their gate from wall to wall so technically there are no more place to park at the road side without blocking someone else’s gate…for people who have more than two cars are forced to park further and further away and eventually they will need to park outside taman and walk inside if all of the houses owner decided to upsize their gate from wall to wall,noticed this happening in a lot of places

    1. Lack of natural lighting. (see point 2)
    2. Zero outside view. (all rooms don't have windows facing outside)
    3. The living room very small... sacrificed due to the 2 rooms at ground floor.
    4. The asking price though...
    5. Some time this kind of "bespoke" design is not for everyone... thats why harder to sell.

    why do massive renovation and then sell at much higher price? it is for higher margin? or is it better to do minimum renovation so that can sell cheap. more prospective buyer and buyer also can renovate whatever they want.

    That’s why it’s important to hire a proper architect to design the space properly. It is very unfortunate the end product lost a lot of opportunity for good design intervention.

    Hi Sean, thanks for reviewing this very interesting property, and in OUG some more! Would like to ask you some questions about the vent blocks design at the backwall of the house. You've highlighted in your past videos the uses of vent blocks in different properties and I found it very interesting. For this case, since the backwall is directly connected to the external area of the back alley, would this be a problem when it rains (rain water dripping in), or a source of entry of dust/leaves or maybe pests? Thanks again and keep doing what you do.

      Hi. You will definitely have water splashes in the rain. Dust and pest are another nightmare. You may install net to the vent block to address the pest issue. Normally, vent block is used as the first or external layer for extra privacy. Right behind the vent block, it potentially an internal garden for indoor viewing. However, you might still need a layer of security, suggesting a full height glass sliding door for you to enjoy the internal garden but at the same time give you the protection from weather and pest.

    To me, the layout is poor even after renovated. The 1+1 (not 2) bedrooms is kind of turnoff for me as landed terrace has normally 3 decent size of bedrooms. Also, I hate washroom without proper and natural ventilation.

      Unfortunately that's true. They didn't maximize the facade, which can be openings for the bedrooms. Well the owners did what they thought was nice, so now wait till someone agrees to it then.

      Highly doubt the bank will loan you the full amount for this property because the Selling Price 100% no where near market value. But only way to know is to apply and find out

    Crazy Reno price put in just to sell the unit .. also it’s a bit of wrong concept of modern n traditional inside the place with so many unfinished business for 500k it should be proposed built up with interior design , kitchen cabinet , appliances

    Facade is nice but inside is very bad planning . No natural light and natural ventilation in the long corridor , should be very hot inside at the night time .
    I think owner didn't appoint a good architect to design the house .

    The exterior is like WAH...should be nice~~...than masuk....HAIYAAA.... so conventional...is like the owner thought of going all out with nice unconventional industrial design.....suddenly handbrake for the interior..disappointing....sorry wont get this house, i rather buy one rm600k....and fork out rm500k to redesign myself. I would prefer to have a void in the middle to get sunlight into the middle, as the house is long....the balcony sealed up both sides...suppose to feel airy, but that walls makes it so cramp....haiyo cannot la....is like neither here nor there. The house have so much potential......wasted leh.....

      True, that is why feng shui always says. Do not have your house stand out too much by either the tallest or shortest around that area. I guess it is true.

      That's my nightmare of living landed non gated community. The crime rate here is seriously high. Experienced burglary every few years until I moved to apartment with guard.

    half a million for this renovation is so crazy. ive seen way better terrace house transformation that could cost 100-200K..
