    Magandang topic yan sir Ed, pero sa akin mas prefer ko pa rin mag build ng house kasi sa dami ng mga housing na ready to occupy lahat sila mga sub standard ang mga material tapos maliit pa parang Sayang lang yung pera in time kasi mabilis masira.Ang bahay kasi di dapat madaliin dapat May plan ka kasi di yan madali ma achieve kung nagmamadali ka naman I suggest pa rin mag build ka pa rin gaya ng sabi ni sir Ed pwede I financing mo sa pag ibig o bank,sa build kasi matibay at yung gusto mo masusunod.

    Been in both situations. Mas gusto ko pa din na kita ko ung gawa at may complete plans
    Overpriced ang mga finished houses ngayon, kaya ang daming house for sale na matagal nang di babebenta.

    Ako naman po,ok lang saakin yung hindi malaki at simpleng bahay lang basta, malaki ang compound ko. Gusto ko kasi is yung malawak na backyard garden. Ready made man o magpapagawa pa lang, oks na saakin un basta lang na meet ung expectations ko. Gusto ko rin ay maraming kwarto like apat.

    thank god kami nakapag patayu sa halagang 1.5 85 ,000 kaya lang dpa finish, may second floor naman three bedroom two cr, 90 sqmtr lang , pakyawan 4 months ginawa,

    Pangbili lang ng mga 90 sqm na lupa ang 1.5m sa panahon ngayon so one would have to save another 3m to put up a house.

    Ung iba ang issue mas gusto bumili na may nakatayo ng bahay para daw less ng sakit ng ulo at Irerenovate na lang ang interior at improvement sa exterior.

    Question po, sir Ed. Pumunta kasi ako doon sa option na bumili ng bahay na gawa na imbes na magpatayo ng bago. Hindi brand new ang bahay pero maganda kasi ang presyo at sa calculation ko, mas makakatipid ako ng mga P2-3M. Merong mga kailangang ayusin sa bahay, tulad ng bubong kaya ang problema ko ngayon e kung paano nakakahanap ng gagawa ng bubong na professional. Nasa probinsiya ito (Roxas City, Capiz) kaya wala akong makitang naga-advertise nang mga construction business. May suggestion po ba kayo para makahanap ng mga ganitong mga projects? Parang maganda rin itong topic para sa future video ninyo? Thank you in advance.

    Mas maganda magpatayo. Usually pag gawa na murang materials ang ginamit, at pag sariling pagawa kung ano design yung ang masusunod.

      hindi ka naman makakakuha ng lupa lang na kasing mura ng mga townhouse or duplex subdivisions. makakabili ka nyan sa same location ay puro liblib na lugar kadalasan farm land.

    1 million quote ng architect sa akin for a perimeter fence and gate and 36sqm driveway wala pang bubong. 120 sqm lang naman and basic lang naman design. Gate is 6meters wide frontage is 10m depth is 12m. Grabe na mag presyo. Vacant lot namin gagawin lang para sa parking tapos ganun na kataas.

    Pwede na magpagawa ng bahay. Kung ang gusto mo ay budget friendly na bahay at dapat bantayan mo habang ginagawa. Loko ang mga construction workers. At Ikaw din ang bumili ng materyales. May mga construction material suppliers na nagbibigay ng discount.

    Kung gusto mo ng pagawa handa mo pera mo kasi habang na bubuo yan me nakikita ka nadadagdagan gastos ba. Plus yong mga sakit ng ulo na ma encounter mo along d way. Mga tao gumagawa mga delayed materials and others. Pag build naman walang sakit ulo Lipat ka nlng tas konting repair pag me gusto ka ipadagdag pa.

    mahal ang labor at materyales ngayon..kung ikaw mismo gagawa ng bahay mo, okay..pero kung ipagagawa mo ay kulang ang 1.5M...liability lang malaking bahay...magiging pera lang yan kung build and sell ka...si elon musk nakatira lang sa maliit na prefab house..

