    I have a different view.
    Primary and secondary supply ratio depends on location.
    Developed part of pune has less supply in primary when compared to secondary. Kothrud, shivaji navar, Aundh, Baner koregaon and kharadi upto certain extend.
    I have purchased and sold around 4 properties as investor, end user in last 5 years.
    My exprience with under construction project always has been negative. With ready to move and resale property we know what we are getting, there is no issue of delay in delivery.
    Its all about mindset.

    Other thing builder will tell you that in future this road is coming or this is getting touching ring road . Even after 10 years nothing happens .so never buy based on that.. pay for what you see in present

    Unless buying property from builder becomes as simple as buying car. (With all the clearance, OC) prefer resale.
    If you enjoy taking risk with under construction propery, you should better try your luck in stock market 😉
    As risk to reward ratio in real estate is very low.
    I.e risk is very high reward is very low.

    Very true i already experienced face the problem i made a huge loss in 12yrs back... felt pity for my dad.. now i am looking again flat with good ventilation, sunlight, good environment and close to amenities and well connectivity facilities...

    If we go for ready possession then we will get those flats where sunlight or ventilation is the issue
    Also in ready possession flat i have observed that only we get 1st floor flat or top floor flat
    1 st floor flat has noise issues stp plant smell issues
    Top floor has issues of temperature in summer season's.
    Ready possession are the those flats which no one is ready to purchase due to above reason's .
    If we take this kind of flats then we don't get any good appreciation in future if we try to sale

    10 Reasons Why you should NOT buy under construction property .Many people have lost their life savings by buying under construction flats due to years of delay from builder or the builder got bankrupt and ended up loosing entire money . There are huge risk in under construction property like 1) possession delays 2) seepage & leakage issues 3) poor quality construction 3) amenities not delivered as promised by builder this is very common and you can’t even take legal action as in the agreement he clearly says it can be modified and by signing you already accept it 4) many other unseen issues which you don’t realize early but later pop up (5) water and sewage issues (6)if natural calamity like corona, earthquake or war etc strikes then you will not even get any compensation and delays keep happening with no control in your hand. (7) False promises made by showing glitzy marketing material are emotional games played with your and family (8) pre-launch is a trap don’t fall for it, many builders sell at lower prices later after pre-launch .(9) under construction is cheaper is a myth as it will cost you more since you end up loosing interest On the money that you pay builder after completion of every slab, look at the time value of that money (10) if bank loan taken and possession is delayed you have to pay interest also and also you rent where you stay. friends If you want to buy under construction then tell builder I will only pay 5-10% amount on booking and rest rest on possession and save yourself with this payment terms you will eliminate huge risk and also have peace of mind. Your capital exposure remains minimal even if it gets delayed and you don’t loose money. Think wisely and say no to under construction property .

      Very true because there is no guarantee and certainty of possession dates of the flats purchased. In ready to move property one need not to wait for years and one can immediately shift in his/her new flat. Also one can check thoroughly the quality of construction of the project which is not possible in under construction projects.
