      @Duncan Payne I can share some that helped me
      1. Plan towards it
      2. Be frugal and minimal on your spending ( don’t buy why you don’t need)
      3. Save money towards retirement ( Roth IRA /401)
      4. Build an emergency fund
      5. Save to invest, it’s a proven way to get richer. Very important to financial success

    I purchased a house for cash and it wasn’t an easy decision. After a lot of counsel from a couple people I trusted and weighing the pros and cons, it made way more sense to pay cash. At the end of the day the goal is to be debt free so having the option to buy a home without a mortgage became a no-brainer. No regrets because it feels darn good to not have a mortgage! Congrats to you! 🏡 🎉

      You can say why would the bank give you a mortgage when you have the cash sitting in your account. Banks need to see proof of income. She "changed" jobs because her new company was posting her now.
      She can apply for a home loan now, to have money in the bank and renovate.

    My mom was also a maid in the Philly, immigrant family struggling for years that unfortunately couldn't get thats green card so we had to go back and start again in São Paulo. After 15 years, now at 34, I actually bought my first house in Florianópolis! Seeing the joy in your mothers eyes hit me deep knowing what our parents had to go through to give us better opportunities. That cycle, that reaping after years of sowing, our happiness, is the best gift we can give them. Bringing them along our success is the best gift we give ourselves. Moral of the story is: You get what you ask for. The universe gave you the opportunity to buy a house in cash all at once like you 'asked' for when you were younger. Even though you were stubborn and wanted to go the conventional banking route, the universe still gave you a chance by denying you the loan for a ridiculous reason lol. The universe sent a person to tell you to buy with the cash you have, just like you said you would do. You listened this time and BOOM house doubles in value. Trust and allow the process. Thank you for your transparency.

      It's not down to laziness or even lack of financial wisdom. There are plenty of people around the world working a lot harder than YT content producers..remember all those 'essential' workers at the height of the pandemic? There are so many factors, including systemic, that mean very hardworking people don't own their home. It depends on all kinds of structural issues, where you are geographically, the property market, inherited wealth, chance, the grace of God...We need to ditch this hypercapitalistic framing that you always get what you 'deserve' or work for. Being poor isn't some divine punishment and being privileged to by your own home outright doesn't necessarily mean you've worked harder than anybody else.

    Congratulations! It was meant to happen the way it did. I have a similar story. I was 27 when I bought my first home. The only reason I decided to buy was because I had no rental experience and was denied an apartment because of that. So, I decided that since I couldn’t get the apartment I wanted I might as well be a homeowner.
    On another note, I love the relationship that you have with your mom! 💕

    Omg, I wish this was my life. I am the same age as jo and also Live in CT. My family is from Jamaica but my Grandma is the one who relocated my mom at a young age. We are currently looking for a home to buy, our first home. I wish I could do more to support my mom, but i work for a nonprofit and don't make a lot of money. I have always worked multiple job, but never reaching my saving goals. I want to say this is inspiring but it just makes me feel like I will never make it. Thanks Jo for sharing this information so that when my family finally finds a house we know more of the process.

      She went directly to the bank. That bank needed proof of income. She "changed" jobs because her company was posting get now. It's not unusual, the bank wants to make sure you have a solid income so they can get paid back. The 2008 bubble burst because banks were not checking incomes and so many lost their home.

    • @TheShauNanigans
      @TheShauNanigans 3 ปีที่แล้ว +4

      @@cindy-ml7vo None of what you said indicates why we don't need a financial revolution. I understand where you're coming from with regards to the 2008 economic crisis, but there is a whole lot wrong with our whole economic outlook as a society in general in so many areas, not just the housing market. I hope it's something that changes soon.

    • @ireneswackyjournals8810
      @ireneswackyjournals8810 3 ปีที่แล้ว

      @@cindy-ml7vo I am ambivalent on that. The bank needs proof that you are responsible and have the finances, your whole employment history, credit score and everything else to get ask for should be enough. If she were someone that changed jobs every year and had multiple months without work in between I would understand. But if it was a new job right or new company then ask for a company audit if need be. But banks don’t want to risk what now? They used to fake numbers before to give mortgages at variable interest that was the actual reason why the mortgage crisis happened. They were irresponsible and downright were doing fraud to then sell mortgages in bundles to investment banks. They only do this now a days because they have a bigger financial risk: people have stated paying down their loans and as such they are seeing a negative trend for them. There whole reason was because of the IRS and because they feared that her business was illegitimate and thus if it was fraud/laundering they would then have the IRS after them. It’s a different risk and one that can be reduced without causing these situations to people.

    • @cindy-ml7vo
      @cindy-ml7vo 3 ปีที่แล้ว +1

      @@ireneswackyjournals8810 yes, things got stricter because of the housing mess. Unfortunately it will always be more difficult for self employed people like her. I understand the process needs to be set up even better. It may have been better to have gone to a broker. She must have thought, hey I've been a customer for so long, you know me, but hat means nothing. A broker would have been better, know about loans geared to certain type of people.
      What she can do now is go to the bank (or broker) and get a home equity loan if she wants.
