thought I'd throw my comment in here. I've watched maybe at least 30-40 of your vids over the past month, mostly streaming onto my TV. I really enjoy your pragmatic, realistic approach. I see some nice design from some of the flipsters, but you have a great way of reigning that in and staying focused on your costs (which, as you note, are seldom shown by many other flipping vloggers). I love to see your decision making as you make those calls about what you will and will not touch... or just clean it up a little (basements, yards, outbuildings). The thing I admire most about you is your ability to kind of laugh off what would stress me out so much! I know you're taking it seriously, but you have a great attitude that you will be able to get through anything that seems to come up, from squatters to cracked foundations - and the real surprises when you haven't even visited the property before buying it ha, wow!. I also really appreciate your spreadsheets where you get it down to the last penny. I've thought about flipping (I have an architecture background), but I'm just not sure I could let the problems slide off my back so easily...not to mention assembling the great contractor team you have (at least most of the time hehe). Great to see all that you encounter and deal with, including the various ages and types of buildings you're handling. Your Dad must be amazed by what you have accomplished and the talents you have displayed. But, again, most of all, you really have a great attitude!
It's probably good to go through and remind yourself of the pain. Too often we put the pain aside and continue to make the same mistakes. You have many successes so don't dwell on the ugly.
Rats! I lost a bet with myself. I was *positive* you'd include a rider, using Foundation House, in here! 😄🙏Happy Halloween to you too! I had a good time watching you today, but then, I always do. So, my expectations have been met and exceeded, pretty much like the purchasers of your flips, I'd say. All the best🙏, from T.O.🇨🇦
Thanks in for sharing, awesome video! It is so good to see the worst flips as well as your best flips. It helps us all learn about spotting good flips and recognizing potential problems in any property we see!
Thank you so much for sharing this ! I wish I watched this video much sooner , I wouldn’t make the mistakes I had made on my first two failed flips . Loss tones of money and all the stress and time
I think it's like a lot of things: finding the sweet spot where you make a reasonable amount while not stretching your team too thin can be a challenge. This video did validate a decision I made years ago. I passed on buying a house in Palo Alto because it would have been a complete teardown. The house we bought instead we sold for over 2x the purchase price. It wasn't a major renovation, but we did fix it up. I think it sold for so much due to location, and that it was a very sound house. We currently live in a brick house that was built for the brother of the guy who owned the brick company, who made the bricks. It's pretty cool.
Mark, first your looking good in this video. Secondly, I enjoyed your commentary. It takes a big man to advertise his mistakes. Sorry for your lost but glad you shared. New, nice truck and rivers house also shows you had more good details than bad so that's good. PS what is happening with the old restaurant in the college town that had the homeless guy in it?
The lesson I hear is don't buy houses in Loveland Colorado. Your work is always great but getting there can obviously be painful. I like that second house in Loveland. I think the brick and stone makes it unique and the Busy Highway take that away. Thank you for reliving these nightmares
In retrospect, Iwonder if there'd been a way to capitalize on the location by getting it rezoned for commercial, live/work, and/or mixed use of some sort?
That first house could be mine...haha We got one of those old homes and you are right, they were not built like they are today. 😂 24" studs, less space for insulation with the 2x4s and balloon framing which makes it a fire hazard too.
🎃 verrrry scarrry nightmares.💀 Glad they are behind you and hopefully it will be harder to make this kind of video, again. Well, maybe after the bad foundation house...
Mark have I missed the foundation house or are you still working on it? I remember the last house in the video I also thought it would be a quick turn around. I hope this new year goes smoothly.
its so strange seeing how much houses cost there. we paid $60,000 for our home and it wasnt a mess and didnt have major projects that done. new room, fenced in yard, basement... a duplex around the block from us was in shambles however and it sold for $25,000 last month or so. i must just live in a cheap housing area....
Education is expensive, whether it's from mistakes made flipping houses or paying $40k per year for private college tuition. The most important thing is to make sure you get your money's worth.
House 1 could have really been somthing. Too bad that project manager was a tool House #3 Is watertap a well?? I really liked this house but definitely the circumstances behind it make me hate it 🤣 I dont remember the last house 😳 gonna have to go though and watch it
It looks like you should stop doing business with that wholesaler on the house that was vacant for 7 years. That house you got $438000, for is a really nice house! I like the layout! :)
Mark most people are interested in the negative then in the positive things in life. Just watch the news for 2 seconds. It's all they ever talk about how horrible everything is in America. I don't feel that way. I feel we are the greatest country on the planet.
You kept the project manager for 16 months? That you lost $20K is awfully bad accounting. You should have lost more from botched remodeling costs and the salary of a incompetent project manager.
I appreciate your telling your horror stories.
Great video, sharing your worst flips was interesting as well as informative. These learning experiences will help me to avoid similar circumstances.
Glad it was helpful!
Yep yep

Wow! Thank you very much!
Very scarrrrrry
Thanks for sharing these!
My pleasure sort of....
It's probably good to go through and remind yourself of the pain. Too often we put the pain aside and continue to make the same mistakes. You have many successes so don't dwell on the ugly.
Great video! It's interesting seeing this perspective on flips that don't go the way you want.
Glad you enjoyed it!
There's never failers mark only lessons which make you grow
Wow! The one that looked like a barn was bad.
Yes and made worse haha

That's funny, Mark putting the worst house flips on Halloween. Just keep on keeping on.
Thanks for sharing Mark. It took guts lol
Great video! Any update on the foundation problem house?
One of your best videos. I really enjoyed it.
Thanks!

