    I wasn't financial free until my 40’s and I’m still in my 40’s, bought my third house already, earn on a monthly through passive income, and got 4 out of 5 goals, just hope it encourages someone that it doesn’t matter if you don’t have any of them right now, you can start TODAY regardless your age INVEST and change your future!       @@georgerobinson2021 I invest across the top markets but not by myself though. I follow the guidelines of *PRISCILLA DIANE AIVAZIAN* . you might have heard of her. I can correctly say she's worth her salt as an investment advisor as her diversification skills is top-notch, I say this because I see that in her results as my portfolio grows by averages of 20 to 3O% every month, unlike I can say for my IRA which has just been trudging along. my portfolio just mirrors what she places and not just on some particular industries of my choosing. she gave me that financial freedom I needed

    I admire the financial independence of people, But you can live better if you work a little more. After watching this I think there are people out there, on the extreme, who plan to die early just to be able to retire early. To each their own but to me, retirement isn't just about not having to work, it's about having the freedom to do whatever you might reasonably want, such as travel, buying things, enjoying life, etc. I don't think I could retire with less than $3m in income-generating investments, maybe $2m at the very minimum. I plan to work until I'm at least 45

      @@MarcelPhilips Having an investment adviser is the best way to go about the market right now, especially for near-retirees, I've been in touch with a coach for a while now mostly cause I lack the depth knowledge and mental fortitude to deal with these recurring market conditions, I netted over $220K during this dip, that made it clear there's more to the market that we avg joes don't know

    I recommend only investing in REITs in a Roth IRA since the dividends are treated as ordinary income.

      depends on your tax bracket. And you only get taxed on dividends if your tax bracket income involves your income exceeding 40k a year.

      @@victordonavon292 You do not pay any taxes for any capitol gains or dividends in a Roth IRA for as long as you dont withdraw from the gains before the 5 yr wait. After that all gains are 100% tax free! And your tax bracket is irrelevant because the contributions are paid with after tax money which is why you can only contribute with taxable income. What's even better with a Roth is that there are also ways to slip money in there tax free!

      @@texanboiii562 basically, you pay taxes before putting money into the ROTH, you don’t have to pay when taking them out when you retire. So let’s say you put in $100,000 and the ROTH did so well it increased to $2,000,000 without you adding to it, you only pay taxes on the $100,000 because you paid before hand.
      So the $1,900,000 is now tax free when you start withdrawing from it 10-40 years later. Which is why it’s advised to start one when you’re young.

    You pay the higher tax rate on REITs because REITs are pass-through trusts. That is to say they don't pay taxes on their income - they pass that income on to their shareholders, who then pay taxes. This avoids the double taxation that occurs with regular corporate stock. But to account for that, you need to receive a better return than the S&P 500 on average. Fortunately there are a number of good REIT choices out there that can do that for you.

      Also Trump's tax changes include a special provision for REIT income called the Section 199A - QBI deduction. QBI (Qualified Business Income) deduction lets you reduce the effective tax rate on some of your REIT income. However some REITs do pay out nonqualifying income. Also some REITs issue dividends that are return of capital. Those have special tax advantages, but you have to be careful because they could just be juicing their returns in the short-term by returning capital instead of investing for the long term.

    In my personal system I take all my profits from my rental property and I invest those profits in a REIT ETF. It's a fairly small amount of money because I only have one rental property but I seems to work well as a small side hustle.

    put simply, if you buy $20,000 worth of REIT stocks, you would expect about $60 a month in yield. In order to replace employment income with REIT income you need to invest over a million dollars.

    REITS are even better for investors from the UK as we can hold them tax tree in the USA and UK through an ISA. They are great for older investors who need a safer, higher rate of dividend.

      This is a very safe approach and one I would recommend to most new REIT investors. The holdings pretty much mirror's my REIT watch list. But the only difference is, Fidelity's research and experts vs my research. Fidelity wins in that case, but great to know that I came up with the list that matched the pros.

    What I did with investing in REITs is that I invested into a company that is mining for minerals, oil and gas. So the Properties that I'm making in dividends is coming from Properties that are rich in natural resources.

      Right but reits have higher taxes, so for example of your paying 45% taxes on your dividends that cuts them in half. So

    Yup done that for awhile. Cashed them out when the "rona" hit. Commercial went to crap. Residential isn't much better. I'll get back in someday, just not anytime soon.

    Put your REITs in a tax advantaged account like a ROTH so your dividends and earnings grow tax free.
    Now is still a great time to buy into equity REITS like FRT and SPG.

      I own O. Known as realty income. Is the best around due to the fact that has devastating monthly dividend payment. Edit: Also this reit owns essentials like dollar general and some pharmacies.

      I wouldn't touch Realty income anymore... Retail stores will be non existence in the future and amazon and online will dominate leaving all those buildings empty. We are already seeing that trend with more and more stores closing along with malls closing.

    I Love REITS, they can give you a diversified exposure to many properties (lowering the risk) whether thats in the commercial, industrial or residential sector without actually having to manage them and still giving you great returns (dividends).

    I use REITs, because I have a hard time dealing with REAL ESTATE. This makes my life easier to work with, but I also know I am paying significant fees and taxes in the end too.

      What do you mean 'too risky'? It is best when you build your own portofolio. Why do you expect to just throw money somewhere and someone to grow it for you to its maximum potential?
      (btw as Aaron said, Realty Income are quite decent)
      REITs shouldnt exceed 20% of your portfolio, and each stock should not exceed 5%. If you follow that rule, and do minimal research (maybe 1 hour?) you will be way ahead.

      TheCoffeeNut711 I have heard it from quite some places: blogs, books, TH-cam videos. I remember I heard it yesterday in one Graham Stephen video.
      It is not something set in stone, it can be 10 or 15%. The idea here is to be diversified so if something bad happens to one sector or one stock it won’t affect you as much. As you can see with the coronavirus, some stocks went down, but others went up.
      Also a great thing I heard from that very same video is to lock your profits every few months and reinvest them somewhere else.
      That way if a company happens to go through a bull run, you can get the profit, but if it goes down it doesn’t hurt you to wait until it recovers and maybe even shoots up.The general idea being not for every stock you buy to be profitable, but to be able to take profit occasionally.
      The only thing you try to avoid is a company bankrupting, but even if it happens, again, it should not affect you too much.

      Alpha Grind no, it is not the best. It is the laziest.
      The best way is to get out yourself, buy the property and rent it yourself (or hire property manager).
      That way the profits are much, much bigger.
      Even in my country, which is not USA by any means, I was able to find a deal with 20% return of the out of pocket money only from the rent. There is also the property going up in value and being able to refinance the loan, which snowballs even more.

    No way would I buy a REIT right now, we still haven't seen the fallout of the store and restaurant closures. It could be a really bad down year for real estate next year (some are already down 50%. I will consider buying the dip next year though!
