    Very important din na ask if may pagbabago sa pagpapatayo ng bahay. Katulad ngayon sa Muntinlupa kailangan 3 chamber na ang poso negro. tdapat yung electrician dapat sundin din yung guidelines at standard sa paggamit ng wire and breaker. Kailangan na rin maglagay ng grease trap sa mga kitchen. Make sure na 2 meters talaga ang allowance sa likod ng bahay.

    Hello Arc ! , maraming salamat di ko akalaing dito ko lng pala matatagpuan ang sagot sa mga katanungan ko, on the making pa nmn ngayon ang pag gawa ng plan ng apartment ko, since I’m out of the country, parang ayoko ng ituloy sa sobrang pahirap ng requirements nila, not to mention pa ang additional gastos nto. Thank you so much Arc. ang sipag mong sumagot sa mga katanungan .

      Hello po,hindi nman po mahirap iprovide mga requirements kasi ung arch. At engineer mo nman magpprovide po ng mga yan.Ang importante nakapangalan na sayo ung title ng lupang tatayuan po

    Minsan nkakapagof rin magpatau n bg bahay now.. andaming permit andaming babayaran. . Kala ko nun building permit lng.. nid pa pala ng fencing permit at occupancy permit..

    Architect napakarami po palang requirement ang hinihingi. Kaya yong ibang nagpapatayo ng bahay ayaw kumuha ng building permit. Bukod sa dami ng babayaran. Ang dami pang pahirap na dapat pang icomplete na docs. Eh kung tutuusin sarili naman nung nagpapagawa yong bahay na itatayo. Kaya di masisi yong iba kung bakit ayaw ng kumuha ng permit.

    Ang main reason ay for COLLECTION AT KOTONG....real talk.
    If occupancy was ussued, ano ang magiging liability ng Building Officials in case of Collapse or any structural damages.

      Yung sa akin nga pagbaba ng sasakyan ng tauhan ng munisipyo para magcheck wala nmn ginawa ang chineck lang yung mga set back kung nasunod ba tapos sabay bigay ng fees para sa amilyar at pinaover price nila para kung tumawad ka well bigay ka nalang para sa under the table fees hahaha para mababaan nila yung babayaran mo sa amilyar.. walastik ganyan ka tinik ang mga gobyerno.. nyahahaha

      Occupancy is insurance yan ng government kung nag iba man ang desenyo ng buidling ay pasok pa rin ito sa code..kaya nirerequire kayo na mag submit ng as built plans...all responsibility ay sa architect & engineers..Yan po ay para sa safety ug user at public . Wag mo sabihin kutong yan ..Dahil kung wala yan...wala ng mag check2 sa building after mag require ng permit

    Kung gusto mong makatipid... start with something small... a single storey house but with foundation ready for 2 or 3 storey. So the permit will be based only on the single storey house.... Add renovations later.

      Kung dadaan ka sa tamang proseso ganun din magbabayad ka prin kasi pag ituloy mo na construction ng nakaabang na floor need mo prin ilakad ang permit.Kasi pag dimo ilakad permit ng 2nd and 3rd floor may violation ka mas malaki penalty

      Sa pagkakaalam ko po kailangan niyo magpasa ng As-built plan… kung ano yung existing na structure talaga… walang magiging problem basta sinunod niyo pa rin po yung mga setbacks. Ganyan din po kasi ang nangyari sa amin… kahit po sa mga outlet ng
      kuryente nag pagawa kami ng as built plan dahil marami kaming dinagdag.

    @7:00 Just to clarify. Meron dalawa pipirma sa building permit. (1) designer and (2) construction supervisor. Kung sino nasa #2, supposedly siya dapat pipirma sa CoC.

