    Honestly, if you are redoing the kitchen, extend it into the dining room area. Just include a counter seating area as part of the kitchen. Thats what I did in my 2 bed 1 bath house. I now have a much more usable kitchen with a better layout and seating for 4 at the counter.

    Love those little side shelves on the kitchen cabinets. That really adds to the cottage charm. I hope you keep the phone niche. Super cute. I love little homes like this. Can't wait to see what you do with it.

    Looks like a good buy. One suggestion for kitchen - perhaps remove the wall between the breakfast bar and the stove area. Open it up.

    It’s a good starter home for a newlyweds. This home as a lot of character that you don’t see in homes these days. Looks like it won’t take long to get back on the market. Looks like the fence needs work on it from leaning away.

    Get rid of the garage. Add a master with bathroom. Or relocate the laundry roomto The garage. Because it is too small to be useful as a garage for a automobile

      There isn't room for a master and bath and you have to go through a bedroom to get to the garage. it can act as storage as well.

    After the floors are sanded, a few applications of wood bleach and neutralizer would probably remove most of the black staining.

    Wonderful cottage. Perfect for someone like me who is a single older woman. I personally would take out the only large appliance in there - the refrigerator - and put in an apartment sized refrigerator that matches the size of the dishwasher. And THEN I would plug-in a small upright freezer. That is the way I operate right now and it is an Exquisitely convenience for me because it’s so easy for me to buy too much food. You don’t need to put pickles in the refrigerator. Your other ideas are perfect in my eyes. My garage is small like that so my car stays outside even though I’m in Maine, now that everyone in the state knows what color my garage is by looking at my fenders.

    It's interesting to hear other people's thoughts when they walk through a house. I've gotten to where we just trim out the old siding. The material costs are about the same & the finished look is better.... curb appeal sells non gutted houses.

    I would move the back door to open into garage and open garage to back yard and use garage as a covered patio.

    That's a easy flip. The kitchen the only spot that needs some work. I would keep the top cabinets as open shelving. They look pretty solid. Just replace the bottoms and open it up a bit more. I would seriously consider adding more outlets in the bedrooms.

    Cute little house. It will not take much to make it into a nice starter home. The wiring is suspect as I noticed a 3 prong adapter in the outlet at the edge of kitchen counter and the outlet next to the furnace & washer dryer was only 2 prong.

    Well this has potential written all over it! Open up the kitchen, so it’s one big open space when you come in. Perhaps replace windows with larger double pane windows. Keep the floors if you can. I would do a total new bath and kitchen. Farm house style.

    Those small dishwashers are perfect for smaller kitchens and for couples, small families. They take up same space as a bank of kitchen drawers. Have had one for the past decade. Bigfan of them in small spaces.

    I like the paint Colors including the outside Color. But the Roof and floors need to be redone.

    That is not in bad shape at all. Judging by the kitchen cabinets and a few other clues, like the phone cubby, I'd guess that it was built in the late 1930's.

    Wow looks like you got a great deal? The spot for the old phone,you they make a adapter to go from either cat 3 or 5 to usb and you could use it as a charging station for phones or other electronic devices? And it might just be to much work. But might want to see if you could put the water heater and furnace into the garage space and make that area into a dedicated laundry space?

    Might be an idea to make the small garage into a living space ! probably not big enough to put a car in ! Frame a floor in the garage ,so there will be a step down from the kitchen to the new room ! Frame a wall where the garage door is . Looks like you have a cement slab when you opened that gate ,would be good for off street parking just put larger gate ! Maybe cut a door into the side of the garage so a person could enter the house through the garage/living space from the parking pad !

      There is a bedroom behind the kitchen so you would only have access to that new room from a bedroom

    I love this house! I think if you put the stove and fridge on the wall in the nook instead of on the side that it is on now it would look better. If you are allowed to put them next to each other that is.

    I love my 18inch dishwasher in my tiny kitchen. It washes plenty of dishes and give more room for cabinets

    Turn the garage into a master bedroom and bathroom.
    Put a 2 car carport up.
    Many people would rather have an extra bedroom and bathroom than a garage.
    Yes we do love garages.

      That bugs me. My brother had a house where you had to go outside to go to the garage. Connected to the house but no door to get there.

      Side door to driveway? That was very common back in the postwar houses the idea being the new owner of the little home could build a side garage or carport. I spent first 10 yrs of my life in a brick one of these with a basement, with 2 siblings and my parents. Mom would use the harness and reins on me the youngest to exit side door, walk my eldest sister to a neighbour's to play, and then back down the driveway into the backyard. Where the remaining 2 of us would play while she was inside doing housework. It was tight.

      It is very common for these small houses to not have a door to the back since the bedrooms are on the back but it has a side door

    Not a bad little house for a single person or a couple. I am a laundry snob so that stackable thing would be a no go for me. But for someone else, it think it will be fine.

    Don't get rid of that "garage". It's too small for a vehicle but could be turned into some good storage that they will need since closets are so tiny and few. I refuse to even look at a house without garage. Some of us women drive a truck and own a lot of tools.

      It's also a good place to lock up all yard mowing equipment, trimmers for trees/bushes/yard.

    I would get rid of the garage and make the bedrooms bigger. Perhaps put a carport in the back yard but then again I would rather have the bigger bedrooms and a dedicated laundry room.

    Very nice. It's wild that 2, 1's are near 300k in your area and here I thought 200k for a 2, 1 was madness. lol Yeah that kitchen needs redone imo. Is it legal for a water heater to be behind all of that? I don't hate the blue walls tbh. Will be cool to see what you do with this. A new roof will add so much value to this one.

    If you buy it I can just see those two tenants from yesterday going in and out at all hours....so I don't recommend buying it

    It looks like somebody removed some doors in the kitchen, it would look good with a couple of glass doors as replacements... also those cabinets are actual built on site real wood, unlike some of the particle board Kaka you like to use... they actually have a lot of charm... Peach very light is an excellent color, it really makes those floors pop, if you have access to the crawl space, you'd have to drill through the plate to put in some more Outlets, generally you want those on every wall in bedrooms... of course I'm not familiar with any of your local building codes... electrical could be kind of confusing for most people if you have what is necessary, it just makes it easier, especially if someone's a first-time buyer... Move some of the Mechanicals water heater furnace , any of that ugly stuff that's crowding - into the tiny garage, leave the Charming double doors for just a partial place to park bikes, Vespas, you could easily put a carport along the side...

      On the plus side, real estate investment funds that bought those super inflated prices are down 60%, which means that within 3 years all those houses will again hit the market & the higher interest rates will continue to push down price. Warren B. Needed to lose for being so greedy...

I’ve lived in the south most of my life and it never occurred to me that there are places that require one to purchase a share of water.
