Very nice piece of land
I grew up in Greenfield. That is a beautiful piece of land. Perfect for off grid private living for sure. And I've fished the Penobscot a lot....so fun! Someone will be very lucky to get this piece of property. If it were to be put in tree growth, would the right of way at the beginning hinder the harvesting in any way?

The big draw back for me is that the deeded access does NOT allow power to be brought back into the property. But this is priced well.
Why bother? I just put a solar array on my Florida property. It produces all the electricity I need and plenty to store for night and cloudy days. I even charge my electric car with it so I pay $0 for gasoline!
@@petermorhead4160 duration and intensity of light is different in Florida from Maine. And your EV couldn't really effectively navigate this terrain without being battered. Fine for a primitive, small camp, but anyone looking to build an actual family home would need to factor in paving, clearing a combination of wind and a big solar array septic, well, plus huge construction costs given the remote nature of the property. Easy half million for a tiny place, much more if you want a 3 bed, 2 bath set up.
With all do respect QuakerPop, your comments are not accurate. I live off grid in Maine and run my place with 4kw of panels, 12 batteries in my storage bank with a propane generator. My appliances run off propane. Paving is not necessary, I have 3 miles of gravel road and my contractors have no problem bringing in heavy equipment.
@@petercarson7277 thx, but on this property it didn't appear that there were level gravel roads which will need to be made. What do you estimate the cost to have a construction crew come out, dig a well, septic system, lay a foundation and build a quality 3 bed 2 bath house with solar and wind? You think that's less than 600k?

A right of way is for access. Public and private roads are examples of rights of way. So are utility lines for electricity, gas, water, sewer etc.
Who own's the timber? Does the buyer own it? Or someone else.
How close is snowmobile trail and is there direct access?
All I can say is God-bless whoever gets this because I Simply do not have the credit at the moment or at least in the next couple of years to be able to finance this.

@@christinekara8674 I just checked with the lender and they have just tightened the loan program. You would have to live, work or worship in Penobscot County or have an immediate family member in the county in order to qualify for membership to the credit union.
