Sometimes it feels like everyone wants to get a real estate license to become a real estate agent. Is it too late to get into real estate? Is real estate oversaturated? Is there simply too much competition to achieve success as real estate agent?
Being a real estate agent is oversaturated as there is a massive amount of active real estate agents licensees in USA.
There are 3 million active real estate agent licenses in the country. There is an average of 60,000 real estate agents per state in the country. The states with the most real estate agent licenses are Florida, Texas and California with over 200,000 real estate agents in each and New York that has over 100,000 real estate agents. With this many real estate agents in the country and per state, it feels impossible to gain real estate buyers, seekers, & clients and stand out in a sea thousands of real estate agents.
The number of homes that sold in the country last year was 5.95 million homes, so there was 11.9 million deals for real estate agents, meaning the average real estate agent sells 4 homes a year.
Most homes are sold by top 10-20% of real estate agents and data shows about 50% of people who hold a real estate license sold 1 home or less.
This is due to part time real estate agents, and some inactive real estate licensees, but this is proof of just how hard it is to succeed as real estate agent. The failure rate of real estate agents who quit and give up their license is 87% in first 5 years.
Is too much competition as a real estate agent & is it possible for you become a real estate agent or is it too late, as too many real estate agents have all the business there is to have already?
There are lots of real estate agents and competition, and just being a real estate agent & having a real estate license is not enough to be successful. If you want to be a real estate agent for money without providing value, there is too much competition for you to succeed as real estate agent. Doing the least is not enough to succeed in real estate, as there is no shortage of real estate agents who do that.
Although there is no shortage of people w/ real estate license, there is room for value-driven real estate agents willing to do work to succeed as a real estate agent. To succeed as a real estate agent you need to work extremely hard or have a unique way of marketing yourself. There are 3 million real estate agent licenses, so it is competitive to earn business of buyers & sellers. If you work your hardest to contact and service as many people & other real estate agents you will find success.
Many real estate agents, don’t have a unique way to stand out. Lots of real estate agents list a home, take photos, open houses & showings, sell the home. If you want to stand out from other real estate agents,have something unique about you or marketing to create an impression of you as a real estate agent in your market. An easy way to stand out is by using social media and video content & building a real estate brand on TH-cam, Instagram, or Tik Tok.
Most real estate agents haven’t caught on to yet that can help you separate yourself and your marketing.
If you’re an agent who makes TikTok content about your neighborhoods, cool events, or real estate updates, then all of a sudden you become known as the Tik Tok Real Estate Guy.
This is something unique and someone is much more likely to remember you as the Tik Tok Real Estate Guy rather than Bob Smith, the real estate agent.
If you can think of something that you enjoy that you can slowly build a brand around, while you continue to do your regular real estate activities, it will have a big payoff for you.
So maybe you love dogs, or have a unique diet, or work with a specific kind of home, whatever your thing is, embrace it, and start to build a reputation around that.
So can one argue that real estate is oversaturated, absolutely! But can you also still succeed in real estate? 100% yes.
If you are willing to work really hard, and separate yourself from the crowd, then you can become a successful real estate agent.
I found success in one of the most competitive real estate markets in the world in NYC as someone who got into real estate at 19 years old with no connections, no college education, and no knowledge or experience because I was willing to learn, sacrifice and work my hardest to get deals done.
