    Here are some steps below to get you prepared.
    Step 1: Start gathering a down payment
    One of the most important steps to buying a house for the first time? Figure out your finances. Buying a new home (particularly for the first time) requires a mortgage, where a lender fronts you the money and you pay it back over time. However, in order to get a mortgage, you’ll need some sort of down payment. So how much do you need?
    Ideally a down payment on a mortgage should be 20% of the home’s price to avoid added fees, but if you don’t have that much of a down payment, don’t worry. A mortgage down payment can be as low as 10%, 5%, or even 0% for certain types of mortgages (e.g., VA Loan or a USDA loan).
    Step 2: Check your credit score
    Did you forget to pay off a couple of credit cards? Unfortunately, it’ll affect your credit score.
    In addition to having a down payment, a first-time home buyer will need a decent credit score. Minimum of 620 is best. This three-digit number is a numerical summary of your credit report, a detailed document outlining how well you’ve paid off past debts like for credit cards and college student loans.
    A lender will check your score and report in order to estimate the odds that you will deliver your monthly payment, too.
    In turn, the lender will use this info to decide whether or not to loan you money, as well as how much and at what interest rate. If a lender sees some late payments on your credit cards or other blemishes in your credit report, this can lower your odds of getting a loan with a great interest rate, or perhaps even jeopardize your chances of getting any loan at all.
    Step 3: Get pre-approved for a mortgage ( Most Important)
    Another one of the most important first-time home buyer steps? Seeking pre-approval from a lender for a home loan. This is where you meet with a loan officer. Each mortgage lender will scrutinize your financial background-such as your debt to income ratio and assets-and use this info to determine whether to loan you money, and what size monthly payment you can realistically afford. This will help you target homes in your price range. And that’s good, because a purchase price that’s beyond your financial reach will make you sweat your mortgage payment and puts you at risk of defaulting on your loan.
    As a buyer, just keep in mind that mortgage pre-approval is different from mortgage pre-qualification. Pre-qualify, and you’re undergoing a much simpler process that can give you a ballpark figure of what you can afford to borrow, but with no promise from the lender. Getting pre-approved you’ll have to provide more paperwork, but it’s worth the trouble since it guarantees you're creditworthy and can truly buy a home

    If these homes have such a huge price drop of 50,000-90,000 is that not a red flag indicating how over priced there were to begin with? I mean taking a huge drop like that tells me they were seriously overpriced. I am already reading lots of articles where people are now underwater from buying...

      I thought most people were aware of that the houses were ridiculously overpriced, lived in Florida most of my life I know what this house is were before they went crazy, I'm still looking not buying yet they need to drop a lot more

    About a few years ago, Florida was one of the most affordable place for seniors to retire. Being that houses there were always 50-75% less expensive because Florida is basically swamp land filled with dirt, sand, cement and depending age, building structure such as BRICK built to withstand hurricanes vs WOOD etc. and location due to the extreme heat and severity of hurricanes!! Especially the Hurricanes!! Then you have Alligators... Black Widow Spiders, Snakes... etc. 😖 Now... Flood insurance is extremely high too because of hurricanes. Since the recent storm, some people are heading back up North 😔. Don’t forget... Central USA has other issues as well, such as Tornadoes etc. That’s why the majority of Americans live on the outskirts where it’s a lot safer place to live 🥰

    Good job keeping us well informed Kaleb, your videos are very thorough and professional. I'm a GA native (ATL), and I'm a outdoorsman to heart, I especially enjoy fishing and playing tennis! I'm a retired US combat Veteran (Army/Air Force) and I'm receiving 100% disability from the VA. So like from my previous home that I sold approximately 2 years ago located in Jonesboro GA, I lived there for approximately 7 years, and being that I'm receiving 100% from the VA, I was totally exempted from paying property taxes. I will continue too follow you for any updates regarding homes in FL.. I'm in pursuit of trying to find my last home, per say my retirement home, I'm kind of stuck between GA and Fl, but just reaching out to let you know that I'm keeping my options open! For me, it's all about finding the right shoe that fits, (figure of speech), I'll be keeping my radars on up high, keep up the good work young man and thanks again.

    Those property taxes are based on what that current owner bought the house for, any improvements and possibly homestead exemptions. What the future owner will pay really can’t be forecasted on the current owner. So many are in absolute shock when they get the second years tax bill which is based on their transaction.

      Maybe the price was artificially increased, then pretend to drop by 90K, to lure unsuspecting buyer into believing they are getting a deal..
      What was the original price?

