    若然有得揀,一定要參考Landlord database ,考慮業主行為歷史!英國租約不同香港,業主和agent 都保留最少一套鎖匙,响租約保留權利隨時入屋,租約最後兩個月放客入屋睇樓,唔少投訴關於業主未得租客同意,私自開門入屋。無端端搵人動工拆屋頂維修都有。

      暫時冇官方租客database。
      日後就算有業主資料庫,都要睇下有冇人輸入資料

    你好我想問如果業主想攞返間屋自己住, 已經畀咗四個月嘅時間租客搬走但係佢賴死唔走, agent 又廢柴,可以有咩辦法有咩途徑令佢搬走係咪需要legal action?請多多指教🙏🏻

      They have not disclosed the details yet, but this should affect all rental properties in England.
      Existing tenancies may have a longer time/grace period to adapt to new policies

    So, the Renters Reform Bill can distinguish a good landlord from a lesser one, as you said; but how can a landlord be assured of a good tenant?

      Credit checks, employer’s check, social media etc. To both landlords and tenants, these checks are supposed to give an indication only, so it’s no guaranteed

      Sorry, you can never identify a trustworthy tenant as despite going thro all reference check or so forth, the tenant can still refuse to move out and not paying the rent. There are more and more these rogues nowadays. Renting out is quite a risky business at the moment!

    英國租屋大部分要問前業主攞reference但佢無責任俾,搞到要求佢咁。佢hold住個reference最後一兩個月要你隨時ready睇樓又得,整到間屋好似示範單位又得。

    想問吓letting agent 同租客簽的租約,是否都會給業主過目?否則怎麼知道letting agent 有冇食差價?

      The landlord and the agent typically have their own individual lettings terms and conditions agreement. Therefore the landlord commonly would have authorized the agent to sign the tenancy agreement on their behalf. Furthermore, in accordance with UK Common Law, the agent has a responsibility to act in the best interest of the tenant and must exercise due care, refraining from seeking any financial gains without the landlord's knowledge and consent.

    Agent冇protect deposit可以點?我已經搬走左, 佢退唔齊錢俾我. 去查下佢幫我protect deposit 間公司先發覺查唔到, 佢俾我簽果張deposit文件都係假嘅. 我再問佢, 佢就退返錢俾我. 但佢偽造張文件俾我簽扮有放deposit. 我可以點做?可唔可以告佢?業主可能唔知情, 但冇佢聯絡方法

      講到尾咪又係想益啲發展商
      提高出租成本 趕走哂啲小業主
      大發展商有人力物力 可以成棟樓當service apartment 咁出租

      100-200k 嗰啲屋仔
      普遍個狀況都差啲
      向來都係僅維持最基本嘅維護
      然後租俾基層
      呢批最受影響

      未必嘅。£100k-200k集中係中部或北部,可能係租客本身係個佢住開,唔一定係基層。
      就算貴價樓,都有機會遇著衰租客!

      合理估計一般都唔會攞50k 甚至乎100k 去翻新維修
      一般都係用有限嘅資源維持最低要求去出租啦
      如果新例建議嘅內容完全通過
      好可能大量嘅細價樓都會被定義為唔適合出租
      變相又係將100-200k嘅租客
      趕哂去租/買嗰啲平價新樓
      徹低降低呢堆細價樓嘅出租價值
      或者可以話係大幅提升細價樓嘅出租成本
      先唔講呢個草案
      單係之前嘅EPC 要求已經係咁啦
      將一層500-600k嘅屋 由EPC D > C 係咁多錢
      將一層100-200k 嘅屋 由EPC D > C 又係咁多錢
      比例上邊個傷啲?
      我將一間500k嘅屋 由D>C
      可能個樓價可以賣貴10-20k 唔出奇
      因為呢度只係多2%
      但係將一間100k 嘅屋仔 由D>C之後
      層樓有無可能賣貴10-20k?
      呢度講緊加10-20% 我諗可能性唔大吧
      最後呢堆平樓屋仔 好可能唔會升EPC
      然後有可能失去咗出租資格
      變咗得返自住價值

    Immigration has driven up house prices, making it more difficult more many to afford a mortgage deposit. Such trends are set to continue as added demand from overseas arrivals skyrockets. If current levels of immigration continue, the UK will have to build between 15 and 18 more cities the size of Birmingham to house the growing UK population, a population that would be on course to hit between 83 and 87 million by 2046.
    To urgently ease congestion strains and crippling pressure on housing, land, community amenities and the environment, it is essential that the government reduces net immigration to the UK to less than 100,000 per year. As well as helping to ease the housing crisis, this would also protect more of the UK's irreplaceable countryside from being bulldozed and lost forever.

      There are always two sides to a coin. Although immigration does lead to more housing demand, it also contributes to the economy.
      The UK's infrastructure is well developed to cope with growing demand, but there needs to be some form of balance. It is difficult to say exactly how much immigration should be approved per year in order to cope with housing needs given there are so many factors to consider such as birth/death rates, land prices, building costs, average salaries, rents etc

      @@purelivingukpropertyinvest6717 Just been watching country file, they have a shortage of water in the Southeast of England, pumping from rivers is destroying the trout streams and their delicate environment, they need to build more reservoirs to cope with the requirement of the Southeast, they also let out the population will grow to over 75 million within the next 15 years.
      A population increase in a country with below replacement birthrate among the indigenous people can only be done by importing a foreign population.
      This is therefore planned ethnic erasure of the British people.
      A malevolent agenda to replace White with non Whites.
      The evil responsible for this policy of ethnocide needs overthrowing and punished for its crimes.

    想請教關於買apartment自住, 但有2個問題, 個單位leasehold有99年由2009年開始, 將來如我想賣返出去, 我見有D資料話如少過80年銀行好難做mortgage, 有D就話60年, 是否真的較難賣返出去? 另外係外牆物料, 因幾年前有座大廈大火, 之後銀行就要一定睇EWS1先考慮, 我見有些網站話現在有幾間銀行已放寬這個限制, 請問是否屬實?