    Kong para sa akin ay the best parin talaga na magpapatayo ng bahay dahil masusunod mo yong gusto mong design na makikita mo na sa drawing palang at makikita mo rin yong structural design kong safe naba para sa panahon ngayon na marami ng mga calamities dahil sa climate change.
    Pero syempre yong budget na 1.5M nga ay talagang maliit na sa panahon ngayon dahil baka kulang pa sa lote yan kong yong gusto ng mag papagawa ay may 3 bed rooms na may carport pa.
    Kong pagkasyahin talaga ang budget na 1.5M baka rowhouse nga lang talaga sa low cost subdivision ang mabibili kong wala syang lupa na pweding pag tayuan ng bahay po.
    Sa ngayon kasi kahit dito sa Cavite ay mahal narin talaga ang halaga mg mga lupa eh, tulad sa Metrogate Silang na may lawak na 180 hectares ay napakarami pa silang bakanti na lot for sale na ang sukat ay nasa 140 to 180m2 po pero ang price na ay nasa 20k per m2 na kaya ang 1.5M ay nasa 75m2 lang po yan.

    As a contractor much better mag patayo kana lang kaysa mag bili ng ready made, kasi walang contractor ngayon na gagawa na walang kita.     if I have trusted people who knows how to construct, I will go for that.. but if none, I rather buy finished house.. but still I am open for options buying foreclosed property or use fabricated containers so I can have my property and extra room for rent..

    Architect, kailangan ko na ba ilet-go ang lote ko kung magmimigrate na kami sa ibang bansa? Or just keep it for the future? Or patayuan ko na ng bahay-bakasyunan habang mura pa ang construction cost? This is my dilema. Matagal na po ksi namin pangarap magkabahay. Pero magmimigrate na kaming buong pamilya sa US. Pero were not sure kung talaga bang gusto namin dun panghabambuhay.. Makikipagsapalaran din kasi kami dun. Pero nasa exclusive subdivision kasi ang lote namin. Kaya ang hirap pagdesisyunan. Yung value ng lote sobrang tumaas na.

    Kung may 1.5 million pesos ako, I invest ko na lang, yung ibang pera, mga 300,000 siguro sa haus budget, 1,200,000 pesos invest ko muna, ipon muna, dahan dahan lng magpagawa ng haus.

    1.5 ang bahay ko bungalow type, 2 rooms and 2 bathroom w/ cr, kitchen, terrace, sala fully furnish 95sq m buong bahay...7 yrs ago. Nagkataon mag asawa ang contractors ko engineer at architect, kaya naka less. Mabuti kukuha talaga ng professional at di masayang pera pinaghirapan...muntik na ako kukuha sana sa camella mabuti may nag advice.

    Wala ng ganyang house and lot sa panahon ngayon. Cheapest ay mga 9- 12M. Kung house lang baka hindi kasya yan.

    What if 1Million lang budget include na dun yung labour bungalow lang po muna then later on na yung second floor. Anu po yung magandang design nang 2 bedroom bahay na pwede maconstruct yung 2nd floor later on? Pwede po ba modern design?

    mas practical parin ang ang townhouse or duplex. kasi lupa palang ngayon milyon na din kung sa same location ng mga subdivision na budget friendly ang 1.5M. pag ikaw pa ang bibili at magpapagawa ng bahay malamang sa lilib na lugar ka makakabili ng lupa tapos mahal pa baka maging 2-2.5M ang kaparehas na bahay na mapapagawa mo. tapos ilang buwan ka magbabantay ng paggawa at ikaw pa magpprocess ng bank or pagibig housing loan hahaha. sa 1.5M wala pa jan yung pagpapagawa ng drainage mo sa kalsada, wala ka pang community/security/HOA amenities.

    For me Praktikal style mas pipiliin ko magpa tayo sa probinsya at manirahan 1.5m or above simple at magandang bahay na yan. Us a ofw 7 month’s contract 3 months vacation sa pinas simpleng buhay na.

    kulang ang 1.5M. invest mo muna yan para mas malaki magamit mo sa pagpapatayo ng bahay na gusto mo. yang 1.5M baka 1bedroom, 1T/B lang yan. unless nagmamadali ka, go! lakasan lang ng loob yan. importante may sarili kang bahay at di nangungupahan. my advice... wag magloan sa bangko, humiram sa kamag-anak o pag- ipunan para wala kang problema sa utang na obligado kang bayaran buwan buwan on top of other expenses. same is true when buying a car or expensive appliances. better buy cheaper ones para may magamit na
    kagamitan.

    Take note..1.5mil HINDI KASAMA LUPA! Lupa pa lang another 1.5 or more…pati yung paglalakad ng mga permit, papeles etc hindi rin kasama..
