    So thankful that we had a great experience with our sellers. They were the 1st owners of the home and were downsizing. We did a rent back for a few weeks and they allowed us to bring our parents to come see the house. They let our kids come and run around. Their agent, who was actually their daughter’s best friend said ours was the best closing they’d experienced. They shared stories of their time raising their family in the house and neighborhood. There were hugs and tears all around. Lol

    I would always take a credit to make the repairs myself or hire a professional of my choosing. Friend got f'd because the homeowner fixed the issue and didn't do a great job.

    I am trying to buy a house in Macon. The inspector found several issues, and the seller agreed to repair or replace most of them. However, my agent is not putting it into my contract. Now that a couple of things have been done, he is telling me that the buyer and her husband cannot agree on whether or not to repair the rest. I told my agent and lender that I will not close on that house until my contract specifically details who is responsible for what repairs. I have already left Texas and reserved an Airbnb for the next month. I am also going to start looking for another house, once I make it back to the area. I am going through Alabama as I type, on my way to Macon 😩🤷🏽

      Never act desperate around sellers and their agents. I bought my first house. I had a similar experience. Seller agreed to some repairs in writing. Seller informed my attorney that he would only do some of the minor repairs. It kept spiraling 🌀. I knew that I would have to put some money into it regardless. I told my attorney to tell the buyer to keep the house. They quickly responded that they would fix everything plus provide the credit that we agreed on. Be willing to keep looking.

    very good videeo and one before listing to do your own maret analysis on your own in a 3-5 mile that includes sold to foreclosed homes. To drive by or see the home can give you a good idea with your realtor or may not see inside but listing will give pictures. READ the abstract fully to see if any easements and shared driveways are potential problems. Thank you

    Just watching your video now. This may be a stupid question but what if you still want to offer lower than what the house is listed as and it comes in appraised for more than list price. what do you do then? I always thought all parties involved knew what the house was appraised for and not to tell the seller or sellers agent exactly what amount me as a buyer was approved for. Thank you for your wealth of info im about to jump into the game as a first time hone buyer 😩😩 pray for me lol.

    Thanks for sharing! Very helpful. May I know what word you said after” what did it appraise for and I would just say __”? Somewhere around 2:28, I know it means just tell the sellers or sellers agent that the property just appraised pretty much the same as the contract price. TIA!

      I think I just said "It appraised" in the video. You can also say "it came in at value" if they ask.

    How would being excited about the owners home affect the client negatively?

    Sometimes the builder and the lender have some type of relationship where the builder owns the lending company or something like that.Do you recommend going through the builder’s lending company?

    What if found another deed to your property, I was told to get a land surveyor because 15 year ago I did obtain a surveyor ,what I should do
