Excuse me, I was just wondering how you get the part cost of the property? You tell us the down payment. Owner financing. But never how much they want for the property. So I thought it would be kind of nice on your behalf if you could put the price down somewhere, at least what they’re asking. I look at your videos a lot in for me that’s the only thing missing. After all I am computer illiterate lol my name is Joseph Unelli.
The catch is, it's in Missouri. Very few people in that part of the state, so not a lot of good paying jobs either... Also it may or may not flood there. If bottom land it probably will, otherwise, maybe, maybe not. Just build on the highest flat area and get water tested to see if safe to drink. Keep plenty of water and food stocked up for times when you can't get out due to flooding or freezing weather. No big deal. Especially if someone with money buys it, or if it's someone who telecommutes. Peaceful, quiet and beautiful down that way...if only my family could afford to buy in, then move onto the land with me, I'd probably do it. But then again, I'm old and my kids are NOT quiet! 😉
@Eric Krupa I live in Missouri, will probably never live anywhere else. There is GOOD cheap property to be had in the southern parts of Missouri. Your 1/4 acre on the beach sounds great, though!

Only black bears in the Ozarks (luckily for us). You would basically have to pick up a cub and start to run with it in order to get a black bear to chase you.
