that is amazing!! congratulations :) . we are actually sponsoring a live webinar next Monday (aug 16th) - 2 couples - one from Cabo the other from Puerto Vallarta to talk about all the inside scoop on what to know before moving there and hacks/tips they learned along the way. if you are interested you can register at thisismodernaging.com/courses/retire-move-to-mexico-webinar/
I was able to finally make it down to PV from Aug 14-28/2021 and see it all for myself including the surrounding towns and interior. It was great to drive through all of these neighborhoods and get a good scouting report. I did and saw so much and it ended up being better than what I expected. My mind is made up and God willing, I will be back for good within 1-2 years max. 🙏🙏🙏
This agent is AWESOME! He knows his shit!!! This was an absolutely informative, precise. Very interesting video to watch. Finally something without some fluff. Just facts. Loved it!!
I love your two videos ! I live in L.A. and have been visiting PV for about 30 years. The last time I stayed at Penthouse of the Dolphins right off the Malecon. When I retire would love to spend much more time there and perhaps purchase a condo. Thanks to Taniel for the great tour. Seems like an awesome guy. Joe In LA
I loved this video. We've been to PV many times but didn't get to experience too many different neighborhoods because we were on foot. Both the agent and client are very personable and easy going. Thanks.
This is my first time watching these two. I didn't care for the lady in the video but this realtor was very knowledgeable and I would like to see more of his videos as I am interested in purchasing a retirement home very soon. Thank you for showing us around! 👍
I was hoping someone else would comment as you. The lady was somewhat negative in her expressions but the realtor was very professional and accommodating.
The Hotel zone is not Vallarta. It could be any city in the U.S. Blech. I hate when some Realtors do that. They think Americans want to live in Modern areas and not in the cobblestones streets of Old Vallarta.
We like El Cerro, which is up the hill from El Centro and the Malecon... slightly biased as we have a house there and do some videos about it. Very local feel with a broad mix of families-- from original owners who have been local for their lifetime, to secret hideaways of expats of all kinds. The hills and views, traditional Vallarta houses, easy access to the beach and dinner /night spots is why we think it so much. ;o)
@@LivingSimplyinMexico Sounds wonderful! Are you in the area that the realtor mentioned that is somewhat safe from hurricanes? I need to go back and listen again, to catch where he said this. I’ll check out your channel! Thanks for sharing!
Hi Thaniel, I’m Michael from Deb Fontana clan, I’ve visited you before. I’m going to visit again in February for a month or so, is there any apartments you might recommend?
No offense, but Puerto Vallarta does have hurricanes. I was there in 2002, when Hurricane Kenna tore up much of the Malecon, which is why the new one was built. In fact, "according to Wikipedia , Hurricane Kenna injured some fifty-two persons in Puerto Vallarta and was the most intense hurricane to ever strike the Pacific west coast of Mexico." There's even videos of it on TH-cam. Other than that, I like your video.
@Taniel Chemsian Yes, you're right on it striking north of PV but it sure did some collateral damage there for sure. Keep up the good work with your videos.
I think he said he moved to Puerto Vallarta in 2003 so he missed Hurricane Kenna by a few months or so .Perhaps their has not been a Hurricane there since ,so maybe that's why he says we have no Hurricanes here .
We have a house in Guadalajara, a few hours from PV, but I would love to buy a little house or land in PV or Nuevo Vallarta someday. Great video with lots of information. Definitely checking out Taniel's website.
These prices are absolutely crazy. Americans are moving out the Mexicans from their on country and then build a wall so they don’t have a place to go. Very sad!
Vancouver/Toronto/Victoria Average house price is one million Canadian.A dilapidated garage on a narrow lot in Toronto sold for $750K It was on the news.
I have been here 3 months. The locals mainly see you as a walking money bag and thats why they are friendly. Going down to the beach you constantly get harassed by sellers that have come up from Chiapas. Food is pretty average. Worse in the tourist restaurants along the waterfront. I get better mexican food in California where I lived on the central coast. If you go to the local cocinas económicas you can get some good and cheap home made food but you have to know spanish. Beaches are filthy right now from the rains and sewage overflow. Overall puerto vallarta is expensive and overrun with gringos and mexican tourists as well as the local scammers trying to sepárate you from your money. I had my fill. No mas. México has much more to offer than this if you can speak the language. Then you will get the cheaper prices, better food, cheaper cost of living. Puerto Vallarta is ok if you're a clueless foreigner first time visitor. Just watch your purse. Every expat I have met has a story of theft, from cars to money to computers.
On the "capital gains" issue, back in 2004, the law stated that the "buyer" had to pay the capital gains, which made it more difficult for another American I knew down there to sell his casa. He ended up having to pay them himself, or a good portion. Is that law still in effect, that you know of?
I think the host is pretty informative, especially being a real estate agent. I feel his guest did not have a good attitude, she was negative and snobbish! I stopped watching video because of her.
Rachel Calzo ya she was a turnoff I agree. I think I heard her right, the first words out of her mouth were “vegans never take breaks” what the hell was that about? I had to back it up to listen to that a second time.
@@TripReviews I’m sure the real estate agent thought she would be a good ride-along for reasons only he knows. If she has had a bad experience with one vegan bad on her as I know several Omnivore individuals that are both good and bad.
@@TripReviews Sorry you felt that I was a turnoff... I said, "Asians (not vegans) never take breaks..." It was a sarcastic joke... I can't please everyone...some people get my sense of humor, others don't. Wishing you the happiest of holidays and a great new year! Please stay safe and healthy.