    Hey Kaleb. Was away. Catching up on vids now. 1st home. Nice front elevation. Unique entry, views and floor plan. Dining and primary to the left. Mid living room. Slider to covered lanai and pool👍🏼. Odd layout. Kitchen to the right in the front. Bedrooms cleans. Unique upper closet storage. Bath counters need updating. But clean. Nice size laundry. Primary with sliders to pool. Closet a smidge small. En-suite ok. Prefer a closet over a tub. Birdcage pool 👍🏼. Ok if can deal with the layout. 2nd home nice front elevation. Short entry. Kitchen in front 👎. 1/2 bath 👍🏼. Agreed like the window but the view should not be a kitchen. Pantry ok. Kitchen could be updated. Open concept. Primary ok size. En-suite a little small. Linen Closet good. Didn’t see the clothes closet. Ditch the tub and get a super shower. Covered lanai and add a pool. Agreed. Nice loft. Jack n Jill to 2 beds. Bathroom to service 2 more beds. Laundry usually on same floor with the primary. 3rd home like the elevation but not the color. Front dining with butlers pantry to kitchen. 1/2 bath. Open concept kitchen/dining/living. Large laundry. Primary ok size. En-suite ok. Again ditch the tub for a larger shower and linen closet. Covered paved lanai. Enclosed pool is lovely. Large loft. Jack n Jill 2 beds with nice walk in closets. 3rd bath and bedroom. Nice layout. Great potential. Mild reno. All 3 ok in their own rite. Appreciate the price reductions. Thanks for sharing.

    House #1 - I like the setting, but the kitchen is quite isolated from the dining/living area. House #2 needs landscaping and fencing, but it's good for a large family. House #3 - the mud room and laundry room are great for families with kids. All three were apparently overpriced at first, and it will be interesting to see how much further the prices will drop before they are sold.

    You are spot on with your advice of waiting to buy. The $400k price is still way over priced and you don't even get a fridge. Don't mean to be rude or anything but it's just the truth. I see a lot of foreclosures and forbearances in FL's future.

    Fireplaces in Florida make no sense, take that out.pantries need shelves not racks.
    If they are going to ask for a ton of money the house should reflect it😮

    If your home is damaged due to storms, the insurance company(if you can find one to insure the home) will not repair it.

    Are the prices dropping so dramatically due to the recent ( and to come ) hurricanes, not to mention you can't get any flood insurance in Florida unless you get government sponsored insurance? Cause they prices in New York aren't dropping this much. Maybe 10% .

    She’s going down! People who were buying $450k homes at 2.85% can’t afford them at 6+%… if they could, we’ll they would have been buying $600,000 homes when rates were 2.85.. let’s be real most people buy at the very top of their budget.

    I guess if I had no need , I would wait at least 4 years assuming there's a crash . Real estate crashes and recoveries are slow . Even the 2008 crash , real estate bottomed out in 2011-12 . Also prices were starting to fall around 2006 .

    Wow all beautiful homes in Florida for a cheap cheap price. I’m from California and we can get probably just 2 bathroom only for those price In Florida. My house is a main house of 2002 sq ft. And an ADU attached of 1000sq ft and it’s $1.5 million dollar. I’ll say this much Florida is value for house and California is a disaster of price.

    Hi Kaleb, These Homes are nice, But I liked the First one, without the Swimming Pool. Loved the Kitchen $399,000 is really not to far off. 2nd home, Liked the Kitchen, but they need to replace the front foyer concrete A lot of flaws. Should be asking $340,000. The last one, 💕 that Gorgeous Kitchen With those Dark Expresso Cabinets. Loved the Wooden Stairway, Even though I'm not a Swimming Pool Fan. $549,000-$559,000 Still nice Homes! Great Video 😀❤️📸👍👏😍

    Hey MATT.....just look at 2008 (it's the same crap, with the subprime loan factor)....Over price is not the word, it's down right criminal. But this is our economic reality. Folks gotta have a.good assessment of economic principles...When something don'take sense...DONT PARTICIPATE IN THEIR BUBBLE & BUST ECONOMY.

    No hardwood floors, kitchen way too small, no island, lighting is very bad. All in all not my cup of tea. I just downgraded and my own graded house is twice that size or more. I hate cramp homes. I don’t like the lighting fixtures. The soaking tub is out of style. You need a very large shower with beautiful faucets etc. HOA on single homes. The toilet needs renovating and upgraded no wonder why nobody is buying it. The front yard needs eroding and new grass.