      @@KArlQiUt depende sa lugar heheh. since tapos na yung building, lapitan mo engineer sa munisipyo at makisuyo ka kung ano gawin. depende na sa usapan niyo yan ;), pero legally, magbabayad ka ng penalties, tapos maghanap ka ng ibang engineer na pipirma niyan para sayo.. mahirap lng maghanap, kasi hindi naman sila involved sa project

    Hi po architect Ed yung house po pinagawa namin is residential apartment complete details nman po with business permit....ask ko lng po meron KC magsusukat ng land nmin form city hall regards sa amilyar sa plano po KC nmin is residential apartment bldg. Then yung dapat sa baba na for parking space is pinagawa po nmin na house nmin bgo po tinayo Yun is kumuha muna ako occupancy permit possible po ba masita kmi Pag gusto nla mkita yung plano ng bldg. Tpos meron ng nakatayo now na haus samin...yan po ang tanong ko Sana po masagot ninyo. Thank you

    Hello po, may commercial unit kami sa isang building, matagal eto pinapaupahan 15 years. As lessor po, required pa din po ba kami kumuha nito? Di ho ba ang building owner na ang magbibigay nito sa amin.     Hi sir, naglease ng telco yun roof deck area namin at nagpatayo din po ng cell tower doon po sa lease area at sariling power from Meralco. One of the requirements is kailangan magsecure sila muli ng Occupancy Permit afterwards. Sir paano na po yun sariling residential/office Occupancy Permit namin kung nagkaroon ng telco ng sariling Occupancy Permit nila para sa unit namin at sa kanila din po nakapangalan? Maapektado din po ba yun sarili namin business permit at yearly renewal para sa unit namin?

    Sir good day, ask lang po sir tapos na ang bahay na ipinagawa namin naturn over na sa amin kaso hindi pa na process ang accupancy permit. May 19, 2022 natapos then noon june ninakawan kami at july napagawa ako ng extension sa likod at sa garage nilagyan ko grill at bubong para maprotection ko yong bahay sa mananakaw. In August 2022 nagcheck yong OBO sa akin extension lang peru ang bahay namin hindi nila iniinspection ang dami tulo sa bubong 2nd floor at may lumalabas na rust or toktok. Bakit ganon

    hi architect, naghire po kaming contractor. nung natapos ang aming bahay, dun lang po namin nalaman na kailangan itong occupancy permit para sa pag issue din ng meralco ng meter base. pero sabi ng contractor ay hindi po nila ito sakop at kami ang naglalakad, pero hinayaan po kami lumipat rin sa bahay ng wala pang occupancy permit. hindi daw po nila alam na kailangan yon :(

      @@ArchitectEd2021magkano ba ba yung occupancy permit kahit estimate lng. Humingi kasi sa akin yung contractor ko ng 50k more or less. Yung bahay ko 5 million ang na loan sa bangko

    Hi arch ask ko lang po sa sinubmit namin plan wala po balcony at fence pero sa on going construction gusto q na po palgyan ng balcony at fence need po ba un gawan ng as built plan

      Opo. magkaiba po ang bayad ng dalawa. kasi ang building permit po ay kailangan bago magpatayo…. occupancy permit need mong kumuha bago ioccupy yung bahay, doon po nila titingnan din kung sinunod mo po yung approved na plano or kaya may binago po kayo.

    good pm po. bumili kami bahay, ung developer po sinisingil kami ng fire detector bawat kwarto ng bahay. 1500 each. requirement daw ng occupancy permit. ask ko lang po kung requirement ba tlga kasi sa bahay namin dati fire extinguisher lang. salamat po

    Hello po Sir Ed Nagpagawa po ako ng 2 story with roof deck residential building sukat po ng lot ay 6x12metersang problema ko po di po nakapaglagay ng required set back sa front ang contractor ang problema tapos na ang bahay at hindi ko po gaano nakikita ang contraction kasi dito po ako sa abroad at on process na po ang occupancy permit at pumunta na po ang inspector tapos sabi magbabayad po kami ng finalty para sa violation kasi wala set back sa harap.Payag naman po ako magbayad kaso ang mahal ang babayaran ko 12k per sqm tapos ang total na babayaran ko po ay 39.5SQM at aabot ng 474k ang finalty ko tanong ko po kung ganon po ba kalaki ang finalty na babayaran ko?.maraming salamat po marami ako natutunan sa mga video nyo.God bless po.

      Ganyan din po yung kapitbahay namen… daming violation po nila. nangyari di maaprove yung occupancy at nagbayad po sila ng malaki. Kahit sa pagpapakabit ng Meralco hirap po sila.

    Sir paano po kung yung bahay na inuupahan ko is sobrNg tagal na. At inunti unti lang siya ginawa padagdag nang padagdag hanggang sa nabuo. Kaya wala po siyang builfing permit. Pwede parin bang makakuha ng occupancy permit.
