Just bought in Richlands and have been looking in the surrounding areas between Oxley and Forest Lake for the past 6 months. Some of these numbers are wildly understated. For a modest 4 bedroom house in Inala on 600m2 that isn't falling to pieces, you'll be paying $850,000+. $625,000 is loooong gone, not sure how old this data is... Same with Acacia Ridge and Richlands. Everything is North of 800 now.
Not sure if you're very familiar with some of those middle-ring suburbs, particularly those in the west and southwest of the city, but they are actually not very commercial. Sure, there may be some pockets of industrial areas, but then so do many other blue chip suburbs eg Morningside, Hamilton, Westend that have done well. Oxley, Darra, Ellen Grove and Wacol are very well serviced by freeways, buses and trains. Oxley is about 11km from the city as the crow flies. I also find your comparisons of suburbs (cousins) with Oxley interesting. It is nothing like Durack or Richlands, which are typically grouped with Inala and Doolandella. As a local from this part of the Westside for several decades, we would group it with the neighbouring suburbs along the river, Oxley Rd and western train lines which all run in parallel eg as it runs down Indooroopilly, Chelmer, Graceville, Sherwood and Corinda. Being located at the bend of the river, Oxley is situated at a juncture between the inner western suburbs and the Centenary suburbs (eg Mount Ommaney, Jindalee, Seventeen Mile Rocks).

Recently bought in Murrumba Downs to live in, and looking to get another investment at least in the same shire hopefully within the next 6 months, so certainly love to hear your breakdown of the region, cheers Gaz
I think Zillmere will improve more faster because of ripple effect and beams road gentrification, new tunnel proposed in North Side, good connectivity Train, Bus and just 13 km from City.

You obviously haven't done full research, Bunnings was flooded, is under reconstruction at higher level with under parking to minimise future flooding disruptions. Doolandella is on Westside of Brisbane. Oxley is 16km from Brisbane CBD not 14km.
Oxley also floods…, badly - which is low risk / high impact catastrophe if it were to happen. Of these suburbs I purchased one in Darra 8 years ago which has more than doubled. It’s close to the Darra train station with plenty of express routes but not too close. I still think Darra is very undervalued given that it borders on Sinnamon Park / Edenbrooke that has houses worth double (or triple) the cost - which is where I lived for a decade. Personally I wouldn’t compare Darra with Inala or Acacia Ridge. Once the main row of shops is developed in Darra the area will gentrify. If I was a first home buyer I’d also be looking at Darra and although I’ve got enough properties at the moment I’d buy in Darra again if I could get one for the right price/location. Very underrated suburb when you consider how close it is to the city, transport options, location, flood free properties, price point, etc.
@@darkphoenix8350 it has ex-housing commission properties and will take a bit longer to gentrify which given its proximity to the city is only a matter of time. It has a bit stronger stigma attached to it too. You will need to drive to the training station from Inala or get a bus.
Durack is not commercial at all. Mostly houses, townhouses and schools. Surrounding suburbs like Richlands has the industry for sure though.
