What can we do with a BOD that 1. makes most decisions in a secret executive session meeting; 2. Will not let members attend any committee meetings; 3. Will not record or take minutes at any meeting except the 9 meetings per year that are public; 4. Appoints all members of each committee, and will not expand the committee past 3 members (at an HOA that has 807 member/owners); 5. Only introduces candidates to the BOD election at the annual meeting after all of the votes have already been received; 6. Only holds a Financial committee meeting 1 x per year; 7. Has funded reserves at less than 25% after 30 years of HOA budgets; 8. Has "in house" management staff with no HOA management experience???????
