Inspiring stuff! We all know in Australasia that saving or side hustling makes next to nothing, but the only way is to transfer paper wealth through improvements on one to buy more and more property. But huge downturn here in Nz a couple years ago just when everyone brought into the Fomo and worry property only ever goes up - places across the whole Nz dropped 20% unless they were areas that never increased in value prior e.g. Southland. Many buyers were mum and dad investors where the salaries didnt match the borrowings or buying their 20 yr old kids $1M properties. Nz had basically same circumstances we are seeing in Aus now and there is definitely a debt ceiling so to speak before property starts falling. If your portfolio is >40% real equity you''ll be all good. But seen many cases where in Nz young people traded up $1M to buy a better house or property portfolios with like 10-20% equity up to $1M being entirely wiped out as those prices a couple years ago were on paper prices but not what properties would sell for if need be
@@Josh-vc8lr Something like 40-50% of his portfolio is acquisition in the last month or so, in addition to over-inflating his property values. Time will tell Josh-vc8lr. Time will tell.. just looking out for people so they understand that overleveraging has huge consequences. Pops was a ceo in nz, he thought against people who borrowed more than 500k a few years ago... look where they are now in the negative
How do you buy a 800k asset with only 66k cash? after expenses (you wouldn't have stump duty exemptions at that price point) you are only left with 3% of the property value, not even the minimum required of 5%. Any hints? Did you get family security guarantee?
@Ykssssss346 it's super tough with young kids. I've got two boys under 3, so I know what you mean haha. Biggest think is to take small steps everyday towards that next property goal. Mortgage brokers are key as well as cash buffers to manage risk.