Great video you two! My wife and I are looking to purchase either a house or condo pretty soon. We are planning a visit (after all this CoVid mess is over) to look at some real estate. We would love to meet with Taniel when we’re there and have him help us with our purchase. Take care you guys!
Great video and he's handsome! what were the rentals you mentioned for around $200 mostly in was it Los Altos? is there a link to find these or other such rentals please?
Not that much cheaper than the states. I was thinking Mexico say 5-6 blocks from the beach or in the mountains would cost less. Ecuador is cheaper. Wow
Really good! Your information is very informative for us. My wife and I were just in Puerto Vallarta a few weeks ago. I wish we would have met Mr. Taniel Chemsian while we were there. Hope to be back again in March or May for sure. We are seriously interested in purchasing a home in Puerto Vallarta. I appreciate your knowledge about real estate in PV and you knowledge about all the legalities. It would be good to meet in March or May! Thank you.

Housing is just as expensive there as many U.S cities....why would say ... a person like me for example...who likes Puerto Vallarta enough to live there but also likes Sante fe New Mexico...why would I assume all the risks of buying in Mexico for the same price or more than I would in New Mexico? I don't see the advantages...one of the major draws of retiring in Mexico is the much lower cost of living...but it seems that Americans have packed up all their problems...like skyrocketing real estate prices...and shipped them to Puerto Vallarta
I want to know about property taxes. Sick of paying nearly $10,000/year here near Seattle and looking for a more relaxed warm place to live with chickens running about.
Hi Mik1248. We would need a bit more information in order to answer that question; such as areas of interest, amenities, age of building, views, etc. If you are interested in renting a property, email me at info@tanielchemsian.com with your Wish List and I can get you in contact with a couple of local rental agents.
You can do a search on Airbnb for Puerto Vallarta...long term you can find an entire house for $900 a month and a 2 bedroom apartment for $480 a month. Of course, some are more expensive...but if you do a search you can find a lot of good deals.
This really does not show you anything as to what is offered. Let's just drive around and point. Defiantly no real showings. Should called it the financial information session.

You Rock Taniel! I am a real estate agent at KW and would love to come work with you!
Gringo Prices! the Mexican Peso has crashed and continues crashing, actual prices will be much lower if you're smart.
A real estate agent told me several years ago that PV had been hit by a hurricane, so be skeptical of what people are telling you.
Hurricanes are less common in PV than texas! Much less the South East US coast.
Typhoons not hurricanes, and very rare because of the counteracting of the pacific northwest cool
Very cool guy and knowledgeable.
Taniel really cares about his clients and wants to make sure they make the right decision and have all the right information...
1 Bed for 125k in the hotel zone? Sounds amazing. Fluvial looks really nice. What are the taxes on a 2br house that you can buy for 200k?
which is about $175!!! per year?! wow.
We pay more than $175 a month in taxes in Calgary Canada(What they pay in a whole year).Calgary is considered an affordable city WOW
