You make awesome videos! It's so nice to not just see the properties but the way leading to them as well, especially in rural areas. Kudos to you for disclosing the info regarding the title to the other 40+ acres right up front. It's lovely to see such honesty. Thanks for a wonderful video!
Beautiful property and I can picture either a cabin or a tent site overlooking that beaver pond. However, I am dubious about buying property without receiving a deed for it. Great price, too.
Thanks Dave, seller is not interested in going through this process, he felt cost is not worth the reward. Dropped his price $15,000 to the new offering.
@@lifestyleproperties thank you for quick reply , i am quite interested in this property , still for sale eh? just going to see if mini home that i liked is available and if so, i will buy this land by the end of next month . will get back to this soon . hang in there!
Not sure anyone was complaining about the taxes. Past owners were paying taxes on the additional 43 acres even though it was not part of the deed, that is why they felt they had an adverse claim to the additional 43 acres.
Being in California, I am blown away at how cheap property is in Maine. That 43 acres is about the price of my garage! Now, can I convince my wife to retire early to a beaver pond in Maine--haha!
I am right there with you--have lived 39 years in the Arizona desert, and I keep thinking I want to buy 2-3 acres in Northern Idaho or NW Montana, and land is so expensive there now. I have only been to Maine once, as a 12-year old on a family vacation, and I still remember how beautiful it was. This is sure making me think about buy land in Maine instead!
Just going back on market as 43.8 +/- acres here is the link www.lifestylepropertiesofmaine.com/listing/1467400/lot-18-cookson-road-greenfield-twp-me-04418/
Sold! Pls. Email me information requirements to start the escrow process. I will visit the property on signing. Meantime kindly share me the plat on this property, prior tax pmts by the owner. I’ll discuss other matters with you privately.

One more question, how do you mainerds handle owning property and not being up there all the time? We are looking for our final resting pace (retirement home) but won't be building a small camp/house for another 4 years...is there locals that can keep watch on the property?

Beautiful property and I can picture either a cabin or a tent site overlooking that beaver pond. However, I am dubious about buying property without receiving a deed for it. Great price, too.
You will get a solid deed to 43 acres and a quit claim to the other 43 acres. It is a good price for what it is.
I'll buy me a nice spread someday, and Maine is looking very good for me. And when I do buy, I'll pay all at once.
Is the pond on the 43 acres with deed, and why is there no deed on the other land?
Land court title is what is needed, best done by seller
Thanks Dave, seller is not interested in going through this process, he felt cost is not worth the reward. Dropped his price $15,000 to the new offering.
Did you say he purchased the Cookson rd going to property or is it a ROW .
He purchased a right of way which is shown on maps as Cookson Rd.
is the well water safe to drink ? how far is the well from power lines?
The well has not been used in many years, it would need to be tested. Power is about 1/2 mile.

Has the other property with no deed has it been logged as well or does it still have big timber on it. What a great deal.
Both sides have been logged, but still have some timber.
@@lifestyleproperties ok thanks still a great deal.
We agree, thanks for commenting.
“ Colder than a well diggers a-s “came to mind in the old stone well lol nice property worth the title hassle for piece of heaven
Agreed, thanks for sharing💖
If he was using the property and taking timber, what was the complaint about paying taxes?
Not sure anyone was complaining about the taxes. Past owners were paying taxes on the additional 43 acres even though it was not part of the deed, that is why they felt they had an adverse claim to the additional 43 acres.
why do you still s have it up when it was sold 3 years ago
It is marked sold in the description.
How big is the pond on this property please comment back in is there any power going on this property or water or anything please comment back
About 7 acres. No electric and just the dug well shown at the end of the video.
I don’t see any prices
It was priced at $39,900 and was sold a year ago.
Does the new buyer need continue to pay tax for that 43 acres not deeded?
The owner intends to deed that 43 acres and you would be wise to continue paying the taxes.
@@lifestyleproperties
What are the current yearly taxe$ ?
$340 includes the additional 43 acres without marketable title.
@@lifestyleproperties $340 p/Year or p/month?

You wouldn't like it here. It's cheap for a reason. We have 5 seasons and Summer is the shortest.
@@stateofmange1833 What's the 5th season? By the way, how hot do summers get--really humid?
He is referring to mud season, between winter and spring💩It is our least favorite😉
How many acres does the beaver pond take up from the whole property?
5 - 7 +/- acres depending on water level
Hi
this property still available?
It is sold.
I must have missed the price. How much is it?
$39,900
Greenfield still available?

What are you using for a camera in the car?
Dash mounted Iphone
Hand held on the private road, Phil should have left it on the dash.😆
Is it possible that someone else can lay claim to the other 43 acres not deeded?
It is possible but whoever that is has not done so since the 1800's.
Didnt see a price
$39,900 and it has been sold. This info is always in the descriptions below all our videos.
Not finding the listing on your website.. is this sold?

$39,900

Can you paddle in that pond?
Yes
How much?
$39900
$39,900
Is owner finance available.?
Not at this time.
Beautiful property. What's the possibility of bringing in electricity, or should it be thought of as completely off grid?
For the cost of grid power you could go solar, we recommend solar👌
Still available
Yes
Are you the idiot that always answers my Craigslist postings by asking the same stupid question right after the listing goes live?
You don't say the price you watch the whole video and you don't see it
Can the title be straightened out in the escrow process? I did not see asking price.
Seller is not going to wait for a quiet title action at this price. Price is $39,900
The bargain price may make it worth hiring a lawyer to straiten out the deed on this one. Nice land.
You got that right👍
Yeah, but is there a chance it gets straightened out in somebody else's favor?
Yes it is possible, but the additional land is only accessible through the land our client has good title to.

how do you drive on that ice? speak up next time please.

Good tires lol!
That is a must up here. Phil swears by the General Grabber AT's, but everyone in northern Maine has a different favorite off road tire.😁
