    Question: When a couple purchases a home! Could you do a video on mortgage life insurance?

      I probably won't do an entire video. But is usually makes more sense to get term life insurance and if your beneficiaries want to pay off the mortgage and keep the house they can. Thanks for watching

    U know how it takes 1 to buy and 2 to sell if you're married? Whats the loophole for me to sell by myself without my spouse? Is the free trader agreement sufficient?

      The 2 to sell would be if you added your spouse to the deed. But if they are not on deed/title you should be able to sell without them. However, consult an attorney in your state before proceeding.

    Just married July 2022…looking to purchase in the next year or two. Thanks for the advise on getting in the WE mindset. We have been together for 6 years and one of the things we talked about was getting our debt together before we got married. I had way more debt than him. Well I took it serious and paid off most of my debt not including student loans and now he has way more debt than me. I was thinking I would just save for down payment and he can continue paying on his debt, do you think that’s smart or should I use the money I was gonna save to help get rid of his(our 😊) credit card debt?       We had to pay of my husbands IRS debt that he brought into the marriage and then we moved to other financial goals. Looks at all of your(his and yours) debt then make some goals.

    If you’re married and one person is on the mortgage and both names decide to go on the deed can the name be removed from the deed in the future?

      *Not Legal Advice*
      You typically cannot remove anyone without their consent. If they are on the deed, they own the house with you. So typically they will have to agree to remove themselves or you will have to go to court to have a judge decide.

    What is the interspousal transfer deed? We are married and together for 20 years i am not sure what this is or why my husband has to sign it.

      This is usually used in a divorce to give full ownership to of a shared property to one spouse. Check with a lawyer before signing anything to be sure you fully understand what you are signing.

    Say you are currently separated from your spouse, can you purchase a home without any information needed from your significant other? Do they have to be listed on the deed?

      If you can qualify on your own you do not need any information from your spouse. You do not need to add them to the deed. However, ultimately ownership will depend on your state and laws about property purchased during a marriage, so before purchasing you should consult with an attorney. Thanks for watching

    In CA, working with a lender who says for FHA he needs to run my husband’s credit and consider his debt for my FHA loan. Another lender isn’t asking for that for the same loan. Thoughts? We aren’t separated but are choosing to buy a house for now to live in and then turn it into a rental later.

      Are you buying the house together? If so, any lender will need to run each persons credit. If you are not you should be able to purchase on your own, only using your information on the application. If the other lender is not asking now, they may ask later. If you own property together already that might be a red flag since FHA is only for owner occupants.

    Is it ok for my husband to buy a house as single when we are still married?

      Yes, he can. But you may want to be added to the title to have ownership of the home. You can be on title and not on the mortgage. However, even if you are not on the mortgage or title in most states a spouse will have some rights to property aquired during a marriage. @ishakamara1837 Thank you for watching

    If we are only going to use my husband's information to qualify for a home, can we use fha, or does it have to be conventional?

      It doesn't matter you can use either one, even USDA, he may qualify for more with FHA since they allow for a higher DTI ratio. Thanks for watching.

    I hate I missed this! I’ve heard that conventional uses the AVERAGE of your middle score vs FHA which uses the LOWEST of the middle score when there aretwo applicants ,is this true?

      Yes, that's true. Fannie Mae Conventional specifically...I don't think Freddie Mac is doing it yet. But ask the lender before application to be sure.
