I am very surprised that screws are rusting only after a short time and the roof needing maintenance. We live in a much wetter climate, where some say it rains uphill so with a roof like that problems would occur sooner. After 40 years, I find some nails securing the roof rusty. I think it is a bad design that the roofing sheets have to be screwed down in the water channels rather than on the ridges. So water will pool around the screws. One idea you can try is dip the screw tips in mineral oil before screwing them in to provide extra protection against rust. Even used car engine oil will be good, and it costs nothing. I think the screw heads and neoprene washers should be sealed when first installed. Will walking all over the roof cause damage as some iron roofs will dent and distort, leading to leaks and water pooling if not taking care?
You fix the screws that backed out or replaced the screws both bigger ones. then you put the sealant on the screw. Now the question is will the screw back out again after all that is done
nope. They backed out because they lost the torque due to the washer drying out. After Re-torque the washer will not dry out further and therefore the screws will not loosen up. This is a must do for any metal roof installation after 3 - 5 years.
Why is the product so expensive. Lot people could use this will all storm damage. But prices are very unafforadable to the common person. Less you are a roofing contractor.

Because I have used this product more than a handful of times im a professional roofer, it is a great product, and it's definitely worth the money because you're not going to find no other product like it. That's one of the reasons for the price, because it's one of a kind. So like anything in this world, you get what you pay for. If you want to buy cheap materials and products, then you're going to get a cheap leaky repair from it.
Buy cheap, pay again. Waste time and money. This product is cheaper than hiring dishonest roofers. On top of that he shares his expertise and wisdom freely so homeowners can diy. Americans are lucky to access this product because it’s not ship to other countries . It’s still cheaper to pay for flight to U.S get the product then get ripped off by roofers who might not fix the problem for good.

I just paid 25k to replace a very similar roof. Man, I wish I had watched this first.
