A landlord told me today, she waited until the squatters went out.....she took the doors off the property, and turned off the water. They had kids so she called CPS and reported they had kids living with no doors on the house.
They moved out in a couple days 👍🏽

Depending on where she is, that might be unfortunately illegal. Squatter's right(or rather, tenants right as it was generally intended to be) include the habitat being safe and continuously provided the utilities. This will vary by location(generally by state) and not all squatters know how to enforce them if they exist, but.. it can be a risky move.
To be clear, I don't think squatter should have rights, I'm just informing yall of the potential legal problem so that you can make informed and calculated decisions.

And most areas don’t have any affordable gated communities or safe buildings with units available. Since I was a victim of home invasion I haven’t felt a day of comfort. And I can’t find another decent place to buy. So I’m stuck renting a 2 bedroom place for 4k a month. It’s sickening

Apparently, it is only tresspassing if the owner says it is the moment you get on the property. If they don't or aren't there, then the tresspassers get off the hook and can become squatters.

It's totally different in Florida, where I live. The Governor passed a bill that protects the owner from squatters. If you have a deed or papers showing that you own the property, the Sheriff will come to your house or condo with you, and tell the squatters to leave. Not tomorrow, NOW. They will be allowed to take their belongings and furniture, if they can prove they own it. If there was destruction to the premises, the squatters will have to pay the owner if it's more than one thousand dollars to repair. All it took was the Governor to pass a bill and make it Law. Keep voting for the same people that don't help you. Squatters will vote for the people that will help them. Just my 2 Cents.

My husband sold our house and we figured that was the opportunity to finally be rid of a roommate turned squatter. The first thing was to box up a move out all the dvd’s, games, tv. End the wifi. Eat out or only buy food for the day (eat out of the cooler as if it were a work day), and let the kitchen go bare. Pack up the towels, sheets, toilet paper. Eventually take all the doors but ours off. If we were there, make loud startling noises at all hours. It still took 6 months. Basically the same formula for getting rid of houseguests who overstay, but more “extreme”. If it IS “extreme” it’s only measure for measure 🤷🏻♀️
About 10 years ago a realtor tried to get me to buy a 2 family house, I bought a condo instead, I didn't want to deal with tenants, thank goodness I listened to myself instead of everyone else

It's NYC, they just arrested and put someone in prison for a perfectly legal firearm. The judge said there's no second amendment rights in her court room, completely ignoring all constitutional rights. Liberal judges in NY getting away with criminal unconstitutional rulings because they know it will take years for the appeal process before the prison sentence is over turned.
Look up the case against Dexter Taylor. They even illegally tracked his credit cards to monitor his purchases without a warrant and then arrested him for buying things that are legal, but in NY they can charge you for owning gun parts based on crimes you might commit, even if you didn't do anything wrong yet. Now he has multiple violent felonies on his record simply for owning a weapon he never used, based on them knowing he bought some gun parts legally that they found out by searching credit card records without a warrant.
He's likely going to be in prison 4-6 years before his appeal reaches the supreme court. Meanwhile this judge is on the bench ruling in favor of rights for illegal immigrants and against citizens being allowed to defend themselves.

A man in Canada bought a 'bank sale' house, the squatters moved in meantime. He can't move in, the house is trashed(copper pipes removed from the walls etc), he's expected to pay the bills, mortgage, etc but CAN'T get these degenerates out. I don't understand why this is so difficult to resolve. Take someone's car and its theft, taking someone's house or apartment and especially if its costing the owner money is straight up theft period. Would they allow people to just take an office space or an empty room in a government building. This is asinine. Think about how much smoother housing court would be if they got rid of the issue clogging it up? That would make too much sense to these fools.

My friend in Peoria Il had this happen to her! Renters paid one month then stopped paying rent. It took her over a year, thousands of dollars in lawyer fees to get the squatters out of her house. The house was totally trashed when they were forced out.

We have strict laws protecting tenants, but if you don’t pay your rent, you are evicted quickly.

According to NY civil code the landlord is not only allowed access to the premise to conduct a building inspection, he is required by law to inspect for mold and pest once a year. So you notify the squatters 24h in advance, telling them that they and their stuff has to be out of there in order to allow for inspection. You can turn off utilities for the inspection and you can kick the squatters out. If they call the police, you show them the 24h notice and they can do nothing to help the squatters.

Turn off the utilities, the squatters turn into finishers--remove everything salable including electrical wires, pipes, bathroom and kitchen fixtures, radiators, old doorknobs, decorative molding, flooring, doors, you name it. At which point most legitimate people move out, and the landlords-owners hire a couple of juveniles to disappear the place. The owner collects the insurance and washes his hands of the place. Learn from history. Study the S. Bx. in the 1970’s. Who really profited? Ultimately, it wasn’t the landlords and owners. Look to City Hall and organized crime.

@@reinplat It doesn't, but it is commen sense: If you have to break up the floorboads and open the drywalls to check for mold and pest, that would only be possible with the squatters and their stuff out of the way, it would not be difficult to justify to a police officer or the court. Just pass a law allowing police to do it the way they do in China. You get asked to show your current rental contract WITH the landlord signature, if you can't, and the landlord shows proof of ownership and says you don't live there, then the police can legally drag you out by force and battoning and tasing you.

This isn't just in NYC it's everywhere. In my apartment complex, squatters break into vacant apartments and chill, while siphoning electricity from another empty apartment. While paying tenants have to pay the expenses. Imagine a squatter can boldly go to a landlord and complain about no heat, hot water, or the central air is not working. insane.

I've heard a clever way to get rid of squatters is to first not report them so there is no record of squatting and don't change any locks.
Then sign a short lease for a few very large very tough "friends".
Once inside they can make life hell for the squatters by any legal means possible.
If the squatters call the Police then your friends can show their lease and the squatters can't.
The goal is to make the squatters want to leave.
Loud music all hours of the day, everything in a complete mess and things going "missing" and you won't have a problem for long.

Squatter rights after 30 days is insane. Squatter rights after 60 days really isn't that much better. In a lot of countries, including my own, squatter rights only kick in after *20 years* (that's over 7300 days), and in my country, the prefecture governments will take over ownership of a property that has been vacant for a year, sell them for a fraction of the value as a means of recovering unpaid property taxes, and places restrictions on the buyers requiring them to occupy them themselves for a year, and bring the properties up to standard within that time... so squatter rights almost never apply at all.

It's not just NYC, many states protect the squatters, I had a nightmare situation when my father passed away and squatters moved right in and that's in WA/ID! I get it's to protect someone in a DV situation but people will take advantage. One room was completely trashed. I wouldn't wish this to happen to anyone.

She is now hesitant to rent to anyone. I advised her that hiring a trustworthy real estate agent or brokerage can greatly reduce the chances of this happening again. By following the standard requirements in New York City and being strict about them, most problems can be avoided. These requirements include providing a letter of employment, a 1-month bank statement, 2 pay stubs, last year's tax returns, a State-issued ID, and a credit check. I am confident that the typical New Yorker will not mishandle their finances when renting an apartment. While this method may not be foolproof against break-ins, it will help prevent many issues.

It doesn't matter how much work she puts in to protect herself when the laws refuse to do anything about it. Even with all of that protection if someone broke into her house and printed a fake lease she'd have to go through all of that again. Don't delude yourself into thinking you can fix this problem yourself. You can't. The laws won't let you.