I thought you would put the one your working on now with the BIG FOUNDATION problem!!!!😂😂😂
Haha, maybe next year
That's the first thing I thought!
Thank you so much for sharing this ! I wish I watched this video much sooner , I wouldn’t make the mistakes I had made on my first two failed flips . Loss tones of money and all the stress and time

Your camera looks so much better than those first videos haha. Thanks for all the amazing info!

I gotta say, your flips do come out nice. The buyers should be happy with what has been done in those home.
what is a water tap? never heard that term before.
the one that you added the expensive addition to.......actually ended up looking cute.

haha, yup

The giant hole could've been a spa, but I don't know,
What about an inground pool? Or, a sunken garden?
do you buy without inspecting them?
did you use LvP on these floors? Do you like it?
Mark have I missed the foundation house or are you still working on it? I remember the last house in the video I also thought it would be a quick turn around. I hope this new year goes smoothly.
Mark! I'm still watching #1 and I feel like 😬! I can't imagine what the others will be like.
Haha, I started with a bad one!
When you say water tap is that another name for a water main??
its so strange seeing how much houses cost there. we paid $60,000 for our home and it wasnt a mess and didnt have major projects that done. new room, fenced in yard, basement...

I'm noticing a trend... STOP BUYING WHOLESALE!!! Lol
What happened to water feature house?
We sold it before fixing it up
Ouch, hopefully that Bad foundation house will make a few bucks!
The country house turned out nice.
That first one had nothing going for it. Small lot, narrow footprint, weird and ugly layout, wood rot. That one was truly a Halloween nightmare.
I enjoy your videos!
Education is expensive, whether it's from mistakes made flipping houses or paying $40k per year for private college tuition. The most important thing is to make sure you get your money's worth.
for sure
House 1 wasnt built bad at first it was remodeled and that water feature was added by the other owner.
yup
Yea people liking old houses is massive survivorship bias. The good ones are all that remain. The bad ones have fallen down.
House 1 could have really been somthing. Too bad that project manager was a tool
House #3
Is watertap a well??
I really liked this house but definitely the circumstances behind it make me hate it 🤣
I dont remember the last house 😳 gonna have to go though and watch it
The ones you finished are very nice. The owners are very lucky even if you weren’t.
why would he fill in the basement w cement? Where there any missing persons that time? Maybe he buried someone in the basemen?!
He said the foundation needed work and that was the easiest way to fix it
Doors fantastic
You know you're 'Invested' when you correctly surmise which house is going to be first...🎃
#2 why did you have to cut the trees??? Asks the tree 🎄🎄🎄 hugger.
It looks like you should stop doing business with that wholesaler on the house that was vacant for 7 years. That house you got $438000, for is a really nice house! I like the layout! :)
It is my fault for buying it!
I thought your foundation house would be in that group
It's not the worst.yet!
@@investfourmore YET! Early candidate for Oct. 31, 2021? 😄😄😄
Great video.
Glad you enjoyed it
Mark ur awesome, company changes their name because of ur bed reviews and u leave bad reviews on the new company as well. Savage The power of reviews!
Old carrige house its awsome
Whoa the water tap was $40000?
Can you feel the train. coming ang going bye.
I can't remember, probably
Think before you buy.💜💜💜💜💜💜💜🇺🇸🇺🇸🇺🇸🇺🇸🇺🇸🇺🇸STAY SAFE
so that guy was having fun here?
people live in these old houses that are grandfathered in that !/2 acre but when they sell you have go buy the law.
what do you mean?
Mark most people are interested in the negative then in the positive things in life. Just watch the news for 2 seconds. It's all they ever talk about how horrible everything is in America. I don't feel that way. I feel we are the greatest country on the planet.
sounds like loveland does not love you.
Arignol floors
Naw, def no aspersions from me towards the COMpound. It’s on its way to becoming a COMplex... and all the initial memories will be forgotten.
Good way to think about it!
New camera 🙏🙏
Sorry to cause your pain, but I liked the other one too.
location, location, location
So I heard you talk about the $40,000 connection to city water before so I looked it up in my city and it's only $850 here
Drive way worst
You kept the project manager for 16

Get off my phone. I'll never watch y
Nobody cares
