I haven't even gotten thru the video and wanted to comment how simplified he explains the information. I wish I could afford to be a student of his as a coach.
After 8:00 he mentions that the dividend is taxable. REIT dividends are non-qualifying, i.e. ordinary dividends. For this reason I have mine in my IRA as I can defer taxes. My investments that pay capital gains or qualifying dividends I tend to put in my taxable accounts to take advantage of the lower tax rates.
Another great video Mr. Harris. Just curious, can a position be held within a REIT under the umbrella of an LLC? And if so, I'm assuming there are unique pros and cons to that approach as well but I don't know. Any insight would be greatly appreciated. Thank you for your great presentations and please keep them coming! Bill Turner
Holding a position I will say can be held within a REIT under the umbrella of an LLC. Because it offers benefits like liability protection/tax advantages, depending on specific situations. I personally consider tax-free investments with hands-off property management. It's more profiting than traditional REIT

What happens if the REIT fails the 75, 75, 90 rule? Is it turned into an ETF, an ordinary company or what?
