You applied for the D7 Visa while in the States. I’m assuming you decided to settle in Braga. May I ask, when did you find an appropriate rental? How soon before your SEF appointment? Thank you.
HI Anne. We are actually in Porto. Our plan was to arrive in Porto 2 February 2022, which we did. Our D7 application was made at the DC Consulate on 1 December 2021, with approval on 21 December 2021. The SEF appointment (time and place) was scheduled by the Consulate at time of Visa approval. The lease agreement was the last piece of the puzzle before sending in the application. Bottom line is, in order to satisfy the application requirements, we signed a 14 month lease, paying for December and January without occupying the apartment. All this was done online with the owner/landlord. Our search for an apartment was through the the online listing service, idealista.pt. Be aware that sometimes you go to a SEF appointment in different city where there are your rental. I remember a couple was in Tavira and need to travel to Braga. The most south city to one the most north city. By car is almost 8 hours.

By the NIF they can see everything. If your landlord make the right thing and make a lease contract and put your NIF and your wife NIF, the SEF going to have access to that under both of your NIF's. When they ask your wife her NIF number, they going to put in their system and see what is in that number. If they see that she have a code from a rental, they see that that copy was not false. When you give your NIF number to any store, that purchase is registered in your NIF number. One exemple, my father family doctor (she is mine to and have my phone number) call me one time to control my father, because she can see that under her doctor prescriptions my father was not buying all the medicine she prescribe, not even 50%. And because of that is health was deteriorated. She only can see the part of medication. Be aware because you are under D7, they for 5 years until your permanent residence have by law access to what you do. You need to prove that you live in Portugal for more than a number of days, and they can check out your NIF. My advise every buy you do in Portugal use your NIF, only minor buys like a single coffee and a pastry you dont need to do this. But in major stores, electronics, use your NIF, you can show prove that you are living in Portugal. If you show that you pass almost 11 months in Portugal, they after 5 years give you the Portuguese passport even without a Portuguese language proficiency test.

Just take all of your documents. Make sure your lease has each of your names on it and have cash available for payment just in case. Good luck!
